Sand mastic in Cordon

How we handle sand mastic in Cordon

If your home is listed or in a conservation area, check with your local planning authority if consent is needed before window work. Like-for-like sand mastic is often the preferred finish. Common call-outs are for a silicone bead on a sash window that spoils the look and cement or filler used on old window joints that has cracked, across sash and case windows, tenement windows and timber door frames.

Many older Scottish homes still have timber windows set into stone walls. The sealant has to suit the stone, which rules out acetoxy silicones that can mark or attack it.

The work is covered for a year after we finish. If anything isn’t right with it, email us at info@mrmastic.co.uk.

How we quote for sand mastic

Your quote is based on your job. We take into account:

  • Any mould that needs treating
  • Whether old sealant or filler has to be cut out
  • The number of rooms or windows
  • Whether the work is at height

We do not show prices on the website, because the cost depends so much on the job itself. Call for a quick quote and we’ll talk you through it.

Helping us quote

Photos by email are helpful but not essential. Try to tell us:

  • How we’d reach the joints
  • Pictures of the joints, sent by email
  • The rough size of the job
  • What the problem is, such as mould, gaps, leaks or cracking

To get a quote, email us at info@mrmastic.co.uk with the location and a short description of the problem. We will give you a clear price before any work starts.

What happens on the day

A visit follows a simple pattern: we check the joints, protect the area around them, carry out the job and tidy away. It usually takes a few hours per window, depending on the condition of the joints. Around Cordon, distance and access matter more than parking. Tell us how to find the property and how to reach the work, and the visit is planned around that.

  1. We check the window surrounds and agree which joints need renewing.
  2. Old, loose mastic is raked out and the joint cleaned.
  3. Deep voids are packed so the mastic is the right thickness.
  4. The mastic is mixed, pressed into the joint by hand and shaped.
  5. We dress the surface so it sits neatly against the masonry.

How to prepare

  • Clear items away from the joints we’re working on
  • Mention any parking rules near the property
  • Mention if the joints have been sealed before

Advice

Questions from Cordon

Does the coastal weather in Cordon affect outside sealant?

Near the sea, outside joints face more wind, rain and salt than they would inland, so preparation and the right sealant matter all the more. Walls facing the sea are usually the first to need attention.

Is Cordon within the area you cover?

Yes. Cordon is within the area we cover, which takes in towns, villages and rural addresses. We work across all of Scotland. Let us know about access, parking and anything unusual about getting there when you book.

Do I need to be at home?

We need access to the joints, so we will agree that with you when we book. For inside work, that normally means someone being in.

Can you seal over the old sealant?

No. New silicone won’t bond to old silicone, and anything trapped underneath, including mould and water, stays there. It all has to come out first.

Can landlords and businesses book you?

Yes. We work for householders, landlords, letting agents, businesses and hotels in Cordon.

Can I add another job to the visit?

Yes, we can. More than one area can go on one quote.

Which is right for my windows, sand mastic or modern sealant?

We will help you decide. Period homes often look best with sand mastic and newer frames suit modern sealant.

Is the work guaranteed?

Every job comes with our 12-month guarantee.

Sand mastic in Cordon: local notes

Cordon is within about 1 mile of the coast, where wind-driven rain is a fact of life and, nearer the shore, so is salt air. Both are hard on the mastic around older windows and doors, which can dry out and crack sooner where a building faces the weather. Under the Repairing Standard, private landlords in Scotland have to keep homes wind and watertight, and failed outside joints work against that.

If you look after a building such as Arran High School, the mastic around its windows and doors needs looking after like any other building’s.

Cordon is about 16 miles south-west of Saltcoats, in North Ayrshire. Across the KA27 area, we can carry out sand mastic at your property. 53 places in North Ayrshire are on our list. Glasgow is on our list too, around 40 miles away.

We work across KA27 for sand mastic. You will find streets such as Monamore Place, McKelvie Road and Glencraig Place, all of which we cover. When it is not the sealant

New sealant cannot fix everything, and we’d rather say so up front. Sealant will not put right:

  • Broken panes
  • Planning or listed building consent (your local planning authority decides)
  • Sash cords, weights and draught-proofing of the sashes

Not sure which it is? You can drop us a line at info@mrmastic.co.uk and we’ll tell you honestly before you book.

Joints and surfaces we work on

  • Period & listed homes
  • Stone surrounds
  • Timber door frames
  • Tenement windows
  • Sash and case windows
  • Brick reveals

Can I do it myself?

What a professional job adds is preparation and the right product. Joints are cleaned back to sound surfaces and dried, and the sealant is chosen for how the joint moves and where it is, and the work is guaranteed for a year.

Too much sealant is as bad as too little. A heavy bead looks messy and copes badly with movement, and getting the depth right matters as much as the look.

When to call us in Cordon

Paint, silicone or cement used over old mastic causes problems. They don’t move with the timber, and they normally need raking out.

Keep an eye out for any of the following:

  • Cement or filler used on old window joints that has cracked
  • Mastic worn away on windows facing the weather
  • Mastic dropping out of the joint
  • Gaps round a timber door in stone or brick

In the older streets around Lamlash and Kilbride Parish Church, frames set in older brick or stone need a sealant that suits the wall as well as the frame.

What your quote should include

  • What guarantee comes with the work
  • What insurance they hold
  • How much experience the applicator has
  • Which sealant they’ll use, and why

What the job involves on each surface

Period and listed homes

Many older homes were built with sand mastic round the windows. On listed buildings, check with your planning authority first.

Sash and case windows

Most of our sand mastic work is on sash windows. Each joint round the box is raked out and renewed.

Leave it or put it right?

Gaps round a sash window let in rain and draughts. Water can get to the frame and the masonry, so dealing with it now protects both. When the nearest tradesperson is a drive away, it’s tempting to leave a small leak, but water through a failed joint keeps working away until it’s fixed.

Doing several joints on one visit usually makes better use of the time than several visits. We’ll send you a clear quote for the lot.
