Mastic and sealant across PA28

How bathroom resealing works in PA28

Resealing is a small job that makes a big difference. Mouldy silicone makes even a new bathroom look neglected, and a clean white or clear joint fixes it quickly. It also seals the gaps that let water behind the bath. We work on kitchen worktops & upstands, shower trays & enclosures and wet rooms, and people most often call us about water getting behind the kitchen upstand and lumpy, uneven sealant from a DIY attempt.

Once we’re on site, we compare the joints with what we discussed. If anything is different, we explain it before carrying on. After that, the work takes two to three hours for a typical bath, depending on how much old sealant there is.

  1. First the area is protected and every bit of old sealant removed.
  2. We clean and degrease the joint and treat any mould.
  3. We let it dry fully and fill the bath with water before sealing.
  4. A single bead of anti-fungal sanitary silicone is applied and tooled smooth.
  5. We clear away and tell you when it can get wet, generally after around 24 hours.

What you’ll pay

The cost depends on the size of the job, how hard the old material is to remove and access to the work. We give a clear quote before we start, so you know where you stand.

Bathroom resealing across PA28: local notes

From Campbeltown, Askomill and Kilkerran to its smaller places, homes across PA28 have bathrooms and kitchens of every age. Family bathrooms, rented flats and hotel en suites all need their sealant and grout renewing in time.

Scotland has its own building regulations, and homes here bring their own details: harled walls, sash and case windows and, in the larger towns and cities, tenements. PA28 is part of the area we cover across Scotland. PA28 includes coastal places, where outside joints face more wind, rain and salt than they would inland. Joints on seaward walls tend to fail first.

Campbeltown: Around Campbeltown, as everywhere, bathroom resealing is only as good as the preparation behind it. If you live in an older home near Longrow Church and Hall, timber floors under older bathrooms flex, so joints need a sealant that moves with them.

Why it fails

Sealant laid on a damp, dusty or greasy joint never bonds properly. Soap residue, oils and leftover silicone film all get in the way, so a rushed job can start to lift early.

Signs it’s time to call us include:

  • Gaps between the worktop and the wall
  • Black mould in the silicone that won’t clean off
  • Leaks into the floor or ceiling below
  • A reseal done over the top of the old bead

What affects the cost of bathroom resealing

For a quick quote, just ask. What matters most is:

  • Any mould that needs treating
  • The old material and how stubborn it is
  • Working hours on commercial sites
  • Which sealant suits the joint

What you pay reflects the work, not guesswork. That is why we ask about the job first and agree the price before starting.

Helping us quote

When you contact us, these details help:

  • How we’d reach the joints
  • Pictures of the joints, sent by email
  • Any previous sealing or DIY work
  • The problem you’ve noticed

The more we know about the job, the more useful the quote. Tell us where the job is, what’s wrong and how much there is, and add pictures by email if you can.

Leave it or put it right?

A quick bead over the top of the old one might look better for a while, but it will not bond. It lifts, traps water and grows mould behind it, and the next reseal means two layers to cut out.

What your quote should include

  • Who does the work, and how experienced they are
  • Are they insured?
  • Whether VAT is included
  • How the colour is chosen

Can I do it myself?

If you are set on DIY, put the effort into preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it fails, we can still redo it.

Not every job suits DIY: high-level joints, fire-rated gaps, external movement joints and big jobs call for the right materials, safe access and experience.

Surface by surface

Shower trays & enclosures

There are usually two jobs in a shower: the tray-to-wall joint and the enclosure joints. Both take water every day, so each is cut out and renewed with anti-fungal sanitary silicone.

Sinks & splashbacks

Water getting under the rim of an inset sink can soak the worktop. We reseal the visible edge of the sink where it has failed.

Questions from PA28

What sealant do you use?

Products from Arbo and Everbuild, among others, chosen to suit the joint. We explain the product when we quote.

Can new silicone go straight over the old?

No, never. Sealing over the top looks fine for a few weeks, then lifts. Every trace of the old bead is removed first.

Should I try DIY first?

Sometimes. The key is preparation: remove all the old material and work on a clean, dry joint. We can always put it right if it fails.

Can you reseal around my kitchen sink and worktop?

Yes. We reseal worktop upstands, sinks and splashbacks, in a kitchen-suitable sealant, matched to the worktop where it’s on show.

Are you insured?

Yes. We’re fully insured, with over 20 years’ experience in sealant work.

What does bathroom resealing cost?

Size, access and the old material all affect the cost. Ask us for a quote and we’ll talk you through it.

What information do you need?

Just the basics: where it is, what you’ve noticed and how we reach it. After that, simply email us at info@mrmastic.co.uk.
