How we handle bathroom resealing in Strathwhillan

Sealant is the soft line between a bath, shower or worktop and the wall. When it splits, shrinks or turns black, water gets behind it into walls, panels and floors. Every trace of the old sealant is taken out and replaced with anti-fungal sanitary silicone. If you’re dealing with damp behind the bath or under the tray and smears of silicone across the tiles, we can help.

For a place like Strathwhillan, the job is the same as anywhere: everything old is cut out, the joints are cleaned and dried, and new sealant or grout goes in. The journey and access are simply planned in advance.

The work is covered for a year after we finish. If anything is not right with it, email us at info@mrmastic.co.uk.

Your questions about bathroom resealing in Strathwhillan

Do you take on hotel work around Strathwhillan?

Yes, we work for hotels as well as homes and businesses. Rooms can be done a few at a time, so the building stays open.

Can you do bathroom resealing in Strathwhillan?

Yes. We work across all of Scotland, and Strathwhillan is part of that. Just email us at info@mrmastic.co.uk with a few details of the job, and we’ll give you a clear quote.

Will there be a smell?

That depends on the sealant. Some products have a noticeable smell, others very little, and any smell fades as they cure.

How long will the resealing take?

A single bath or shower takes about a couple of hours, including cutting out the old sealant. A whole bathroom plus the kitchen may take most of the day.

What sealant do you use?

The product depends on the job: sanitary silicone where it gets wet, and sealants suited to movement or weather elsewhere. We use products from Arbo and Everbuild.

Where is Mr Mastic based?

We are a Crawley-based firm, with over 20 years’ experience. Our area covers South East England, London and Scotland.

Can you just seal over the old silicone?

No. Sealing over the top looks fine for a few weeks, then lifts, because silicone doesn’t bond to silicone. We remove the old bead completely before resealing.

Do I have to be there?

That depends on where the joints are. Inside work needs someone to give us access, while outside work can sometimes be arranged differently.

What happens on the day

Once we’re on site, we compare the joints with what we discussed. If we find something unexpected, we talk it through with you first. After that, the work takes two to three hours for a typical bath, depending on how much old sealant there is. Somewhere like Strathwhillan may be a longer drive, and the journey is planned ahead. Tell us about tracks, gates, a ferry crossing or anything unusual about getting there.

  1. First, each joint is checked for movement and signs of water.
  2. Every trace of the old bead is removed, including the thin smear on the tiles.
  3. The joint is cleaned, degreased and treated for mould.
  4. When the joint is dry, and a bath has been filled with water, the new silicone goes on.
  5. We tool the bead to a neat finish and give you the cure time, usually around 24 hours.

Before we arrive

  • Mention any parking rules near the property
  • Tell us about any water getting in
  • Plan for the work area to be out of bounds to pets and children

Why act early in Strathwhillan

Running new silicone over the old joint can look tidy for a few weeks, but it will not bond. It lifts, traps water and grows mould behind it. Exposed walls in smaller Scottish places take a lot of wind and rain, and once water gets behind a failed joint, damp in stone or harled walls is slow to dry out.

Homes and businesses are quoted the same way: the amount of work, the access and the products needed, along with when we can work on site. Call for a quick quote and we will explain what it covers.

Why us?

  • A choice of colours where the product allows
  • Anti-fungal sanitary silicone in wet areas
  • Rated 4.9 stars on Google
  • ARBOMaster approved applicator

Should I try it myself first?

A DIY attempt does not rule out a professional job. We remove it and do the joint properly.

A careful DIYer can reseal a simple joint, such as a straightforward joint indoors. The common mistakes are sealing over old sealant, sealing a damp joint and using far too much.

What affects the cost of bathroom resealing

The quote reflects the job in front of us. We look at:

  • Whether there’s mould to deal with
  • How easy the joints are to reach
  • The size of the job
  • The number of rooms or windows

Rather than a set price list, we price the job in front of us: the amount of work, the old material and the access. The price is agreed before we begin.

What to tell us for a quote

Photos by email are helpful but not essential. Try to tell us:

  • The rough size of the job
  • Photos by email, if that is easy
  • Where the property is
  • Any access issues, like height or stairs

Every job is quoted individually, so start by telling us what you need. Simply send an email to info@mrmastic.co.uk and describe the job, and photos are welcome.

Do you need bathroom resealing in Strathwhillan?

Not every tube in the shop is meant for a shower. Acrylic caulk and general-purpose sealants aren’t designed for a joint that is wet every day, so they crack, discolour or grow mould quickly. Wet areas call for a sanitary silicone with an anti-fungal additive.

Keep an eye out for any of the following:

  • New sealant laid over old sealant that is now lifting
  • Leaks into the floor or ceiling below
  • Lumpy, uneven sealant from a DIY attempt
  • Water escaping at the shower enclosure

Homes close to Roman Catholic Church include some older properties, and bathrooms in older houses have often been refitted more than once, with sealant laid over sealant.

Questions to ask before you book

  • What product goes in the joint
  • Who does the work, and how experienced they are
  • How the joint is cleaned and prepared
  • Whether all the old sealant comes out first

When something else is needed

It helps to know what we can’t do too:

  • Damage behind the tiles that needs a tiler
  • Failed grout lines across the wall
  • Cracks in the tray itself rather than the joint

If in doubt, drop us a line at info@mrmastic.co.uk and we will say what we think.
