How we handle new build mastic in Cordon

Across Cordon, we work for both new-home owners and the builders handing those homes over. One shower or a whole phase of plots, the method does not change: cut out, clean, prime where needed and reseal neatly. If you’re dealing with leaking shower tray seals in a new home and untidy sealant flagged on a snagging list, we can help.

Timber frame is common in newer Scottish homes, and it settles over the first years, which shows as gaps at skirtings and floor joints. In older homes, timber floors move through the year too.

You get a 12-month guarantee, the same in Cordon as everywhere else we work.

What new build mastic looks like in Cordon

Cordon is close to the coast. Plot mastic on new homes near the coast takes more weather than it would inland, so it’s worth checking at snagging. Timber frame is common in newer Scottish homes, so skirting and sealant joints can open up as the building settles.

In and around Cordon, as anywhere, good new build mastic starts with a clean, dry, properly prepared joint.

Honest limits

To be straight with you, some problems need a different trade:

  • Leaking fittings rather than failed sealant
  • Baths and trays that move too much for sealant to cope with
  • Damaged fittings that need replacing

If you’re not sure, just drop us a line at info@mrmastic.co.uk and we will give you a straight answer.

For landlords and businesses

Businesses can book us for washrooms, kitchens, offices and more. On commercial sites, working times can be discussed when we quote.

Failed sealant is one of the commonest items on a check-out report. Several properties can be quoted together.

Why act early in Cordon

Small cosmetic gaps can wait for the house to settle, but water getting through cannot. If you are unsure which you have, email us at info@mrmastic.co.uk with pictures. In a place like Cordon, small leaks are easy to put off, but water through a failed joint keeps working away until it’s fixed.

Commercial jobs are quoted on the same basis as homes: the amount of work, how we reach it and what it needs. Call for a quick quote and we will go through it with you.

Signs you need new build mastic in Cordon

Not every new-build joint gets the right sealant: decorators’ caulk in a wet area, or a stiff sealant where there’s movement. Neither lasts long.

Keep an eye out for any of the following:

  • Kitchen sealant that has pulled off the wall
  • Skirting joints opening in the first winter
  • Internal frame sealant that has split
  • Beads laid onto grit and dust from the build

Whether the job is in Cordon itself or nearby, the right material for each joint matters as much as a neat finish.

Questions to ask before booking

  • Whether VAT is included
  • What product goes in the joint
  • Who turns up on the day
  • Which colour the sealant will be

Choosing a sealant specialist

What happens on the day

Once we are on site, we compare the joints with what we discussed. If we find something unexpected, we talk it through with you first. Most jobs then take a few hours in a single home. Somewhere like Cordon may be a longer drive, and the journey is planned ahead. Mention tracks, gates, ferries or anything else about the route.

  1. We start by agreeing which joints are on the list, from the snagging sheet or plot schedule.
  2. The old bead comes out in full, with no layer left behind.
  3. We clean off dust from the build and prime the surfaces where the product needs it.
  4. A sealant chosen for each area goes in and is tooled smooth.
  5. Each area is checked and left with its cure time.

Before we arrive

Advice

How to look after the new joints

Good habits help new joints last longer. Our tips:

  • Do not wait for the house to settle if water is getting through
  • Check bath and shower seals every few months as the house settles
  • Report sealant problems to your builder during the snagging period
  • Wait for the cure time before using a resealed shower

Keep the bathroom ventilated, especially in the first year. Run the fan or open a window after bathing so moisture doesn’t sit on the sealant.

A seal that splits early is often a sign of movement. Have it resealed, and the tray or bath checked, before it gets worse.

FAQs for Cordon

Do you cover smaller places like Cordon?

Yes, smaller places are covered as well as towns. Our work covers the whole of Scotland. Let us know about access, parking and anything unusual about getting there when you book.

Can you do new build mastic in Cordon?

Yes, Cordon is within the area we cover. We work across all of Scotland. You can drop us a line at info@mrmastic.co.uk and let us know what needs doing.

How long does new build mastic take?

Most jobs take a few hours for most snagging lists, longer for a run of plots. Your quote will say how long we expect yours to take.

Do the sealants smell?

There can be a smell while the sealant cures, which fades as it sets. Opening a window helps.

I rent my home. Can I book you?

Yes, though it’s best to check with your landlord first. Landlords are often happy for the work to be arranged.

Do you use white or clear sealant?

That depends on what the joint meets: white or clear in most bathrooms, and a colour to suit worktops, frames and floors elsewhere. We agree the colour before work begins.

Can you do several jobs on one visit?

Of course. Doing several areas at once is usually more efficient.

Are you ARBOMaster approved?

Yes. We hold ARBOMaster approved applicator status, and we are fully insured.

Can I do it myself?

What a professional job adds is preparation and the right product. Joints are cleaned back to sound surfaces and dried, and the sealant is matched to the joint and its conditions.

If you’ve already had a go yourself, that is fine. We cut it out and start again, so tell us about it when you ask for a quote.
