DIY sealant or a professional job?
Not every job suits DIY: high-level joints, fire-rated gaps, external movement joints and big jobs need the right product, the right access and the right method.
Some sealant jobs are within reach of a careful DIYer, like a short, easy-to-reach joint indoors. Where it goes wrong is sealing over the old bead, working on a wet joint or overloading the gap.
Bathroom resealing in Cordon, done properly
A bead that has gone black, split or come away is worth sorting before it lets water through. A photo of the joints helps when you drop us a line at info@mrmastic.co.uk, and you will get a clear quote before any work starts. Typical jobs include a reseal done over the top of the old bead and damp behind the bath or under the tray, across basins & vanity units, wet rooms and baths.
For a place like Cordon, the job is the same as anywhere: everything old is cut out, the joints are cleaned and dried, and new sealant or grout goes in. We just plan the journey and access beforehand.
Our work is backed for twelve months.

What happens if it’s left?
You do not need a new bathroom because the sealant looks bad. Replacing the joint is normally all it takes. If something else is wrong, we’ll tell you. Out of town in Scotland, exposed walls take a lot of weather, and once water gets behind a failed joint, damp in stone or harled walls is slow to dry out.
Some things make a job bigger or smaller: how much old sealant there is and how stubborn it is, any mould to treat, and whether the work is at height. We take all of that into account in your quote.

The process
You don’t need to clear the whole room or building, only the area right around the joints. Everything nearby is protected, and the job takes half a day or less for one room, longer when the kitchen is included for a typical job. Somewhere like Cordon may be a longer drive, and the journey is planned ahead. Mention tracks, gates, ferries or anything else about the route.
- We look at every joint first and check for movement or leaks.
- Every trace of the old bead is removed, including the thin smear on the tiles.
- The joint is cleaned, degreased and treated for mould.
- With the joint dry, and any bath loaded with water, a single bead of anti-fungal silicone is applied.
- The bead is tooled smooth and you are told the cure time, normally around 24 hours.

Advice
FAQs for Cordon
Is bathroom resealing in Cordon guaranteed?
All our work, in Cordon and everywhere else, comes with a 12-month guarantee. We’re fully insured, and an ARBOMaster approved applicator.
Will you come out to Cordon?
Yes. Cordon is within the area we cover, which takes in towns, villages and rural addresses. Our work covers the whole of Scotland. Just mention lanes, gates or anything else about the route when you book.
What information do you need?
Where the job is, what the problem is and roughly how big it is. Photos by email help too.
Should I try DIY first?
That depends on the joint. Work at height, movement joints, fire-rated gaps and large areas are best left to a professional, while a short indoor joint may be within reach.
Do I need to be at home?
We need access to the joints, so we will agree that with you when we book. Indoors, that normally means someone at home.
Will the old sealant be removed?
Yes. All of the old material is cut out and the joint cleaned before applying anything new.
My sealant has gone black. Can you sort it?
Yes, we replace the mouldy bead. Sprays can fade the marks, but cutting it out and resealing is what lasts. Airing the room well helps stop it returning.
Can you do several jobs on one visit?
Of course. Doing several areas at once is generally more efficient, so mention them when you ask for a quote.
Looking after it afterwards
Simple care keeps the joints in good condition. We recommend:
- Wipe the sealant dry after showering
- Keep an eye on the corners, where splits start
- Open a window or run the fan so the room dries
- Wait for the cure time we give you
Treat the new bead gently when you clean: warm soapy water and a soft cloth do the job. Scourers and blades can nick the surface, because a damaged bead gives mould a foothold.
A few black dots in the silicone soon become a black line. Once it’s deep in the silicone, cleaning normally will not remove it. Catching it early keeps it a simple reseal.
What affects the cost of bathroom resealing
Some jobs are bigger than they look, and some smaller. What affects the quote:
- Whether there’s mould to deal with
- Which sealant suits the joint
- The number of rooms or windows
- Whether the work is at height
Rather than a set price list, we look at what your job involves: how many joints, what’s in them now and how we reach them. You will know the price before we begin.
Helping us quote
When you contact us, it’s useful to know:
- The type of property
- Whether it has been sealed before
- The problem you’ve noticed
- Pictures of the joints, sent by email
If you are in Cordon and need bathroom resealing, send an email to info@mrmastic.co.uk. A short description of the job and where it is helps us quote, and you will get a clear quote before any work starts.

What else we do in Cordon
Surface by surface
Basins & vanity units
Basins take less water than showers, but the joint behind them is splashed every day. Old sealant there often goes black at the corners, and we treat it exactly as we would a bath.
Sinks & splashbacks
The edge of an inset sink is a common place for water to get under the worktop. Where the sealant around the visible edge has failed, we renew it.
When it is not the sealant
We will always be straight with you, so here’s what new sealant won’t do:
- A tray that rocks until it’s re-bedded
- Leaks from a shower valve, waste or pipework (a plumber’s job)
- Loose or hollow tiles, or failed tanking behind them
If in doubt, drop us a line at info@mrmastic.co.uk and we will say what we think.
What we seal
- Sinks & splashbacks
- Baths
- Wet rooms
- Basins & vanity units
- Kitchen worktops & upstands
- Shower trays & enclosures
Cordon homes and their sealant
Cordon is close to the coast. Near the coast, holiday lets and guest houses can see bathrooms used by one guest after another, and sealant and grout that work that hard wear out sooner. In Scotland, private landlords have to meet the Repairing Standard, which includes keeping fixtures and fittings in reasonable repair. Failed sealant around a bath or shower is worth sorting between tenancies.
Managing a site like Arran High School? Then washroom and kitchen sealant there needs the same care as at home, and schools and businesses are part of our work as well as homes. For an older house near a landmark such as Lamlash and Kilbride Parish Church, older homes can move a little, which is hard on rigid grout and tired sealant.
