External mastic for homes and businesses in Cordon
A movement joint is a deliberate break that lets a wall expand and contract. The sealant in it has to stretch and squeeze for years, and when it fails, the wall takes the strain and water finds a way in. We work on façade panels, brickwork movement joints and render & cladding joints, and common reasons people get in touch are joints with sealant missing in places and cracked joints where brick meets render or frames.
Older stone buildings need a sealant that suits the stone, not an acetoxy product that can mark or attack it. Newer houses need their movement joints and roofline trims kept sound.
You get a one-year guarantee, the same in Cordon as everywhere else we work.

Do you need external mastic in Cordon?
Poor preparation causes many early failures: dusty or wet faces, no primer where one was needed, or old sealant left in. The new sealant then lets go long before it should.
If you can see any of these, it’s time to have the joints looked at:
- Failed sealant between panels on a façade
- Sealant pulling away from one side of the joint
- Movement joints filled with mortar instead of sealant
- Movement joints with cracked, split or missing sealant
If you live in an older home near Lamlash and Kilbride Parish Church, old and new materials meet at the roofline and walls, which is where sealant earns its keep.
Questions to ask before you book
- How much experience the applicator has
- Which colour the sealant will be
- Is VAT in the price?
- Is the old sealant removed completely?
For landlords and businesses
We work for landlords and agents as well as homeowners. Resealing between tenancies keeps a property looking cared for before the next move-in.
Letting agents often deal with us directly. Send the address, what’s needed and the access arrangements.
What happens on the day
When we arrive, we start by going over the job with you, so you know exactly what we are doing. Surfaces next to the work are protected before any work starts. The work normally takes anything from a few hours to several days, depending on the building. Somewhere like Cordon may be a longer drive, and the journey is planned ahead. Tell us about tracks, gates, a ferry crossing or anything unusual about getting there.
- First we look over the joints with you, agree which to renew and talk through access.
- The old mastic and anything lodged in the joint is removed.
- Both sides are cleaned back to sound material and primed if needed.
- Closed-cell backing rod is fitted to set the depth and stop three-sided bonding.
- We gun in a flexible exterior sealant in a colour that suits the wall and tool it neatly.
Before we arrive
- Where the joints are inside, avoid wetting them before we arrive
- Let us know if you’ve seen damp or leaks
- Tell us if parking is tricky

Advice
What happens if it’s left?
Sealing over the top of old mastic doesn’t hold for long. New sealant doesn’t bond well to old, weathered sealant, so we always take the old sealant out. Around Cordon, water from a failed joint in an older stone home can soak into timber and plaster, which is a far bigger job than the sealant.
Doing several joints on one visit is normally more efficient than separate visits. You’ll get one clear quote for the whole job.

What else we do in Cordon
Different surfaces, different methods
Joints between dissimilar materials
Where a frame or panel meets masonry, water often finds a way in. The old joint is removed and a sealant that bonds to both sides goes in.
Render joints
Render is weaker at the surface than brick, so a sealant that stretches easily protects the edges. Priming is done where the sealant calls for it.
Keeping the joints in good condition
How long the joints last depends on use and care. We suggest:
- Keep high-pressure jets off the joints
- Look over the joints every year, ideally after winter
- Check the sealant is paintable before painting near it
- Show decorators and builders where the movement joints are
Keep pressure washers away from the sealant. A strong jet can damage the edges of the bead and let water in behind.
Water getting behind cladding or render can go unnoticed for a long time. By the time there’s a damp patch, the damage can be well established so early resealing is worth it.
Can I do it myself?
Not every job suits DIY: work at height, external movement joints, fire-rated sealant and large areas need the right product, the right access and the right method.
If you’re set on DIY, put the effort into preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it does not work out, we can still put it right.
Cordon: your questions answered
Do you cover Cordon for external mastic?
Yes, Cordon is within the area we cover. We work across all of Scotland. Just drop us a line at info@mrmastic.co.uk with a few details of the job, and we’ll give you a clear quote.
Is Cordon within the area you cover?
Yes, we do. We work across all of Scotland, from towns to the smallest places. Longer journeys are simply planned in advance.
Do the sealants smell?
It depends on the product. Some products have a noticeable smell, others very little, and any smell fades as they cure.
Can new sealant go over the old?
No. Fresh sealant doesn’t stick to old sealant, and it traps any mould or water underneath. It all has to come out first.
What sealant do you use?
We choose the sealant for the joint, not the other way round. Movement, water and weather all affect the choice, and we’ll tell you what we’re using.
Will you leave a mess?
Not at all. The area is protected while we work and cleaned up afterwards.
When will the joints need doing again?
It varies from wall to wall: sunny, exposed elevations and busy joints wear faster. Check them each year and reseal when they split or harden. Our work comes with a one-year guarantee.
Can I add another job to the visit?
Yes, and it often makes sense. Doing several areas at once is normally more efficient.
External mastic in Cordon: local notes
Cordon is within about 1 mile of the coast, where wind-driven rain is a fact of life and, nearer the shore, so is salt air. Both are hard on movement joints and outside wall joints, which can dry out and crack sooner where a building faces the weather. Under the Repairing Standard, private landlords in Scotland have to keep homes wind and watertight, and failed outside joints work against that.
If you look after a building such as Arran High School, movement joints, cladding joints and gutters on larger buildings need the same care as a house’s.
