How the visit works
At the end, we look at the finished work together and explain the cure time. The work normally takes a couple of hours for one bath or shower, or most of a day for a full bathroom and kitchen, depending on the amount of work. In smaller Scottish places, parking is normally less of an issue than access and distance. Let us know how to find you and how to reach the joints, and the visit is planned around that.
- We cover the area around the joints we are working on.
- We cut away the old sealant and clean off what’s left.
- Mould is treated, then the joint is left to dry thoroughly.
- Baths are filled first, then anti-fungal sanitary silicone is applied in a colour to suit.
- The joint is finished neatly and we explain when it can get wet.
Getting ready for the visit
- Tell us about any previous sealing or DIY attempts
- Mention any sign-in or site rules at work premises
- Clear items away from the joints we’re working on

Bathroom resealing for homes and businesses in West Darlochan
Before a bath is sealed, it’s filled with water. The weight settles the bath to its lowest point, so the bead is not stretched the first time someone gets in. It’s a small step that rushed reseals tend to skip. If you are dealing with a messy, uneven bead from a previous reseal and leaking joints on a shower screen, we can help, on basins & vanity units, kitchen worktops & upstands and wet rooms alike.
In and around a place like West Darlochan, homes range from older stone-built properties to newer houses. Where a building moves, cracked grout and split sealant are normally the first signs.
The work is covered for a year after we finish. If anything isn’t right with it, drop us a line at info@mrmastic.co.uk.

Should I try it myself first?
Too much sealant is as bad as too little. A thick, smeared bead looks untidy and doesn’t move well, and getting the depth right matters as much as the look.
Sealing over old silicone is the commonest DIY error. New silicone will not bond to old, so it lifts and traps water and mould underneath. All the old material has to come out first.
When something else is needed
Some problems need a builder, plumber or other trade rather than us:
- Loose or hollow tiles, or failed tanking behind them
- A tray that rocks until it’s re-bedded
- A tray or bath that is cracked through
If you’re not sure, just drop us a line at info@mrmastic.co.uk and we will give you a straight answer before you book.

Common questions in West Darlochan
Is there a guarantee on bathroom resealing in West Darlochan?
Every job comes with our one-year guarantee, wherever it is. We’re also fully insured and ARBOMaster approved.
Do you cover West Darlochan for bathroom resealing?
Yes. Our work covers the whole of Scotland, and West Darlochan is part of that. Just email us at info@mrmastic.co.uk with a few details of the job.
Should I try DIY first?
It depends on the job. High-level, external movement and fire-rated joints are professional jobs.
Is it messy?
Not at all. The area is protected while we work and cleaned up afterwards.
Do you remove the old sealant?
Yes. Sealing over the old bead is the commonest cause of early failure, so we never do it.
How long does the new silicone need before I use the shower?
The surface skins over fairly quickly, but the bead needs longer to cure right through. Keep water off it for around 24 hours, or as long as we advise for that product.
My sealant has gone black. Can you sort it?
Yes. Mould inside the bead rarely cleans out for good, so we cut it out, treat the joint and reseal with anti-fungal silicone.
Is it OK to put new sealant on top of the old bead?
No, never. A bead laid over old silicone soon starts to come away. Every trace of the old bead is removed first.
Do you need bathroom resealing in West Darlochan?
Older sealant shrinks and hardens. Along worktops it tends to pull back from the wall, opening a hairline gap that lets water and crumbs in. Heat from the hob and strong sprays speed it along.
Signs it’s time to call us include:
- Black spots spreading through the bead
- Splits where the tray meets the wall
- Sealant that has split, shrunk or peeled away
- Lumpy, uneven sealant from a DIY attempt
Around West Darlochan, as everywhere, bathroom resealing is only as good as the preparation behind it.
What to look for in a quote
- Which colour the sealant will be
- How long to leave it before use
- Is the old sealant removed completely?
- Whether the sealant suits the joint
Bathrooms and kitchens in West Darlochan
West Darlochan is within about 1 mile of the coast. Coastal homes, holiday lets and guest houses can see heavy bathroom use in busy months, which wears sealant and grout out faster than in a quiet home. Scotland’s water is generally soft, so sealant and grout see less limescale than in much of England. But mould still grows into sealant and grout in a room that does not dry out.
Homes close to Kilchenzie Church include some older properties, and older homes can move a little, which is hard on rigid grout and tired sealant.

Looking after it afterwards
Looking after new joints is easy:
- Move toiletries away from the joint
- Keep an eye on the corners, where splits start
- Squeegee the walls and tray after use
- Wait for the cure time we give you
Mould needs damp, so keep the room aired. Run the extractor fan during and after a shower, so the bead dries out between uses.
Mould that starts as a few spots spreads through the bead. Once it’s deep in the silicone, cleaning normally won’t remove it, and nearby grout often goes the same way. Catching it early keeps it a simple reseal.
Surface by surface
Baths
Baths move more than any other fitting, so we fill it with water before sealing. The joint is then laid with the bath at its lowest point.
Kitchen worktops & upstands
Worktop joints get wet and wiped every day. The new bead is colour-matched where it shows, so the line doesn’t stand out.
What affects the cost of bathroom resealing
Jobs vary more than people expect. What affects the quote:
- Any mould that needs treating
- Whether old sealant or filler has to be cut out
- How easy the joints are to reach
- When we can work, for business premises
A few things move the cost up or down: how much old sealant there is and how stubborn it is, whether mould needs treating, and whether we need extra access for height. Your quote takes all of that into account.
Asking for a quote
There’s no need for technical detail. It helps if you can tell us:
- A few pictures by email, if you can
- What’s wrong with the joints now
- The address or postcode of the job
- How many joints, rooms or windows are involved
Call for a quick quote, or email us if that’s easier. Describe what needs sealing and we will explain what’s involved and give you a clear quote.
