How the visit works

The work is kept neat and contained to the joints we are treating, so you can get on with your day. The job normally takes two to three hours for a typical bath, depending on how much old sealant there is, and we tell you how long to leave it before we go. For a place like Perceton, longer drives are planned in advance. Mention tracks, gates, ferries or anything else about the route.

  1. We look at every joint first and check for movement or leaks.
  2. Every trace of the old bead is removed, including the thin smear on the tiles.
  3. The joint is cleaned, degreased and treated for mould.
  4. When the joint is dry, and a bath has been filled with water, the new silicone goes on.
  5. We tool the bead to a neat finish and give you the cure time, usually around 24 hours.

Bathroom resealing in Perceton

It isn’t only bathrooms. Worktop upstands, sink edges and splashback joints all take splashes every day, and water that gets into the back edge of a worktop can swell the board. We reseal them with a kitchen-suitable silicone, matched to the worktop where it’s on show. We work on basins & vanity units, baths and sinks & splashbacks, and the jobs we see most are a bead that has pulled away from the tiles and smears of silicone across the tiles.

For a place like Perceton, the job is the same as anywhere: old material out, joints cleaned and dried, and a fresh, even finish. The journey and access are simply planned in advance.

Quotes for bathroom resealing in Perceton

We do not publish a price list, because no two jobs are the same. What we look at:

  • Which sealant suits the joint
  • Working hours on commercial sites
  • The amount of work
  • Whether old sealant or filler has to be cut out

What you pay reflects the work, not a rough estimate. That is why we ask a few questions first and agree the price before starting.

Helping us quote

When you contact us, it’s useful to know:

  • Photos by email, if that’s easy
  • What the problem is, such as mould, gaps, leaks or cracking
  • Whether it has been sealed before
  • Where the property is

Need a quote? Please send an email to info@mrmastic.co.uk with a few details. We’ll explain what we’d do and give you a clear quote before any work starts.

Aftercare tips

Once the sealant has cured, a few habits help it last:

  • Dry worktop joints after washing up
  • Keep scourers and sharp tools away from the bead
  • Keep the fan on for a while after bathing
  • Wait for the cure time we give you

Mould needs damp, so keep the room aired. Use the fan, or open a window, while you bathe and for a while afterwards, so the silicone gets a chance to dry.

Worktop joints fail quietly. Splashes run behind the back edge and soak into the worktop, where it can make the board swell. Resealing before that happens protects the worktop.

Questions from Perceton

Will you come out to Perceton?

Yes, smaller places are covered as well as towns. Our work covers the whole of Scotland. Just mention lanes, gates or anything else about the route when you book.

Can you do bathroom resealing in Perceton?

Yes. We work across all of Scotland, and Perceton is part of that. Just drop us a line at info@mrmastic.co.uk with a few details of the job, and we will send you a clear quote.

Can I add another job to the visit?

Of course. Combining jobs makes good use of the visit, so mention them when you ask for a quote.

Can you reseal around my kitchen sink and worktop?

Yes, often alongside a bathroom. Next to the sink we use a food-safe product where it’s needed.

Do you remove the old sealant?

Yes. We cut out all the old sealant and clean the joint before applying anything new.

Do I need to be at home?

It depends on the job. For work indoors, someone needs to let us in, while outside work can sometimes be arranged differently.

Can tenants book the work?

We’re happy to deal with the tenant, landlord or agent. Get your landlord’s agreement first.

Is it messy?

No. We protect the surfaces around the joints, and we tidy up before we go.

DIY sealant or a professional job?

If you’ve already had a go yourself, that is fine. We cut it out and start again.

Sealing over old silicone is the commonest DIY error. Silicone does not stick to old silicone, so it peels away and traps moisture behind it. Everything old must be removed first.

Honest limits

Honest advice matters more to us than a booking, so here’s what new sealant will not do:

  • A cracked shower tray or bath (that needs repair or replacement)
  • Water coming from the plumbing rather than the joint
  • Tiles that have come away from the wall

If you’re not sure, just email us at info@mrmastic.co.uk and we’ll give you a straight answer before booking.

Bathroom resealing in Perceton: local notes

Scotland’s water is generally soft, so sealant and grout see less limescale than in much of England. Mould is another matter: a bathroom that stays damp still turns sealant and grout black. Private landlords in Scotland must be registered and meet the Repairing Standard, which covers keeping fixtures and fittings in a reasonable state of repair. Tired, leaking sealant is worth putting right before a new tenant moves in.

If you look after a building such as Irvine Royal Academy, we reseal washrooms and kitchens in schools and businesses as well as homes. If you let a flat or house near Irvine station, fresh sealant around the bath, shower and sink between tenancies helps a property present well and keeps leaks at bay.

Do you need bathroom resealing in Perceton?

Silicone needs a clean, dry surface without any grease to stick to. Soap residue, oils and leftover silicone film all get in the way, so a rushed job can start to lift early.

Look out for any of the following:

  • Lumpy, uneven sealant from a DIY attempt
  • Gaps between the worktop and the wall
  • A reseal done over the top of the old bead
  • Failed sealant on the screen profile

Homes close to Old Parish Church include some older properties, and timber floors under older bathrooms flex, so joints need a sealant that moves with them.

What your quote should include

  • Are they insured?
  • What the quote includes, VAT included or not
  • How much experience the applicator has
  • Is the old sealant removed completely?
