Remedial Sealant in Fullarton
Our applicators work in Fullarton on removing failed, mouldy or leaking sealant and putting it right. Old sealant removed completely, joints prepared properly and every job guaranteed for a year.
- Sealant that came away because the surface wasn’t prepared
- Dark patches showing through the sealant
- Kitchen joints letting water behind the worktop
Why deal with it now?
Another bead over the top will not fix a failed joint. It can’t bond to what’s underneath, so the leak carries on and there’s now more to remove. In a place like Fullarton, small leaks are easy to put off, but water behind a failed seal does the most damage when nobody’s watching.
The cost depends on the amount of work, how hard the old material is to remove and how easy the joints are to reach. You will have a clear quote before any work starts, so you know where you stand.

Remedial sealant in Fullarton
In Fullarton, as anywhere, remedial jobs tend to look alike: over-sealed joints, hidden mould, repeat leaks and split movement joints. We strip each one back and start from scratch. Typical jobs include smears and lumps from a botched reseal and decorators’ caulk around a bath or shower, on leaking tray & enclosure joints, shrunken worktop sealant and mouldy bath & shower sealant.
In and around a place like Fullarton, homes range from older stone-built properties to newer houses. Where a building moves, cracked grout and split sealant are usually the first signs.
All of our work is guaranteed for twelve months, and the guarantee is the same wherever you are.

What remedial sealant looks like in Fullarton
Fullarton is within about 1 mile of the coast. Near the coast, holiday lets and guest houses can see bathrooms used by one guest after another, which wears sealant and grout out faster than in a quiet home. Fullarton has hotels and guest accommodation nearby. As well as homes, we work in hotel bathrooms, where resealing and regrouting can be done room by room.
In the older streets around Irvine Old Parish Church, timber floors under older bathrooms flex, so joints need a sealant that moves with them. If you let a flat or house near Irvine station, failed or mouldy sealant is worth putting right between tenancies, before it turns into a leak.
Fullarton is about 1 mile south-west of Irvine, in North Ayrshire. We carry out remedial sealant for homes and businesses in Fullarton and the surrounding area, as part of our work across North Ayrshire. Fullarton is one of 53 places in North Ayrshire where we work. For nearby work, see our Glasgow page.
Every address in KA12 and KA11 is covered for remedial sealant, from the main roads to the quietest streets. Local streets include Scott Road, High Street and Harbour Road, all of which we cover. Landlord and commercial work in Fullarton
Letting agents often deal with us directly. Send the address, what’s needed and the access arrangements and we will quote.
We work for letting agents and landlords as well as householders. Sealant work between tenants keeps a property looking cared for before the next move-in.
Signs you need remedial sealant in Fullarton
Joint depth matters. A bead bonded on three sides, or laid too thick, can’t flex, and tears at the first real movement. Backing rod or bond-breaker tape prevents it.
Look out for these signs:
- Black mould underneath the bead
- Gaps opening along the back of the worktop
- A shower that leaks however often it’s resealed
- Torn expansion joints
For site and facilities teams at buildings such as Greenwood Academy, washroom and kitchen sealant there needs the same care as at home, and schools and businesses are part of our work as well as homes.
Questions to ask before booking
- How long to leave it before use
- Is VAT in the price?
- Whether they seal over old material or remove it
- How the joint is cleaned and prepared
Looking after it afterwards
After the cure time, these simple habits help:
- Run the fan after every shower
- Clean sealant with mild products only
- Check ceilings under showers for marks
- Don’t point over movement joints
If the joint ever needs renewing, have it cut out, not sealed over. New silicone doesn’t bond to old.
Signs to act on: sealant lifting at the ends, a second bead visible on top of the first, black mould under the silicone, or stains below a bathroom. Each one is worth getting looked at.
What we cannot put right
It helps to know what we cannot do:
- Old mastic in a building from before 2000 that should be checked for asbestos before it’s disturbed
- Movement from fittings that are not supported
- A tray or bath that’s cracked
Not sure which it is? You can drop us a line at info@mrmastic.co.uk and we’ll tell you honestly.
Joints and surfaces we work on
- Botched or over-sealed joints
- Shrunken worktop sealant
- Failed movement joints
- Expansion joints
- Leaking tray & enclosure joints
- Mouldy bath & shower sealant
Can I do it myself?
If you do try it yourself, take your time over the preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it fails, we can still redo it.
Too much sealant is as bad as too little. A thick, smeared bead looks untidy and doesn’t move well, and getting the depth right matters as much as the look.

Common questions in Fullarton
Do you cover smaller places like Fullarton?
Yes, Fullarton is covered. Our work covers the whole of Scotland, and smaller places are part of that. The journey is planned ahead, so it helps to know about access.
Do you work in hotels near Fullarton?
Yes. Hotel and guest-house work is part of what we do. Work can be planned room by room, and out-of-hours working can be arranged.
What if resealing won’t fix my leak?
In that case, we tell you what we have found. You may need a plumber or bathroom fitter.
I’m a tenant. Can you help?
Yes, but check with your landlord or agent first. Many landlords are glad to have it sorted.
What do you need from me for a quote?
Let us know what needs doing and where. We’ll ask anything else we need to know.
Does someone need to be in?
That depends on where the joints are. Inside work needs someone to give us access.
My shower still leaks after a reseal. Can you sort it?
Yes, normally. We check it’s the sealant and not the tray, valve or waste, then strip and reseal the joints.
Will you leave a mess?
No. The area is protected while we work and cleaned up afterwards.
What we do, step by step
When we arrive, we look over the joints with you first, so there are no surprises. Surfaces next to the work are protected before any work begins. The work usually takes a few hours for most joints, depending on how much old sealant has to come out. In smaller Scottish places, parking is normally less of an issue than access and distance. Let us know how to find you and how to reach the joints.
- We look at how the sealant has failed and check for movement or a leak path.
- Every layer of old sealant is cut and cleaned out.
- Next, any mould is treated and the joint dried.
- Moving joints get backing and a flexible sealant to suit.
- Finally we finish the joint and talk you through what we found.
Preparing for the visit
