About our bathroom resealing in Askomill
Mr Mastic has more than 20 years’ experience of sealant work, and our applicators reseal bathrooms and kitchens across Askomill. We’re ARBOMaster approved and fully insured, and the work comes with a 12-month guarantee. We work on basins & vanity units, sinks & splashbacks and baths, and common reasons people get in touch are mouldy sealant that has gone black and a joint torn by a bath that flexes.
Being further from a city does not change the work: old material out, joints cleaned and dried, and a fresh, even finish. We just plan the journey and access beforehand.
Each job carries a 12-month guarantee, whatever its size.

How we quote for bathroom resealing
The quote reflects the job in front of us. We look at:
- How many areas need sealing
- How much there is to do
- How easy the joints are to reach
- The type of sealant required
Commercial jobs are quoted on the same basis as homes: the amount of work, the access and the products needed, plus any working-time requirements on site. Ask us for a quote and we will explain what it covers.
Helping us quote
Photos by email are helpful but not essential. Try to tell us:
- How many joints, rooms or windows are involved
- The problem you’ve noticed
- Where the property is
- Whether it’s a home or a business
For a quick quote, get us on the phone, or email us if that’s easier. Describe what needs sealing and we’ll talk you through the work and give you a clear price.
DIY versus a professional finish
If you do try it yourself, take your time over the preparation: remove every trace of old sealant, clean and dry the joint, and follow the product’s cure time. If it does not work out, we can still put it right.
The biggest DIY mistake is sealing over old sealant. Silicone does not stick to old silicone, so it peels away and traps moisture behind it. All the old material has to come out first.
What happens on the day
All our tools and materials come with us in the van, so there’s nothing for you to buy. After a quick look at the joints together, we protect the area and start. It normally takes two to three hours for a typical bath, depending on how much old sealant there is. Outside jobs in Askomill need a dry day, because sealant will not bond to a wet joint, so an outdoor job can move if the forecast changes. Indoor work goes ahead whatever the weather.
- We look at every joint first and check for movement or leaks.
- The old silicone is cut out completely, along with the film it leaves on the tiles.
- Joints are degreased and any mould is treated.
- With the joint dry, and any bath loaded with water, a single bead of anti-fungal silicone is applied.
- The bead is tooled smooth and you’re told the cure time, normally around 24 hours.
Getting ready for the visit
- Mention if the joints have been sealed before
- Tell us if parking is tricky
- On commercial sites, let us know about site rules

Landlords, agents and businesses in Askomill
If you manage several properties in or around Askomill, several properties can be quoted together. Just tell us the addresses and what each one needs.
Whether it’s one flat or a portfolio, you get the same standard of work: the old material taken out, careful preparation and a 12-month guarantee.
Leave it or put it right?
Mould removers can fade the surface of a stained bead, but where mould is inside the silicone it usually comes back. The lasting answer is to remove the bead and start again. In an older home around Askomill, damp from a failed joint can get into timber and plaster.
Every job is a little different, so each one gets its own quote. The number of joints, how easy they are to reach and the sealant needed all play a part, and we will explain the quote if you ask.
What you get with us
- Old sealant always removed completely
- You choose the colour before work begins
- Fully insured
- A choice of colours where the product allows

Common problems we fix in Askomill
Plenty of failed sealant has been laid over the top of older sealant. Fresh silicone can’t grip the old bead underneath, so it peels, leaks and hides mould behind it.
These are the problems we’re asked about most:
- A messy, uneven bead from a previous reseal
- Shrunken sealant along the back of a worktop
- A reseal done over the top of the old bead
- Damp behind the bath or under the tray
Whether the job is in Askomill itself or nearby, the right material for each joint matters as much as a neat finish.

Askomill: your questions answered
Do you cover smaller places like Askomill?
Yes, Askomill is covered. Our work covers the whole of Scotland, from towns to the smallest places. Longer journeys are simply planned in advance.
Do you work in hotels near Askomill?
Yes. Hotel and guest-house work is part of what we do. Work can be planned room by room, and out-of-hours working can be arranged.
What do you need from me for a quote?
A short description and the location. If we need more, we will ask.
Are you ARBOMaster approved?
Yes. ARBOMaster is the approved applicator scheme for Arbo sealants, and we are part of it.
What sealant do you use?
We choose the sealant for the joint, not the other way round. Movement, water and weather all affect the choice.
How long does a bath or shower reseal take?
It takes a morning or an afternoon for most single baths and showers. You will know how long to expect before any work starts.
What does bathroom resealing cost?
There’s no set price, as it depends on the job: how much there is, what’s there now, how we reach it and what it needs. We agree the price before any work begins.
Do you do kitchens as well as bathrooms?
Yes. Worktops, sinks and splashbacks are all part of the job, with a sealant suited to kitchens, colour-matched where it shows.
When it isn’t the sealant
Before you book, it’s worth knowing the limits too:
- Failed grout lines across the wall
- A cracked shower tray or bath (that needs repair or replacement)
- Water coming from the plumbing rather than the joint
If you’re not sure, just email us at info@mrmastic.co.uk and we’ll give you a straight answer before you book.
