What affects the cost of bathroom resealing

Some jobs are bigger than they look, and some smaller. What affects the quote:

  • How many areas need sealing
  • Whether the work is at height
  • Working hours on commercial sites
  • How much old sealant there is and how hard it is to remove

A failed joint rarely gets cheaper to fix by waiting, as water and mould keep getting in. If you are unsure, drop us a line at info@mrmastic.co.uk and we will give you an honest view and a quote.

Asking for a quote

The more you tell us, the more accurate the quote. When you ask for a quote, tell us:

  • Any access issues, like height or stairs
  • If someone has resealed it before
  • Photos by email, if that’s easy
  • The type of property

If you’re in Kilkerran and need bathroom resealing, email us at info@mrmastic.co.uk. A short description of the job and where it is helps us quote, and you’ll get a clear quote before any work starts.

Bathroom resealing in Kilkerran

Kitchens need the same care as bathrooms. Worktop upstands, sink edges and splashback joints all take splashes every day, and water behind a laminate worktop can make it swell. We reseal them with a kitchen-suitable silicone, matched to the worktop where it’s on show. If you’re dealing with black mould in the silicone that won’t clean off and two layers of silicone, both failing, we can help.

Being further from a city doesn’t change the work: everything old is cut out, the joints are cleaned and dried, and new sealant or grout goes in. We just plan the journey and access beforehand.

Whatever the size of the job, you get the same one-year guarantee.

Bathrooms and kitchens in Kilkerran

Kilkerran is within about 1 mile of the coast. Near the coast, holiday lets and guest houses can see bathrooms used by one guest after another, and sealant and grout that work that hard wear out sooner. Private landlords in Scotland must be registered and meet the Repairing Standard, which includes keeping fixtures and fittings in reasonable repair. Failed sealant around a bath or shower is worth sorting between tenancies.

Around Kilkerran, as everywhere, bathroom resealing is only as good as the preparation behind it. For an older house near a landmark such as Kilkerran Old Parish Church, walls and floors in older homes can move, and sealant and grout show it first.

Kilkerran is in Argyll and Bute. Across the PA28 area, we can carry out bathroom resealing at your property. Across Argyll and Bute, we cover 118 places, Kilkerran among them. Glasgow is on our list too, about 60 miles from Kilkerran.

Work in PA28 is quoted and booked the same way as anywhere else. Whether your property is on Hutcheon Road, Kilkerran Road and Ardnacraig Avenue or a nearby road, our applicators can take on the job. Neighbouring places we cover for bathroom resealing include Askomill (1 mile north), Campbeltown (1 mile north-west), Drumlemble (4 miles west), West Darlochan (5 miles north-west) and Southend (7 miles south). For island and remote addresses, a little more planning is needed, so mention it when you ask for a quote.

Looking after it afterwards

So the new joints stay in good condition:

  • Dry worktop joints after washing up
  • Do not let bottles sit on the bead
  • Give the silicone its full cure time
  • Squeegee the walls and tray after use

Give the silicone time to cure before it gets wet, which is normally around 24 hours. Once it’s cured, wiping it down after use keeps it looking new.

Worktop joints fail quietly. Splashes run behind the back edge and soak into the worktop, where it can make the board swell. A reseal in time can save the worktop.

What happens if it’s left?

Tired sealant isn’t a reason to replace a bath or shower. A new bead often brings the whole room back. If we find a deeper problem, you will hear it from us. Around Kilkerran, water from a failed joint in an older stone home can soak into timber and plaster.

Rather than a set price list, we look at what your job involves: the amount of work, the old material and the access. The price is agreed before we begin.

What you get with us

Common questions in Kilkerran

Is Kilkerran within the area you cover?

Yes, Kilkerran is covered. Our work covers the whole of Scotland, from towns to the smallest places. Longer journeys are simply planned in advance.

Can you do bathroom resealing in Kilkerran?

Yes. We work across all of Scotland, and Kilkerran is part of that. Just email us at info@mrmastic.co.uk with a few details of the job, and we’ll give you a clear quote.

Do you hold any approvals?

Yes. We hold ARBOMaster approved applicator status.

Should I try DIY first?

Sometimes. Preparation is everything: all the old sealant out, and a clean, dry joint. We can always put it right if it fails.

Where do you work from?

We’re a Crawley-based firm, with over 20 years’ experience. Our area covers South East England, London and Scotland.

Can landlords and businesses book you?

Yes, regularly. Several properties can be quoted together.

What colours of sealant can you use?

Most people choose white or clear, and other colours are available to suit tiles, trays and worktops. Tell us what you’d like when you get in touch.

Do I need to be at home?

That depends on where the joints are. Inside work needs someone to give us access.

What sealant work cannot fix

Sealant isn’t the answer to every problem, and we’d rather say so up front. Sealant will not put right:

  • Leaks from a shower valve, waste or pipework (a plumber’s job)
  • Loose or hollow tiles, or failed tanking behind them
  • Failed grout lines across the wall

If you are not sure, just email us at info@mrmastic.co.uk and we’ll give you a straight answer.

Surfaces we seal

  • Kitchen worktops & upstands
  • Baths
  • Basins & vanity units
  • Sinks & splashbacks
  • Shower trays & enclosures

What happens on the day

A visit follows a simple pattern: we check the joints, mask and protect the surrounding surfaces, carry out the job and tidy away. Most jobs take around two hours for one bath or shower, longer for a whole bathroom. Outside jobs in Kilkerran need a dry day, because sealant won’t bond to a wet joint, so an outdoor job can move if the forecast changes. Work indoors is not affected.

  1. First, each joint is checked for movement and signs of water.
  2. The old silicone is cut out completely, along with the film it leaves on the tiles.
  3. Joints are degreased and any mould is treated.
  4. When the joint is dry, and a bath has been filled with water, the new silicone goes on.
  5. We tool the bead to a neat finish and give you the cure time, normally around 24 hours.

How to prepare

  • Try not to wet indoor joints just before the visit
  • Let us know if you’ve seen damp or leaks
  • Let us know about earlier repairs to the joints

DIY versus a professional finish

A careful DIYer can reseal a simple joint, like a short, easy-to-reach joint indoors. The common mistakes are sealing over old sealant, sealing a damp joint and using far too much.

The biggest DIY mistake is sealing over old sealant. New silicone won’t bond to old, so it lifts and traps water and mould underneath. All the old material has to come out first.

Surface by surface

Baths

The long joint down the side of a bath is where most leaks start, particularly where there’s a shower over the bath. It gets one smooth bead of anti-fungal silicone.

Sinks & splashbacks

Splashbacks in glass, tile or acrylic meet the worktop in a long joint. We renew it in clear, white or a matched colour.
