What bathroom resealing looks like in Bourtreehill
Bourtreehill is close to the coast. Coastal homes, holiday lets and guest houses can see heavy bathroom use in busy months, which wears sealant and grout out faster than in a quiet home. In Scotland, private landlords have to meet the Repairing Standard, which covers keeping fixtures and fittings in a reasonable state of repair. Tired, leaking sealant is worth putting right before a new tenant moves in.
If you let a flat or house near Irvine station, fresh sealant around the bath, shower and sink between tenancies helps a property present well and keeps leaks at bay.

Keeping the joints in good condition
Looking after new joints is easy:
- Never pick at the silicone with a blade
- Squeegee the walls and tray after use
- Do not let bottles sit on the bead
- Keep the fan on for a while after bathing
Treat the new bead gently when you clean: warm soapy water and a soft cloth do the job. Avoid scouring pads and anything sharp, and a nicked bead lets mould in sooner.
Worktop joints fail quietly. Splashes run behind the back edge and soak into the worktop, where it can make the board swell. A reseal in time can save the worktop.
When to call us in Bourtreehill
Silicone needs a clean, dry surface without any grease to stick to. Soap residue, oils and leftover silicone film all get in the way, so a rushed job can start to lift early.
People generally contact us after spotting one of these:
- A joint torn by a bath that flexes
- Black mould in the silicone that will not clean off
- Leaks into the floor or ceiling below
- Failed sealant on the screen profile
Managing a site like Greenwood Academy? Then washroom and kitchen sealant there needs the same care as at home, and schools and businesses are part of our work as well as homes.

Different surfaces, different methods
Kitchen worktops & upstands
Water behind a laminate worktop can make the edge swell. A sound joint along the back edge stops that, as long as the worktop itself is firmly fixed.
Basins & vanity units
Basins take less water than showers, but the joint behind them is splashed every day. Old sealant there often goes black at the corners, so it’s cut out and renewed just like a bath joint.
The process
A visit follows a simple pattern: we check the joints, protect the area around them, do the work and clear up. Most jobs take around two hours for one bath or shower, longer for a whole bathroom. Outdoor work around Bourtreehill depends on the weather, as sealant needs a dry surface, so an outdoor job can move if the forecast changes. Work indoors is not affected.
- We look at every joint first and check for movement or leaks.
- Every trace of the old bead is removed, including the thin smear on the tiles.
- Joints are degreased and any mould is treated.
- With the joint dry, and any bath loaded with water, a single bead of anti-fungal silicone is applied.
- The bead is tooled smooth and you are told the cure time, usually around 24 hours.
Before we arrive
- Mention any tricky access
- For indoor joints, keep the area dry beforehand if you can
- Tell us about any previous sealing or DIY attempts
How to get a quote
Asking for a quote is easy: tell us what needs doing and where, and roughly how big it is. Photos by email help us understand the job, and we will take it from there.
Advice
Should I try it myself first?
Overfilling a joint is a classic DIY mistake. A heavy bead looks messy and copes badly with movement, and getting the depth right matters as much as the look.
The biggest DIY mistake is sealing over old sealant. New silicone will not bond to old, so it peels away and traps moisture behind it. Everything old must be removed first.

Bourtreehill questions
Will you come out to Bourtreehill?
Yes. Bourtreehill is within the area we cover, which takes in towns, villages and rural addresses. Our work covers the whole of Scotland. Just mention lanes, gates or anything else about the route when you book.
Do you work for landlords with property near Irvine station?
Yes, we work for landlords and letting agents. You can email us at info@mrmastic.co.uk with the address and a few details, and we’ll give you a fixed price before work begins.
Will there be a smell?
That depends on the sealant. Some smell for a while, some hardly at all, and any smell fades as they cure.
How much does bathroom resealing cost in Bourtreehill?
The cost depends on the size of the job, access and how much old sealant has to come out. Ask us for a quote.
Are you an approved applicator?
Yes. ARBOMaster is the approved applicator scheme for Arbo sealants, and we are part of it.
Do I have to be there?
Access is agreed with you when the job is booked. Indoors, that normally means someone at home.
Is it worth trying it myself?
You can, for simple jobs. Preparation is everything: all the old sealant out, and a clean, dry joint. If it does not work out, we can redo it.
Can I choose the colour of the sealant?
There’s a choice: clear, white and colours chosen to suit the room. We will talk it through when we quote.
What happens if it’s left?
Bleach and mould sprays may lighten black marks for a while, but where mould is inside the silicone it normally comes back. Cutting it out and resealing with anti-fungal silicone is the fix that lasts. Around Bourtreehill, water from a failed joint in an older stone home can soak into timber and plaster.
We do not show prices on the website, because the cost depends so much on the job itself. For a quick quote, please email us at info@mrmastic.co.uk.

Honest limits
We’ll always be straight with you, so here’s what sealant can’t fix:
- Cracks in the tray itself rather than the joint
- Damage behind the tiles that needs a tiler
