How we handle bathroom resealing in Greenhills

A reseal only lasts if the joint is properly prepared. The old sealant is removed to the last smear, then the joint is cleaned, degreased and treated for mould. Only once it’s dry does the new bead go on. We’re often asked to deal with two layers of silicone, both failing and water escaping at the shower enclosure, across sinks & splashbacks, baths and shower trays & enclosures.

Bathrooms in smaller places like Greenhills work just as hard as those in the cities. Generally soft Scottish water means less limescale, but steam still lets mould into sealant and grout.

There’s a 12-month guarantee on every job, whatever its size.

The process

There isn’t much for you to do on the day. Point us to the joints and we will get on with it. The job generally takes a morning or an afternoon for most single baths and showers. For a place like Greenhills, longer drives are planned in advance. Tell us about tracks, gates, a ferry crossing or anything unusual about getting there.

  1. We protect the area and cut out all of the old sealant.
  2. Next, the joint is cleaned and any mould is treated.
  3. We let it dry fully and fill the bath with water before sealing.
  4. We apply anti-fungal sanitary silicone in one even bead and tool it neatly.
  5. We tidy up and give you the cure time, generally around 24 hours.

Preparing for the visit

  • Keep pets and children clear of the area while we work
  • Clear items away from the joints we’re working on
  • Try not to wet indoor joints just before the visit

Greenhills questions

Do you cover Greenhills for bathroom resealing?

Yes, Greenhills is within the area we cover. Our work covers the whole of Scotland. You can drop us a line at info@mrmastic.co.uk and let us know what needs doing.

Can you help a landlord with a rental near Dunlop station?

Yes, landlords and agents are among the people we work for, and several properties can be quoted together. You can send an email to info@mrmastic.co.uk with the details for a clear quote.

Are you ARBOMaster approved?

Yes. We are approved under the ARBOMaster scheme, which is run for the Arbo sealant brand.

Can you quote for more than one area?

Of course. Doing several areas at once is usually more efficient.

What information do you need?

A short description and the location. We will ask anything else we need to know.

How long before the new sealant can get wet?

Around 24 hours is typical, and we confirm the time for the product used. Using it sooner can damage the bead.

Do I need to be at home?

That depends on where the joints are. Inside work needs someone to give us access, while outside work can sometimes be arranged differently.

What colours of sealant can you use?

There’s a choice: white, clear and colours to suit tiles and worktops. We can help you pick when we quote.

Can I do it myself?

If you’ve already had a go yourself, that is fine. We cut it out and start again, so tell us about it when you ask for a quote.

Some jobs are best left to a professional: work at height, external movement joints, fire-rated sealant and large areas call for the right materials, safe access and experience.

Do you need bathroom resealing in Greenhills?

Older sealant shrinks and hardens. Along worktops it tends to pull back from the wall, leaving a thin gap where water and food collect. Heat from the hob and strong sprays speed it along.

Keep an eye out for any of the following:

  • Failed sealant on the screen profile
  • Lumpy, uneven sealant from a DIY attempt
  • Water getting behind the bath panel
  • Splits where the tray meets the wall

If you let a flat or house near Dunlop station, a reseal between tenants is a quick way to make the bathroom and kitchen look cared for.

10 questions to ask before you book

What affects the quote in Greenhills

For a quick quote, just ask. What matters most is:

  • Whether there’s mould to deal with
  • The product the joint needs
  • Working hours on commercial sites
  • How much there is to do

We don’t show prices on the website, because each job is priced on what it involves. For a quick quote, please send an email to info@mrmastic.co.uk and we’ll talk you through it.

What to tell us for a quote

Before you ask for a quote, have a think about:

  • What’s wrong with the joints now
  • Access, such as stairs, a lift or height
  • A few photos by email, if you can
  • Whether it’s a home or a business

It all starts with a short chat. Describe the problem, the location and the size of the job, and we will explain how we’d tackle it. Whenever you are ready, send an email to info@mrmastic.co.uk.

Bathroom resealing around Greenhills

Scottish Water supplies are generally soft, so limescale is less of a problem than in hard-water areas. But mould still grows into sealant and grout in a room that doesn’t dry out. In Scotland, private landlords have to meet the Repairing Standard, which includes keeping fixtures and fittings in reasonable repair. Failed sealant around a bath or shower is worth sorting between tenancies.

Around Greenhills, as everywhere, bathroom resealing is only as good as the preparation behind it.

Looking after it afterwards

Good habits help new joints last longer. A few tips:

  • Don’t let bottles sit on the bead
  • Keep scourers and sharp tools away from the bead
  • Squeegee the walls and tray after use
  • Keep the fan on for a while after bathing

Keep bottles and razors off the sealant line, because they trap water against the silicone. A quick squeegee after showering keeps water from sitting on the joint.

Each shower pushes a little more water through a failed joint. Left alone, it soaks into the floor, the wall behind the tiles or the ceiling below. Resealing early stops it.

Landlord and commercial work in Greenhills

Water getting past a failed joint can damage the building, which matters even more when someone else lives there. Keeping joints in good order is simple maintenance.

Hotels need rooms back in use, so the work can be planned room by room. Hotel work is part of what we do, alongside homes and businesses.

How the job changes by surface

Basins & vanity units

Basin joints are short and close to eye level: so we keep the line tidy and even, in white, clear or a colour to suit.

Kitchen worktops & upstands

Worktop joints get wet and wiped every day. The new bead is colour-matched where it shows.
