About our commercial sealant in Strathwhillan
In showers and washrooms we use anti-fungal sanitary silicone, with a food-safe sealant by kitchen sinks where needed. Products include Arbo and Everbuild sealants, applied by ARBOMaster approved applicators. We are often asked to deal with mouldy washroom sealant that staff and guests notice and repeated reseals that don’t last, on retail & leisure sites, hotel bathrooms and rental portfolios.
In a smaller place like Strathwhillan, commercial jobs are more likely to be a hotel, guest house, school, surgery or community hall than an office block. Each needs sound sealant in its washrooms and kitchens, and fire-rated joints kept in good order.
All our work is covered by our 12-month guarantee, wherever you are in North Ayrshire.

Surface by surface
Welfare facilities
Staff welfare areas are needed every shift. Work can be split into sections so part of the facilities stays in use.
Office washrooms & kitchens
A row of basins on a vanity top has a long joint that collects water. It’s cut out, cleaned and resealed in one neat line.
What happens on the day
You don’t need to clear the whole room or building before we come, only the area right around the joints. Everything nearby is protected, and the job takes a few hours per room, so whole buildings are phased for a typical job. Outdoor work around Strathwhillan depends on the weather, as sealant needs a dry surface, so an outdoor job can move if the forecast changes. Indoor work goes ahead whatever the weather.
- We agree a programme with you: which rooms, in what order, at what times.
- We go through your site’s paperwork needs, such as RAMS, before work begins.
- In each room, the old bead comes out and the joint is cleaned and treated.
- We reseal with the right product for each joint.
- Each finished area is checked with you and given a cure time.

Advice
Keeping the joints in good condition
A little care helps the new joints last. Our advice:
- Don’t leave a failed joint until the next refurbishment
- Pass on the cure time to whoever cleans the rooms
- Encourage users to squeegee shower walls
- Ask cleaners to go gently on the silicone
Keep the extraction running and maintained. Where a room has no window, the fan is what dries it out, and mould comes back faster without it.
Mould in shared washrooms gets noticed and talked about. The longer it’s left, the deeper it grows into the silicone, so the fix is replacement.
DIY versus a professional finish
A DIY attempt doesn’t rule out a professional job. We remove it and do the joint properly.
What a professional job adds is preparation and the right product. We take joints back to clean, dry surfaces, and the sealant is matched to the joint and its conditions, then guaranteed for a year.
When it is not the sealant
Before booking, it’s worth knowing the limits too:
- A shower tray, bath or basin that’s cracked or broken
- Fire risk assessments or certification
- Leaking pipework, valves or wastes (a plumber’s job)
If in doubt, drop us a line at info@mrmastic.co.uk and we will say what we think before you book.

What happens if it’s left?
Sealing over the old bead can seem the fastest option, but silicone does not bond to silicone, so it lifts. Doing it properly once is less disruptive than doing it badly twice. In a place like Strathwhillan, small leaks are easy to put off, but water through a failed joint keeps working away until it’s fixed.
We don’t show prices on the website, because each job is priced on what it involves. For a quick quote, please drop us a line at info@mrmastic.co.uk.
