Window Mastic in Clynder
We cover Clynder for mastic around window and door frames, sills and patio doors. Old sealant removed completely, joints prepared properly and a one-year guarantee.

- Leaking joints at the ends of sills
- Gaps left after new windows were fitted
About our window mastic in Clynder
There are two joints on most windows. Outside, the mastic keeps rain out; the internal joint closes the gap to the plaster and stops draughts. Either or both can be done. We work on composite doors, aluminium frames and uPVC windows, and the jobs we see most are leaking joints at the ends of sills and rain getting in at the frame or under the sill.
Older stone-built homes in Scotland often have sash and case or timber windows set in stone. The sealant has to suit the stone, which rules out acetoxy silicones that can mark or attack it.
The work is covered for a year after we finish. If anything isn’t right with it, drop us a line at info@mrmastic.co.uk.

When to call us in Clynder
Mastic ages in the weather. Sunlight dries the surface out, until it loses its stretch and starts to crack.
Most people get in touch after spotting one of these:
- Old mastic that has gone black or come away
- Gaps where the sill meets the wall
- White mastic on grey or black frames
- Mastic that has split away from the wall
Historic houses such as Hill House, about 3.4 miles east, show how far back building around Clynder goes, and older homes nearby need a sealant that suits their walls.

Questions from Clynder
Do you cover smaller places like Clynder?
Yes. Clynder is within the area we cover, which takes in towns, villages and rural addresses. Our work covers the whole of Scotland. Let us know about access, parking and anything unusual about getting there when you book.
Does the coastal weather in Clynder affect outside sealant?
Near the sea, outside joints face more wind, rain and salt than they would inland, so preparation and the right sealant matter all the more. It’s worth checking the walls that face the sea first.
Can you do the inside joint as well?
Yes, we do both. Inside, the joint between frame and plaster is sealed neatly.
Can new sealant go over the old?
No. Fresh sealant doesn’t stick to old sealant, and it traps any mould or water underneath. We remove it all first.
Do you hold any approvals?
Yes. We are an ARBOMaster approved applicator.
Can you do upstairs windows?
Usually, yes. We plan safe access before the job.
What does window mastic cost?
Every job is different, so each one gets its own quote. To get one, drop us a line at info@mrmastic.co.uk and let us know what needs doing and where.
Which products do you use?
It depends on the joint: anti-fungal sanitary silicone in wet areas, and other sealants where joints move or face the weather. We use products from Arbo and Everbuild.
Clynder homes and the weather
Clynder is within about 1 mile of the coast, and homes near the sea take more wind-driven rain, with salt in the air closer to the shore. That’s hard on the mastic around window and door frames, especially on the side facing the sea. The west of Scotland is wetter than the east, so there’s plenty of rain for the mastic around window and door frames to keep out.
For landlords with property near Helensburgh Upper station, cracked frame mastic tends to show up as a draught or damp complaint, so it’s worth checking between lets.

The process
Our applicators work methodically: protection first, then preparation, sealing and a tidy-up. Typically it takes a few hours for a few frames, or a day or more for a whole house and we leave things clean and tidy. Around Clynder, distance and access matter more than parking. Tell us how to find the property and how to reach the work.
- First, we confirm safe access to each frame.
- Old, cracked mastic is removed completely, along with any loose debris.
- Frame and wall are cleaned and must be dry before sealing.
- Deep voids are backed, then the sealant is gunned in.
- The joint is shaped to shed water and the area tidied.
Before we arrive
- For indoor joints, keep the area dry beforehand if you can
- Clear the area around the work
- Mention if the joints have been sealed before

How we quote for window mastic
The quote reflects the job in front of us. We take into account:
- Access and height
- Working hours on commercial sites
- The amount of work
- Mould in or behind the old joints
A few things move the cost up or down: the old material and how easily it comes out, whether mould needs treating, and whether we need extra access for height. We take all of that into account in your quote.
What we need to know
Photos help, but a description is a good start. Try to tell us:
- What the problem is, such as mould, gaps, leaks or cracking
- A few pictures by email, if you can
- If someone has resealed it before
- How we’d reach the joints
We do not publish a price list, because every job is different. Instead, your job gets its own clear quote. To arrange one, email us at info@mrmastic.co.uk.
DIY sealant or a professional job?
Some sealant jobs are within reach of a careful DIYer, like a short, easy-to-reach joint indoors. Where it goes wrong is sealing over the old bead, working on a wet joint or overloading the gap.
A DIY attempt does not rule out a professional job. We cut it out and start again, so just mention it when you contact us.
What happens if it’s left?
The work is quick compared with the damage it prevents: it takes most of a day for a typical house, less for a few frames. Leave it until water is coming in and you may need plastering and decorating as well. Around Clynder, water from a failed joint in an older stone home can soak into timber and plaster.
A failed joint rarely gets cheaper to fix by waiting, because water and mould keep working on it. If you are not sure whether it needs doing, send an email to info@mrmastic.co.uk and we will give you an honest view and a quote.

We also work for businesses, from offices to washrooms and kitchens. On commercial sites, working times can be discussed when we quote.
Failed sealant is one of the commonest items on a check-out report, and it’s easy to sort out between tenants. We can quote for more than one property at once.
Aftercare tips
After the cure time, these simple habits help:
- Keep paint off silicone joints
- Air rooms to keep condensation down around windows
- Look round the frames every year or so
- Do not use solvent cleaners on the joint
Keep the new mastic undisturbed while it cures, for as long as we advise. Keep jet washers away from the frames.
Draughts get worse, not better. As the old mastic shrinks further, more air gets through, and a cold room gets colder. A new joint closes it up.
