Our bathroom resealing service in PA30
The bead of silicone around a bath, tray or worktop is what keeps water out of the gaps. When it splits, shrinks or turns black, water gets behind it and into the wall or floor. Our team cut the old bead out completely and lay a new one in anti-fungal sanitary silicone. We work on wet rooms, baths and kitchen worktops & upstands, and the jobs we see most are splits where the tray meets the wall and new sealant laid over old sealant that is now lifting.
We work through the job in order: protection first, then preparation, sealing and a tidy-up. Typically it takes a morning or an afternoon for most single baths and showers and we leave things clean and tidy.
- We protect the area and cut out all of the old sealant.
- The joint is cleaned, degreased and treated for mould.
- Once it’s dry, any bath is filled so the bead is laid with it at its heaviest.
- A single bead of anti-fungal sanitary silicone is applied and tooled smooth.
- We tidy up and give you the cure time, generally around 24 hours.

How to get a quote
The more we know about the job, the more useful the quote. Let us know the location, the problem and roughly how many joints.

Bathrooms and kitchens across PA30
Homes across PA30 range from older properties to new builds, and in places like Ardrishaig there’s plenty of rented property too. Bathroom resealing keeps bathrooms and kitchens watertight and looking cared for.
Homes in Scotland come with their own details: sash and case windows, harled walls and, in the towns and cities, tenement flats. PA30 is part of the area we cover across Scotland.
Ardrishaig: For site and facilities teams at buildings such as Lochgilphead High School, we reseal washrooms and kitchens in schools and businesses as well as homes. Around Ardrishaig, as everywhere, bathroom resealing is only as good as the preparation behind it.
Why deal with it now?
You don’t need a new bathroom because the sealant looks bad. A new bead often brings the whole room back, as long as the fittings themselves are sound. If something else is wrong, we’ll tell you.
What your quote should include
- What guarantee comes with the work
- How hidden problems are handled
- How the surfaces are prepared before sealing
- Whether they seal over old material or remove it
When something else is needed
In fairness, some problems need a different trade:
- Movement from a bath with loose feet or no proper support
- A cracked shower tray or bath (that needs repair or replacement)
- Water getting in through the grout rather than the sealant
Surface by surface
Kitchen worktops & upstands
Laminate worktops swell if water gets into the core. A sound joint along the back edge stops that, as long as the worktop itself is firmly fixed.
Shower trays & enclosures
A tray that rocks will split any sealant. Movement is checked before anything is resealed, and if the tray needs refixing, we will say so.
Looking after it afterwards
Looking after new joints is easy:
- Move toiletries away from the joint
- Give the silicone its full cure time
- Check the joints every few months for splits or lifting
- Use gentle cleaners on the silicone
Mould needs damp, so keep the room aired. Use the fan, or open a window, while you bathe and for a while afterwards, so the silicone gets a chance to dry.
Do not wait for a refit to deal with failed sealant. Like paintwork, sealant needs renewing from time to time, and renewing it as soon as it fails protects everything around it.
What affects the cost of bathroom resealing
There’s no set price list, because jobs vary so much. What we look at:
- The old material and how stubborn it is
- The amount of work
- The number of rooms or windows
- Working hours on commercial sites
Homes and businesses are quoted the same way: the amount of work, the access and the products needed, plus any working-time requirements on site. Ask us for a quote and we will go through it with you.
What to tell us for a quote
You do not need to know the technical terms. It helps if you can tell us:
- How we’d reach the joints
- The rough size of the job
- If it’s domestic, commercial or a hotel
- The problem you’ve noticed
We quote each job on its own, so start by telling us what you need. Simply email us at info@mrmastic.co.uk and describe the job and send photos if you have them.
PA30 questions
Does the resealing come with a guarantee?
Yes. Our 12-month guarantee covers every job, and we are ARBOMaster approved applicators.
How long does it take to reseal a bath or shower?
One bath or shower is around two hours’ work, old sealant removal included. A full bathroom and kitchen can take most of a day.
Do you work in PA30?
Yes. From our base in Crawley, we cover South East England, London and all of Scotland.
When can I use the bath or shower again?
The surface skins over fairly quickly, but the bead needs longer to cure right through. Leave it around 24 hours before it gets wet, or as long as we advise for that product.
Will it make a mess?
Tidy work is part of the job. We protect what’s around the joints, and the area is left clean when we finish.
Can mouldy silicone be sorted out?
Yes. Once mould has grown into the silicone, it usually can’t be cleaned out for good, so the bead comes out, the joint is treated and new anti-fungal silicone goes in.
Can you work on commercial sites?
Yes. We can plan bigger jobs in stages.
