Campbeltown Window Mastic
Window mastic across Campbeltown and nearby, with old sealant always removed completely.
- Sealant in the wrong colour for the frame
- Hard, cracked sealant around windows
- Rushed sealant from a window installation
How we handle window mastic in Campbeltown
Some gaps around frames are far deeper than they look. Packing it solid with sealant gives a joint that cannot flex, so we fit backing rod to set the right depth. The sealant then grips the two sides it should. We’re often asked to deal with white mastic on grey or black frames and rain getting in at the frame or under the sill, across window sills, composite doors and timber windows & doors.
In and around a place like Campbeltown, homes range from older stone-built cottages to newer houses. Exposed frames and sills take the full force of wind-driven rain.

The process
You don’t need to clear the whole room or building, only the area right around the joints. Everything nearby is protected, and the job takes a few hours for a few frames, or a day or more for a whole house for a typical job. For a place like Campbeltown, longer drives are planned in advance. Tell us about tracks, gates, a ferry crossing or anything unusual about getting there.
- Each frame is looked over and we agree which ones need resealing.
- We remove the old mastic and clean the frame edge and wall.
- Where the gap is deep, backing rod goes in first.
- A flexible exterior sealant is applied in a colour to suit the frame.
- We tool each bead neatly and check every joint is closed.
Getting ready for the visit
- Tell us about access, such as stairs, a lift or high-level joints
- Try not to wet indoor joints just before the visit
- Clear items away from the joints we are working on

Looking after it afterwards
Once the sealant has cured, a few habits help it last:
- Paint up to the joint, not over it
- Repaint timber before it’s bare
- Make sure the drainage slots aren’t blocked
- Clean frames with a soft cloth and soapy water
Keep the new mastic undisturbed while it cures, for as long as we advise. Keep jet washers away from the frames.
On timber windows, water behind the joint can lead to rot. Once wood has rotted, it needs repair before it can be sealed, so early resealing is worth it.
When something else is needed
We will not take on work that will not last, so these are the limits:
- Faulty window hardware
- A frame that has rotted at the joint
- Damp coming through the wall itself rather than the frame joint
If in doubt, send an email to info@mrmastic.co.uk and we will say what we think before booking.

Work for landlords, hotels and businesses
Water getting past a failed joint can damage the building, which matters even more when someone else lives there. Keeping joints in good order is simple maintenance that we can handle for you.
Businesses can book us for washrooms, kitchens, offices and more. On commercial sites, working times can be discussed when we quote.
Surface by surface
Patio & French doors
Door frames take knocks and movement every time the doors are used. A flexible sealant copes with that, where a rigid one would crack.
Window sills
Stone and concrete sills have their own joints, and the joint under the frame can let rain run behind. Those are sealed with a product suited to stone or concrete.
Common problems we fix in Campbeltown
Older frames were often sealed with products that set hard. Once it’s rigid, every bit of frame movement pulls at it, and a gap opens along one edge.
Any of these means the joints need attention:
- Gaps left after new windows were fitted
- Gaps where the sill meets the wall
- Cracked internal joints between frame and plaster
- Mastic that’s falling out in pieces
In and around Campbeltown, as anywhere, good window mastic starts with a clean, dry, properly prepared joint.

Campbeltown: your questions answered
Can you do window mastic in Campbeltown?
Yes. We work across all of Scotland, and Campbeltown is part of that. You can send an email to info@mrmastic.co.uk and tell us what needs doing, and we’ll give you a clear quote.
Does the coastal weather in Campbeltown affect outside sealant?
Near the coast, wind-driven rain and, nearer the shore, salt air make outside sealant work harder. Choosing the right sealant for the frame and wall, laid at the right depth, helps it last.
Do you have insurance?
Yes. Mr Mastic is fully insured.
Can I do it myself?
It depends on the job. High-level, external movement and fire-rated joints are professional jobs, while a short indoor joint may be within reach.
How long will my window job take?
A few frames take a few hours, while a whole house takes longer. You’ll get a timescale with the quote.
What do you need from me for a quote?
Where the job is, what the problem is and roughly how big it is. Photos by email help too.
Are you ARBOMaster approved?
Yes. We hold ARBOMaster approved applicator status.
Can landlords and businesses book you?
Yes. As well as householders, we work for landlords, agents, businesses and hotels in Campbeltown.

Window mastic in Campbeltown: local notes
Campbeltown is within about 1 mile of the coast, where wind-driven rain is a fact of life and, nearer the shore, so is salt air. Both are hard on the mastic around window and door frames, which can dry out and crack sooner where a building faces the weather. Sash and case windows are common in older Scottish homes, and the joint between the box frame and the stone or render is traditionally pointed with sand mastic.
Homes close to Longrow Church and Hall include some older properties, and frames set in older brick or stone need a sealant that suits the wall as well as the frame.

What happens if it’s left?
Running fresh sealant over the old joint is tempting, but it will not grip old, dirty sealant. It peels before long, and water still gets in behind. The old mastic has to come out. Around Campbeltown, water from a failed joint in an older stone home can soak into timber and plaster.
Doing several joints on one visit generally makes better use of the time than several visits. We will give you a clear price for the lot.
