About our new build mastic in Lamlash

Some owners wait for the first year’s movement before having joints redone. That makes sense for small gaps that are just cosmetic, but a failed shower or bath seal shouldn’t wait. If you have messy sealant that spoils new finishes and skirting joints opening in the first winter, we can put it right.

Timber frame is common in newer Scottish homes, and it settles over the first years, so skirting and floor joints can open up. Older stone-built homes, meanwhile, often have timber floors that move with the seasons.

There’s a 12-month guarantee on every job, whatever its size.

What sealant work can’t fix

We’d rather tell you now than do work that won’t last, so here’s what sealant cannot put right:

  • Disputes or warranty claims with your builder
  • Movement caused by a poorly fitted tray or bath
  • Broken tiles or a split tray

If you’re not sure, just send an email to info@mrmastic.co.uk and we’ll give you a straight answer before booking.

Surfaces we seal

Leave it or put it right?

For developers, getting the sealant right first time saves return visits. Snagging visits for failed sealant cost time on every plot, and they’re avoidable with good preparation. Out of town in Scotland, exposed walls take a lot of weather, and once water gets behind a failed joint, damp in stone or harled walls is slow to dry out.

Doing several joints on one visit normally makes better use of the time than several visits, so it’s worth mentioning everything you’d like done. We will give you a clear quote for the lot.

Surface by surface

Windows and doors

A draught at a new window can be a missed or failed joint. We check and reseal the frame edges.

Bathrooms and en suites

Baths, showers, basins and trays in new bathrooms are the most common new-build reseal. We cut out the failed bead, clean and prime, and reseal with anti-fungal sanitary silicone.

How it works

At the end, we look at the finished work together and tell you how long to leave it. The visit itself normally takes a few hours in a single home, depending on the size of the job. Outside jobs in Lamlash need a dry day, because sealant will not bond to a wet joint, so external jobs may need to move if the day turns wet. Indoor work goes ahead whatever the weather.

  1. Each joint is checked for movement before work begins.
  2. We remove the failed sealant and clean the joints.
  3. Joints are dried and primed where the product calls for it.
  4. Baths are filled with water, then the new sealant is applied.
  5. The finished joints are checked and the cure times given.

Getting ready for the visit

  • Mention any leaks or damp you’ve noticed

Advice

FAQs for Lamlash

Is new build mastic in Lamlash guaranteed?

All our work, in Lamlash and everywhere else, comes with a 12-month guarantee. We are fully insured, and an ARBOMaster approved applicator.

Do you cover Lamlash for new build mastic?

Yes, Lamlash is within the area we cover. We work across all of Scotland. Just drop us a line at info@mrmastic.co.uk with a few details of the job, and we will give you a clear quote.

Is it worth trying it myself?

Sometimes. The key is preparation: remove all the old material and work on a clean, dry joint. We can always put it right if it fails.

Can you reseal over the builder’s sealant?

No. Sealing over old sealant looks fine for a few weeks, then lifts. We remove every bit of the old bead before resealing.

Can you quote for more than one area?

Yes. Several rooms, windows or areas can go on one quote.

Do you work for developers?

Yes. We carry out plot mastic and second-fix sealing for builders and developers. Send the schedule and any specification and we will give you a quote.

Is it normal for sealant to crack in a new home?

Lots of new homes see sealant crack early, because the house is drying and settling. Poor preparation at handover adds to it.

Are you insured?

Yes. We’re fully insured.

New homes and floors in Lamlash

Lamlash is close to the coast. Plot mastic on new homes near the coast takes more weather than it would inland, so any gaps are best picked up early. The west of Scotland is wetter than the east, which means plot mastic and the sealant in new homes has to cope with a lot of rain.

In and around Lamlash, as anywhere, good new build mastic starts with a clean, dry, properly prepared joint.

Should I try it myself first?

If you’ve already had a go yourself, that’s fine. We cut it out and start again.

Not every job suits DIY: work at height, external movement joints, fire-rated sealant and large areas call for the right materials, safe access and experience.

Common problems we fix in Lamlash

Fresh sealant can be knocked or cut by trades finishing off. A bead disturbed before it has cured may never seal properly.

Most people get in touch after spotting something like this:

  • Internal frame sealant that has split
  • Sealant applied over dusty or wet surfaces
  • Shower seals failing in the first year or two
  • Worktop and upstand sealant coming away

Whether the job is in Lamlash itself or nearby, the right material for each joint matters as much as a neat finish.
