Common problems we fix in Pien

Silicone does not last for ever. Every shower, every splash and every wipe with a cleaner take their toll over the years, so its life depends on how the room is used, cleaned and aired.

Common reasons people contact us are:

  • Gaps where the bath or tray has moved
  • Cracked, shrunken or lifting silicone
  • A messy, uneven bead from a previous reseal
  • New sealant laid over old sealant that is now lifting

Around Pien, as everywhere, bathroom resealing is only as good as the preparation behind it.

Choosing a sealant specialist

Bathroom resealing in Pien

The secret of a lasting bead is the preparation. The old sealant is removed to the last smear, after which the joint is degreased and any mould treated. Only once it’s dry does the new bead go on. If you have water getting behind the kitchen upstand and gaps where the bath or tray has moved, we can help.

In and around a place like Pien, homes range from older stone-built properties to newer houses. Where a building moves, cracked grout and split sealant are normally the first signs.

You get a one-year guarantee, the same in Pien as everywhere else we work.

Honest limits

Some problems need a builder, plumber or other trade rather than us:

  • Damage behind the tiles that needs a tiler
  • A cracked shower tray or bath (that needs repair or replacement)
  • Water coming from the plumbing rather than the joint

If in doubt, drop us a line at info@mrmastic.co.uk and we’ll say what we think before booking.

Surfaces we seal

  • Kitchen worktops & upstands
  • Sinks & splashbacks
  • Basins & vanity units
  • Shower trays & enclosures
  • Baths
  • Wet rooms

Aftercare tips

Looking after new joints is easy:

  • Use gentle cleaners on the silicone
  • Do not let bottles sit on the bead
  • Run the extractor fan during and after every shower
  • Dry the bead with a towel now and then

Give the silicone time to cure before it gets wet, which is usually around 24 hours. After that, a quick wipe after showering helps keep it clean.

Small signs come before a leak: lifting ends, gaps, dark shadows under the bead or a stain downstairs. Any of these means the joint needs attention.

Different surfaces, different methods

Shower trays & enclosures

A tray that rocks will split any sealant. Movement is checked before anything is resealed, and if the tray needs refixing, we’ll say so.

Baths

Baths move more than any other fitting, so it’s filled with water before the bead goes on. That way the joint is laid with the bath at its heaviest and isn’t torn the first time it’s used.

How we quote for bathroom resealing

Call for a quick quote. The main things that affect it are:

  • Working hours on commercial sites
  • The number of rooms or windows
  • Whether there’s mould to deal with
  • The size of the job

Instead of a standard rate, we price the job in front of us: how many joints, what’s in them now and how we reach them. The price is agreed before we begin.

Asking for a quote

Photos help, but a description is a good start. Please mention:

  • Photos by email, if that’s easy
  • If it’s domestic, commercial or a hotel
  • Access, such as stairs, a lift or height
  • Where the job is, and your postcode

Quotes start with a quick conversation. Describe the problem, the location and the size of the job, and we will talk you through what we’d do. Whenever you are ready, drop us a line at info@mrmastic.co.uk.

Questions from Pien

What guarantee comes with bathroom resealing in Pien?

Every job comes with our one-year guarantee, wherever it is. We’re fully insured, and an ARBOMaster approved applicator.

Do you cover smaller places like Pien?

Yes. Pien is within the area we cover, which takes in towns, villages and rural addresses. Our work covers the whole of Scotland. Let us know about access, parking and anything unusual about getting there when you book.

My sealant has gone black. Can you sort it?

Yes. Mould inside the bead rarely cleans out for good, so the bead comes out, the joint is treated and new anti-fungal silicone goes in.

Can you do several jobs on one visit?

Yes. Tell us about everything you’d like done and we’ll quote it together.

Do you do commercial work?

Yes. We have worked for hotels, offices and other businesses.

Can you reseal around my kitchen sink and worktop?

Yes, often alongside a bathroom. Next to the sink we use a food-safe product where it’s needed.

Do I need to be at home?

We need access to the joints, so we will agree that with you when we book. For inside work, that normally means someone being in.

How do I get a quote for bathroom resealing in Pien?

Size, access and the old material all affect the cost. Ask us for a quote.

Landlords, agents and businesses in Pien

Letting agents often deal with us directly. Tell us the address, the job and how access works.

Mouldy or split sealant often shows up at the end of a tenancy, and it’s quick to put right between tenancies. Several properties can go on one quote.

The process

When we arrive, we start by going over the job with you. Surfaces next to the work are protected before work begins. Most jobs take half a day or less for one room, longer when the kitchen is included. In smaller Scottish places, parking is generally less of an issue than access and distance. Tell us how to find the property and how to reach the work, and the visit is planned around that.

  1. We cover the area around the joints we are working on.
  2. Old sealant is sliced away and the residue removed.
  3. Mould is treated, then the joint is left to dry thoroughly.
  4. Any bath is filled with water, then we lay a bead of anti-fungal silicone in white, clear or a matching colour.
  5. We finish the joint, clear up and tell you how long to leave it before it gets wet.

Getting ready for the visit

  • Mention any sign-in or site rules at work premises
  • Tell us about any previous sealing or DIY attempts
  • Try not to wet indoor joints just before the visit

Advice

What bathroom resealing looks like in Pien

Pien is close to the coast. Near the coast, holiday lets and guest houses can see bathrooms used by one guest after another, and sealant and grout that work that hard wear out sooner. Scottish Water supplies are generally soft, so limescale is less of a problem than in hard-water areas. Mould is another matter: a bathroom that stays damp still turns sealant and grout black.

Homes close to St Molios Church include some older properties, and bathrooms in older houses have often been refitted more than once, with sealant laid over sealant.

Pien is about 22 miles west of Saltcoats, in North Ayrshire. We carry out bathroom resealing for homeowners, landlords and businesses in Pien and nearby. Our area takes in 53 places across North Ayrshire, from the larger towns to small villages. Our Glasgow page covers work nearby.

All of KA27 is covered for bathroom resealing. If you’re just outside Pien, we cover Shiskine (1 mile south-west), Birchburn (1 mile south-west), Torbeg (1 mile south-west), North Feorline (1 mile south-west) and Blackwaterfoot (2 miles south-west). If you are somewhere remote, the job takes a little more planning, so mention it when you ask for a quote.
