Window mastic in Minard: local notes
Minard is close to the coast, where wind-driven rain is a fact of life and, nearer the shore, so is salt air. That’s hard on the mastic around window and door frames, especially on the side facing the sea. The west of Scotland is wetter than the east, which means the mastic around window and door frames has to cope with a lot of rain.
Whether the job is in Minard itself or nearby, the right material for each joint matters as much as a neat finish.

Window mastic for homes and businesses in Minard
The new joint does not have to be white. We can seal in white, brown, anthracite grey, black or clear, so the line suits the frame instead of standing out. We are often asked to deal with cracked sealant at the sill ends and black, perished sealant on frames, across aluminium frames, uPVC windows and window sills.
Mastic can only go onto a dry joint, so outside work in Minard depends on the weather. Tell us about access to all the windows and doors, upstairs included.
We stand behind the work with a one-year guarantee, so you’re covered after we have gone.

What we’re called out for in Minard
Sun, frost and rain wear sealant out. UV light hardens the outside of the bead, and over the years it loses its give, cracks and comes away.
Look out for any of the following:
- Mastic that has split away from the wall
- Mastic that is falling out in pieces
- Cracked internal joints between frame and plaster
- Leaking joints at the ends of sills
Around Minard, as everywhere, window mastic is only as good as the preparation behind it.

Minard: your questions answered
Does living near the coast affect window mastic in Minard?
Near the coast, wind-driven rain and, nearer the shore, salt air make outside sealant work harder. Choosing the right sealant for the frame and wall, laid at the right depth, helps it last.
Can you do window mastic in Minard?
Yes, Minard is within the area we cover. Our work covers the whole of Scotland. You can send an email to info@mrmastic.co.uk and tell us what needs doing.
Can I add another job to the visit?
Yes. More than one area can go on one quote.
Does someone need to be in?
If the work is inside, we need someone to let us in. Once we’ve agreed the job, you don’t need to watch us work.
Is the new sealant paintable?
That depends on the product. Silicone is not paintable, but some hybrid sealants are. Mention any painting plans before any work starts.
Can resealing stop a draught around my window?
Yes, where the draught is at the frame edge. We check where the draught is before any work starts.
What do you put in the joint?
Each joint gets the product that suits it. Movement, water and weather all affect the choice, and we’ll tell you what we’re using.
I’m a tenant. Can you help?
We are happy to deal with the tenant, landlord or agent. Get your landlord’s agreement first.
Can I do it myself?
Sealing over old silicone is the commonest DIY error. New silicone will not bond to old, so it lifts and traps water and mould underneath. Everything old must be removed first.
A careful DIYer can reseal a simple joint, such as a straightforward joint indoors. Where it goes wrong is sealing over the old bead, working on a wet joint or overloading the gap.
Leave it or put it right?
Not every sealant suits a window. Interior caulk and bathroom silicone aren’t made for exterior frame joints. A low-modulus exterior sealant keeps its stretch through hot and cold weather. When the nearest tradesperson is a drive away, it’s tempting to leave a small leak, but water through a failed joint keeps working away until it’s fixed.
What you pay reflects the work, not guesswork. That’s why we ask a few questions first and give you a clear quote before any work starts.

Aftercare tips
How long the joints last depends on use and care. Here’s what we suggest:
- Walk round the house once a year and look at the joints
- Clean frames with a soft cloth and soapy water
- Avoid blasting the frames with a pressure washer
- Make sure the drainage slots are not blocked
Clean the frames with mild soapy water, and keep solvents and harsh chemicals off the joint.
A failed joint lets water into the wall a little at a time. You might not see it until plaster blows or a damp patch appears inside. Catching it early keeps the fix to a reseal.
What happens on the day
The work is kept neat and contained to the joints we are treating. The job normally takes a morning for a couple of windows and a door. Somewhere like Minard may be a longer drive, and the journey is planned ahead. Mention tracks, gates, ferries or anything else about the route.
- First, we go round the frames with you and agree the list.
- We remove the old mastic and clean the frame edge and wall.
- Where the gap is deep, backing rod goes in first.
- The new sealant goes on in white, brown, anthracite grey, black or clear to suit.
- Every joint is tooled smooth and checked before we leave.
Preparing for the visit
- Mention if the joints have been sealed before
- Clear items away from the joints we are working on
- Mention any sign-in or site rules at work premises

Related advice
What we can’t put right
In fairness, there are a few things sealant won’t fix:
- Soft or decayed wood in the frame
- Misting between the panes of a double-glazed unit (that needs a new unit)
- Faulty window hardware
Not sure which it is? You can email us at info@mrmastic.co.uk and we will tell you honestly before you book.
