About our fire rated sealant in Campbeltown

Until it’s heated, intumescent sealant behaves like an ordinary sealant; then it swells to help close the gap. Which product suits a gap depends on its width, the materials either side and what runs through it. If you have holes left by a change of layout and gaps filled with a product that isn’t fire-rated, we can put it right.

Commercial work around smaller Scottish places tends to mean hotels, guest houses, schools and halls rather than offices. All of them have washrooms, kitchens and fire-rated joints that need looking after.

We guarantee the work for a year. If there’s a problem with our work within the year, let us know and we will sort it.

Fire rated sealant around Campbeltown

For seaside hotels, guest houses and holiday lets around Campbeltown, busy months put washrooms and kitchens under pressure, so it’s worth checking the sealant before the busiest weeks. Scotland has its own building regulations, the Building (Scotland) Regulations, with technical handbooks. Fire-rated sealant is installed to the manufacturer’s tested details; we do not certify buildings or carry out fire risk assessments.

In and around Campbeltown, as anywhere, good fire rated sealant starts with a clean, dry, properly prepared joint.

Aftercare tips

How long the joints last depends on use and care. We suggest:

  • Ask which product was used before you paint
  • Photograph sealed gaps before they’re covered up
  • Store the list of sealed gaps with your building paperwork
  • Don’t fill fire-stopping gaps with ordinary foam or silicone

Don’t add foam, filler or ordinary sealant over a fire seal. Repairs should use a matching fire-rated product. Ask us if you’re not sure which product was used.

A gap left open in a fire-resisting wall or floor lets smoke spread in ways the building wasn’t designed for. Closing it is normally a straightforward job.

What happens on the day

We work through the job in order: protection first, then preparation, sealing and a tidy-up. Typically it takes from a few hours to a few days, depending on the number of gaps and the access. For a place like Campbeltown, longer drives are planned in advance. Mention tracks, gates, ferries or anything else about the route.

  1. Before starting, we go through the specification or action list with you.
  2. We measure every gap and note what it’s in and what passes through.
  3. Any non-fire-rated filler is removed and the gap cleaned.
  4. We fit backing where needed and apply the fire-rated sealant to depth.
  5. We hand over a list of locations and products for your files.

Preparing for the visit

  • Tell us about access, such as stairs, a lift or high-level joints
  • Move anything stored near the joints
  • Tell us about any water getting in

Advice

Can I do it myself?

Overfilling a joint is a classic DIY mistake. A thick, smeared bead looks untidy and doesn’t move well, and the joint depth matters as much as the finish.

If you do try it yourself, take your time over the preparation: remove every trace of old sealant, clean and dry the joint, and follow the product’s cure time. If it fails, we can still redo it.

What happens if it’s left?

For some gaps, sealant is not the right answer and another system is needed. Large holes, cable bundles and plastic pipes can call for batts, collars or wraps. We’ll say so if a gap needs something other than sealant. In an older home around Campbeltown, damp from a failed joint can get into timber and plaster.

No two jobs are quite the same, so each one gets its own quote. Size, access and the product the joint needs all play a part, and we will explain the quote if you ask.

Work for landlords, hotels and businesses

A neglected joint can let water reach the structure, which is a bigger problem in a rented property. Resealing at the right time is simple maintenance that we can handle for you.

Businesses can book us for washrooms, kitchens, offices and more. On commercial sites, working times can be discussed when we quote.

What we cannot put right

We’d rather tell you now than do work that won’t last, so here’s what sealant can’t put right:

  • Assessing a building’s fire safety
  • Fire doors that need new seals, closers or hardware
  • A wall that isn’t a fire-resisting element to begin with

If in doubt, drop us a line at info@mrmastic.co.uk and we’ll say what we think.

Surfaces we seal

  • Door frames
  • Pipe & cable gaps
  • Plasterboard & masonry
  • Flats & HMOs
  • Linear gaps
  • Service penetrations

Campbeltown: your questions answered

Do you work for hotels and guest houses in Campbeltown?

Yes, we work for hotels as well as homes and businesses. A room-by-room programme keeps most rooms in use while the work goes on.

Do you cover smaller places like Campbeltown?

Yes, Campbeltown is covered. Our work covers the whole of Scotland, and smaller places are part of that. Longer journeys are simply planned in advance.

Do you guarantee your work?

Yes, for a year. If anything isn’t right with the work within the year, let us know and we’ll sort it.

What fire rating will the seal have?

We do not give ratings or certificates for our work. Your specification sets the requirement, and we fit a product whose tested details meet it with a record of each location.

How much does fire rated sealant cost in Campbeltown?

It depends on the job, so we quote each one individually. For a quick quote, email us at info@mrmastic.co.uk and let us know what needs doing and where.

Can I use normal mastic around a pipe through a fire wall?

No. It looks sealed but won’t perform as fire stopping. Use a product tested for that gap and service, or ask us to do it.

Are you fully insured?

Yes, we are fully insured for domestic and commercial work.

I’m a tenant. Can you help?

We are happy to deal with the tenant, landlord or agent. Just make sure your landlord agrees.

Signs you need fire rated sealant in Campbeltown

Door frames are a common weak spot. The architrave hides the gap between frame and wall, so it can be left open when a door is replaced.

Keep an eye out for these signs:

  • Holes left by a change of layout
  • Gaps around pipes and cables through fire-resisting walls
  • Gaps flagged on a fire risk assessment
  • Open joints along the top of partitions

If you look after a church, hall or community building such as Longrow Church and Hall, service openings in its walls need the right fire-rated sealant, as in any building.

What your quote should include

  • Which sealant they’ll use, and why
  • Who turns up on the day
  • How the joint is cleaned and prepared
  • Whether you can choose the colour
