Window Mastic in Strathwhillan
Mastic around window and door frames, sills and patio doors for homes and businesses in Strathwhillan and across North Ayrshire. ARBOMaster approved applicators, fully insured, with a 12-month guarantee.
- Water coming in at the bottom corners of a door
- Cracked internal joints between frame and plaster
- Old mastic that has gone black or come away
How we handle window mastic in Strathwhillan
Every window and door frame has a gap around it, and mastic is what closes it. Once that seal fails, wind and rain find the gap. Our applicators cut it out and replace it with a flexible, weatherproof sealant. Common call-outs are for water coming in at the bottom corners of a door and black, perished sealant on frames, on composite doors, patio & French doors and timber windows & doors.
Many older Scottish homes still have timber windows set into stone walls. Those suit a traditional sand mastic or a neutral-cure sealant, not an acetoxy silicone that can attack some stone.
Big or small, you get the same 12-month guarantee.

How to look after the new joints
So the new joints stay in good condition:
- Wipe condensation off the frames
- Keep drainage slots and sill grooves clear
- Keep jet washers away from the mastic
- Clean frames with a soft cloth and soapy water
Try not to touch the new joint while it cures, following the cure time we give you. Do not point a pressure washer at the joints.
A failed joint lets water into the wall a little at a time. Often the first sign is a damp patch inside or flaking paint on the reveal. Early resealing stops it reaching that point.
Surface by surface
Composite doors
An exposed front door gets wind-driven rain, and the top and bottom corners tend to fail first. Those corners get the most care.
Window sills
Stone and concrete sills have their own joints, and the joint under the frame can let rain run behind. We seal those with a sealant suited to masonry.
Leave it or put it right?
Working on frames from a ladder with a sealant gun is not easy, especially on upper floors. We cut out properly, back deep gaps and tool every joint neatly, using a product chosen for the frame and wall. Exposed walls in smaller Scottish places take a lot of wind and rain, and damp in stone or harled walls takes a long time to dry once water gets behind a joint.
Commercial jobs are quoted on the same basis as homes: how much there is to do, how we reach it and what it needs, plus any working-time requirements on site. Ask us for a quote and we’ll go through it with you.

Strathwhillan: your questions answered
Is Strathwhillan within the area you cover?
Yes, smaller places are covered as well as towns. Our work covers the whole of Scotland. Let us know about access, parking and anything unusual about getting there when you book.
Is window mastic in a coastal place like Strathwhillan any different?
Coastal homes put outside sealant through more weather than inland ones, so the choice of sealant and the preparation matter even more. Walls facing the sea are normally the first to need attention.
Is there any odour?
Sometimes, a little. It fades as the sealant cures, and ventilation helps.
Where is Mr Mastic based?
Mr Mastic is based in Crawley. We cover Strathwhillan and the rest of North Ayrshire, along with the rest of our area.
How long does it take to reseal the windows on a house?
Allow anything from an hour or two to a full day, depending on how many frames there are. Access and how stubborn the old mastic is affect the time most.
What do you need from me for a quote?
Only a few details: where it is, what you’ve noticed and how we reach it. Then send an email to info@mrmastic.co.uk.
Will resealing my frames help with draughts?
If the draught is coming in around the frame, yes. If it’s through the window’s own seals or a hinge, that is a different fix, and we’ll say so.
Do you do commercial work?
Yes. Hotels, offices and other businesses use us, and we’re fully insured.
Landlords, agents and businesses in Strathwhillan
From a single let to a portfolio, the work is the same standard: old sealant fully removed, joints prepared properly and a one-year guarantee.
Water getting past a failed joint can damage the building, which is a bigger problem in a rented property. Keeping joints in good order is simple maintenance that we can handle for you.
What we’re called out for in Strathwhillan
Older frames were often sealed with products that set hard. Once it’s rigid, every bit of frame movement pulls at it, leaving a hairline gap down one side.
It’s worth asking for a quote if you see:
- Damp patches on the reveal after heavy rain
- Hard, cracked sealant around windows
- Black, perished sealant on frames
- Draughts coming in around windows and doors
In and around Strathwhillan, as anywhere, good window mastic starts with a clean, dry, properly prepared joint.
Questions to ask before you book

- Whether you can choose the colour
- What guarantee comes with the work

Window mastic in Strathwhillan: local notes
Strathwhillan is within about 1 mile of the coast, where wind-driven rain is a fact of life and, nearer the shore, so is salt air. Both are hard on the mastic around window and door frames, which can dry out and crack sooner where a building faces the weather. Private landlords in Scotland must meet the Repairing Standard, which includes keeping a home wind and watertight, and sound outside sealant is part of that.
For an older house near a landmark such as Roman Catholic Church, the windows may be timber, sash or later replacements, and each needs the right sealant against the wall.

What happens on the day
We work through the job in order: protect, prepare, seal, tidy. Typically it takes a few hours for a handful of frames, longer for a whole house and we leave things clean and tidy. Outdoor work around Strathwhillan depends on the weather, as sealant needs a dry surface, so external jobs may need to move if the day turns wet. Work indoors is not affected.
- We start by checking each window and door with you.
- Next the failed sealant is cut away and the joint cleaned.
- We fit backing rod in deep gaps so the sealant is the right depth.
- New exterior sealant goes on in a matching colour and is tooled smooth.
- We clear up and check every joint is fully closed.
Before we arrive
- Keep children and pets away from the work area
- For indoor joints, keep the area dry beforehand if you can
- Mention any tricky access

When it is not the sealant
It helps to know what we cannot do:
- Draughts through the window seals rather than the frame
- Damp problems in the wall away from the window
- Misting between the panes of a double-glazed unit (that needs a new unit)
