How the job changes by surface

Concrete floor joints

Hard wheels break down the edges of open joints. Sealing them supports the edges and stops debris collecting.

Skirting boards

Skirting gaps are one of the most common floor joints we seal. The old caulk is removed first.

Floor joint sealing in Lamlash, done properly

A threshold joint has to cope with feet, movement and sometimes water. We seal them with a flexible sealant suited to the floor finishes either side so the joint stays neat. If you’re dealing with chipped and open joints in warehouse floors and skirting that has pulled away from the floor, we can help.

For a place like Lamlash, the journey and access are planned in advance. Outdoor plot mastic needs dry weather, but indoor floor and skirting joints can be sealed whatever the forecast.

The work is guaranteed for twelve months. If something is not right with it in that time, tell us and we’ll put it right.

Why it’s worth doing now in Lamlash

Waiting until the next redecoration can mean a winter of draughts and dirt in the gaps. It’s a quick job to seal them now for most homes. In an older home around Lamlash, damp from a failed joint can get into timber and plaster.

The cost depends on the size of the job, how hard the old material is to remove and how easy the joints are to reach. We give a clear quote before we start.

Why book with us

  • A sealant colour to suit the surroundings
  • Domestic, commercial and hotel work
  • Anti-fungal sanitary silicone in wet areas
  • White, clear, grey or another colour, product permitting

How the visit works

On the day, there’s very little for you to do. Point us to the joints and we’ll get on with it. The work itself takes a morning or an afternoon for most homes. Outside jobs in Lamlash need a dry day, because sealant won’t bond to a wet joint, so external jobs may need to move if the day turns wet. Work indoors isn’t affected.

  1. The room is cleared along the joints so we can reach them.
  2. Old material is removed from the joint.
  3. We clean and dry the edges of the joint.
  4. A flexible sealant suited to the floor is applied.
  5. We check the joints and explain the aftercare.

Before we arrive

  • Try not to wet indoor joints just before the visit
  • On commercial sites, let us know about site rules
  • Mention any leaks or damp you’ve noticed

Advice

Looking after it afterwards

Simple care keeps the joints in good condition. We recommend:

  • Check the sealant is paintable before decorating
  • Look at floor joints each spring
  • Cone off fresh joints until they’re ready
  • Sweep along the edges of the floor

Follow the cure time before walking on or cleaning the joint. Feet are normally fine before mopping or wheeled traffic, and we will tell you both.

Sealing a gap while it’s small is a quick job. Ignored, they fill with dirt and open further.

What we are called out for in Lamlash

An open floor joint fills with dirt and water. In kitchens and bathrooms, mop water gets into the gap and can reach the subfloor.

The problems people usually mention when they call include:

  • Caulk that has cracked where the floor moves
  • Tiled floors with no room to move
  • Gaps opening between the floor and skirting
  • Concrete floor joints that have broken down

Schools such as Arran High School are buildings too, and floor joints in corridors, halls and entrances take heavy wear and need resealing before the edges break up.

What to look for in a quote

  • How much experience the applicator has
  • Whether VAT is included
  • What the cure time is
  • Whether they’re fully insured

Floor joint sealing in Lamlash: local notes

Across North Ayrshire, floors range from older suspended timber floors to concrete slabs in newer homes and commercial units, and they don’t all move the same way. That is why the skirting and threshold joints need a flexible seal. Many new homes in Scotland are timber-framed, so skirting and sealant joints can open up as the building settles.

Around Lamlash, as everywhere, floor joint sealing is only as good as the preparation behind it.

What sealant work cannot fix

In fairness, some problems need a different trade:

  • Tiles that have lifted or broken
  • Subfloor problems that need a flooring contractor
  • Cracked or broken concrete slabs

DIY sealant or a professional job?

Sealing over old silicone is the commonest DIY error. New silicone won’t bond to old, so it lifts and traps water and mould underneath. Everything old must be removed first.

Too much sealant is as bad as too little. A heavy bead looks messy and copes badly with movement, and the joint depth matters as much as the finish.

FAQs for Lamlash

Is Lamlash within the area you cover?

Yes, we do. We work across all of Scotland, and smaller places are part of that. The journey is planned ahead, so it helps to know about access.

Is Lamlash in your area for floor joint sealing?

Yes. We work across all of Scotland, and Lamlash is part of that. You can send an email to info@mrmastic.co.uk and tell us what needs doing, and we will give you a clear quote.

Will you leave a mess?

Very little: the area around the joints is protected first, and we clear up the old sealant and our materials before we leave.

I’m a tenant. Can you help?

We can work for tenants, landlords or agents. Get your landlord’s agreement first.

Why has a gap opened under my skirting?

Floors and walls move a little with the seasons, and new floors settle. We close it with a flexible sealant that moves with the floor.

Will there be a smell?

Some sealants have a smell while they cure. Opening a window helps.

Can I choose the sealant colour?

Normally, yes. Sealants come in white, clear, grey and other colours for many products, and we agree the colour with you before work begins.

What sealant do you use?

Products from Arbo and Everbuild, among others, picked for each joint. We will tell you what we’re using and why.
