Remedial sealant near Campbeltown

Can I do it myself?

The difference is mostly in the preparation and the product. We take joints back to clean, dry surfaces, and the sealant is chosen for how the joint moves and where it is, and the work is guaranteed for a year.

Not every job suits DIY: work at height, external movement joints, fire-rated sealant and large areas need the right product, the right access and the right method.

Remedial sealant for homes and businesses in Campbeltown

Some sealant jobs are not a simple reseal, because someone has already had a go. Silicone laid over silicone, smears across tiles, the wrong product in a moving joint or mould trapped underneath all need stripping out before the joint can be done properly. If you’re dealing with thick, messy sealant smeared over tiles and torn expansion joints, we can help, on failed movement joints, shrunken worktop sealant and expansion joints alike.

Being further from a city doesn’t change the work: everything old is cut out, the joints are cleaned and dried, and new sealant or grout goes in. We just plan the journey and access beforehand.

Each job carries a 12-month guarantee, large or small.

What affects the cost of remedial sealant

The quote reflects the job in front of us. We look at:

  • How many rooms, windows or areas are involved
  • The product the joint needs
  • The number and length of the joints
  • When we can work, for business premises

Leaving a failed joint normally makes the job bigger, not smaller, as water and mould keep getting in. If you are not sure whether it needs doing, send an email to info@mrmastic.co.uk for an honest opinion and a quote.

What we need to know

Photos help, but a description is a good start. Please mention:

  • Where the property is
  • Whether it’s a home or a business
  • A few photos by email, if you can
  • How many joints, rooms or windows are involved

For remedial sealant in Campbeltown, email us at info@mrmastic.co.uk. Tell us what the problem is and where, and we’ll agree the price before any work begins.

When something else is needed

In fairness, there are a few things sealant will not fix:

  • Old mastic in a building from before 2000 that should be checked for asbestos before it’s disturbed
  • Movement from fittings that are not supported
  • Plumbing leaks behind walls or under trays

Not sure which it is? You can email us at info@mrmastic.co.uk and we’ll tell you honestly before booking.

Joints and surfaces we work on

  • Expansion joints
  • Mouldy bath & shower sealant
  • Shrunken worktop sealant
  • Failed movement joints
  • Leaking tray & enclosure joints
  • Botched or over-sealed joints

Aftercare tips

No joint lasts for ever, but care makes a real difference. A few tips:

  • Use a soft cloth, not a scourer, on silicone
  • Check ceilings under showers for marks
  • Report a tray that rocks or a worktop that lifts
  • Run the fan after every shower

Do not let anyone seal over it later. New silicone doesn’t bond to old.

Leaks through failed sealant grow over time. Each use pushes more water behind the bead, into whatever is behind or below. Early action keeps it to a sealant job.

What happens on the day

Most of a good job is in the preparation, so that’s where we spend the time. Every joint is cleaned and dried before new material goes in. In total, it normally takes a few hours for most joints, depending on how much old sealant has to come out. Outdoor work around Campbeltown depends on the weather, as sealant needs a dry surface, so an outdoor job can move if the forecast changes. Indoor work goes ahead whatever the weather.

  1. We protect the surfaces around the joint.
  2. The botched or failed sealant is cut away completely.
  3. The joint is degreased and checked for movement and leaks.
  4. New sealant goes in once the joint is dry, and is tooled smooth.
  5. You get the cure time and our view on why the joint failed.

Advice

Bathrooms and kitchens in Campbeltown

Campbeltown is within about 1 mile of the coast. Near the coast, holiday lets and guest houses can see bathrooms used by one guest after another, and sealant and grout that work that hard wear out sooner. Scotland’s water is generally soft, so sealant and grout see less limescale than in much of England. But mould still grows into sealant and grout in a room that does not dry out.

In and around Campbeltown, as anywhere, good remedial sealant starts with a clean, dry, properly prepared joint.

When to call us in Campbeltown

Some joints fail because water is reaching them from behind. A leaking valve, a failed waste or cracked grout feeds water behind the bead, so the silicone goes mouldy or lets go.

Most people get in touch when they notice something like this:

  • Dark patches showing through the sealant
  • Torn expansion joints
  • A second bead peeling off the first
  • Wide, uneven beads that look worse than the old ones

If you live in an older home near Longrow Church and Hall, timber floors under older bathrooms flex, so joints need a sealant that moves with them.

Why it’s worth doing now in Campbeltown

Ripping out a bathroom isn’t generally needed. If the bath, tray and tiles are sound, remedial resealing normally puts it right. Where something else has failed, you’ll hear it from us. In a place like Campbeltown, small leaks are easy to put off, but water behind a failed seal does the most damage when nobody’s watching.

No two jobs are quite the same, so each one gets its own quote. Size, access and the product the joint needs all play a part.

Why book with us

  • Approved under the ARBOMaster scheme
  • Full insurance on every job
  • Old sealant always removed completely
  • 12-month guarantee on every job

Campbeltown: your questions answered

Do you work in hotels near Campbeltown?

Yes, hospitality work, including hotels, is part of what we do. Work can be planned room by room, and out-of-hours working can be arranged.

Is Campbeltown within the area you cover?

Yes, Campbeltown is covered. Our work covers the whole of Scotland, and smaller places are part of that. The journey is planned ahead, so it helps to know about access.

I’m a tenant. Can you help?

Of course. Ask your landlord first, and we can send them the quote if that helps.

What sealant do you use?

Each joint gets the product that suits it. Movement, water and weather all affect the choice, and we will explain our choice.

What happens if the problem is the tray or the plumbing?

That’s why we look for the cause first. If we find the leak is elsewhere, we tell you before going further.

Will you leave a mess?

No. We work neatly, protect the area around the joints and tidy up afterwards.

Is it worth trying it myself?

It depends on the job. Work at height, movement joints, fire-rated gaps and large areas are best left to a professional, while a short indoor joint may be within reach.

What information do you need?

A short description and the location. We’ll ask anything else we need to know.
