About our window mastic in Bunessan

Mr Mastic’s applicators have more than 20 years’ experience with window and door sealants. We’re ARBOMaster approved and fully insured, and we give a 12-month guarantee on the work. If you have rain getting in at the frame or under the sill and untidy mastic left by window fitters, we can help, whatever the surface.

Many older Scottish homes still have timber windows set into stone walls. The sealant has to suit the stone, which rules out acetoxy silicones that can mark or attack it.

You are covered for a year from the day we finish. If anything is not right with it, email us at info@mrmastic.co.uk.

What window mastic looks like in Bunessan

Bunessan is close to the coast, and homes near the sea take more wind-driven rain, with salt in the air closer to the shore. That’s hard on the mastic around window and door frames, especially on the side facing the sea. Under the Repairing Standard, private landlords in Scotland have to keep homes wind and watertight, and failed outside joints work against that.

Around Bunessan, as everywhere, window mastic is only as good as the preparation behind it.

Your questions about window mastic in Bunessan

Does living near the coast affect window mastic in Bunessan?

Near the coast, wind-driven rain and, nearer the shore, salt air make outside sealant work harder. Choosing the right sealant for the frame and wall, laid at the right depth, helps it last.

Do you cover smaller places like Bunessan?

Yes, smaller places are covered as well as towns. Our work covers the whole of Scotland. Let us know about access, parking and anything unusual about getting there when you book.

Do you take out the old sealant first?

Always. Sealing over old sealant is the main reason resealing fails early, so we never do it.

Do you have sealant for grey or black windows?

Yes, in most cases. Tell us the frame colour when you get in touch and we’ll use the nearest match.

When is the sealant fully cured?

Many sealants skin over quickly but take longer to cure fully. We will give you the cure time for the product we used before we leave.

Where are you based?

We are a Crawley-based firm. Our area covers South East England, London and Scotland.

How much does window mastic cost in Bunessan?

There’s no set price, as it depends on the job: its size, the old material, access and the product needed. We agree the price before any work begins.

Can you do several jobs on one visit?

Yes, and it often makes sense. Doing several areas at once is normally more efficient.

When to call us in Bunessan

Frames are never completely still. A plastic or aluminium frame lengthens in sunshine and shortens as it cools, while the brick or render around it hardly moves. A sealant that can’t keep up eventually tears.

The problems people usually mention when they call are:

  • Cracked or shrunken mastic around the frame
  • Damp patches on the reveal after heavy rain
  • A bead that does not match the frame
  • Mastic that is falling out in pieces

Homes close to Kilvickeon Church include some older properties, and frames set in older brick or stone need a sealant that suits the wall as well as the frame.

Questions to ask before you book

  • What the cure time is
  • Is VAT in the price?
  • How the joint is cleaned and prepared
  • Whether the sealant suits the joint

How to choose a mastic man

Different surfaces, different methods

Aluminium frames

Aluminium moves with heat, and the frames are often slimmer than uPVC. A tidy bead in anthracite grey, black or a matching colour keeps the clean look.

uPVC windows

The frame is cleaned with a product that won’t harm the plastic, then the new bead is laid against the frame and the wall and tooled smooth.

Looking after it afterwards

To keep the joints looking good and working properly:

  • Paint up to the joint, not over it
  • Keep paint and stain on wooden frames in good order
  • Clear any debris from frame drain holes
  • Wipe condensation off the frames

Keep the new mastic undisturbed while it cures, for as long as we advise. Keep jet washers away from the frames.

Look out for the warning signs: cracks in the mastic, gaps you can see light through, damp on the reveal or mould around the inside of the frame. If you notice one, it’s time to get the joint looked at.

Work for landlords, hotels and businesses

Whether it’s one flat or a portfolio, the work is the same standard: old sealant fully removed, joints prepared properly and a one-year guarantee.

Letting agents often deal with us directly. Tell us the address, the job and how access works and we’ll quote.

Leave it or put it right?

Running fresh sealant over the old joint is tempting, but it won’t grip old, dirty sealant. It soon lifts and the leak carries on behind it. Proper resealing starts with removing the old joint. Exposed walls in smaller Scottish places take a lot of wind and rain, and once water gets behind a failed joint, damp in stone or harled walls is slow to dry out.

No two jobs are quite the same, so we quote each one individually. The number of joints, how easy they are to reach and the sealant needed all make a difference, and we will explain the quote if you ask.

Can I do it myself?

Not every job suits DIY: work at height, external movement joints, fire-rated sealant and large areas call for the right materials, safe access and experience.

A careful DIYer can reseal a simple joint, such as a straightforward joint indoors. The common mistakes are sealing over old sealant, sealing a damp joint and using far too much.

What we do, step by step

We bring everything the job needs with us, so there’s nothing for you to buy. Once we’ve agreed what’s being done, we protect the area and start. It normally takes a few hours for a few frames, or a day or more for a whole house. In smaller Scottish places, parking is normally less of an issue than access and distance. Let us know how to find you and how to reach the joints, and the visit is planned around that.

  1. First, we go round the frames with you and agree the list.
  2. We remove the old mastic and clean the frame edge and wall.
  3. Deep gaps get closed-cell backing rod to set the depth.
  4. The new sealant goes on in white, brown, anthracite grey, black or clear to suit.
  5. We tool each bead neatly and check every joint is closed.

Preparing for the visit

  • Mention any parking rules near the property
  • Mention if the joints have been sealed before
  • Move anything stored near the joints
