Fire rated sealant for Ardrishaig homes and businesses

Surface by surface

Door frames

Behind most architraves is a gap between frame and wall. We seal any open gap to the product’s tested details.

Flats and HMOs

Working in occupied flats needs some planning. We agree access to each flat and the common parts before work begins so residents know what to expect.

Fire rated sealant in Ardrishaig, done properly

Until it’s heated, intumescent sealant behaves like an ordinary sealant; in a fire it expands into the joint. The right product depends on the gap size, the substrate and what passes through, so we follow the tested detail for each one. If you are dealing with gaps left after a refit or conversion and gaps where walls meet ceilings or slabs, we can help, on plasterboard & masonry, flats & HMOs and service penetrations alike.

If you look after holiday lets, a guest house or a community building in or near Ardrishaig, washroom and kitchen sealant and any fire-rated joints need the same attention as anywhere.

The work is covered for a year after we finish. If anything isn’t right with it, send an email to info@mrmastic.co.uk.

What affects the quote in Ardrishaig

You will get a clear quote before we start. It’s based on:

  • Whether the work is at height
  • Whether old sealant or filler has to be cut out
  • Any working-time requirements on site
  • Mould in or behind the old joints

Combining jobs into one visit is usually more efficient than separate visits. You will get one clear quote for the whole job.

Asking for a quote

You do not need to know the technical terms. It helps if you can tell us:

  • Photos by email, if that’s easy
  • Where the job is, and your postcode
  • The problem you’ve noticed
  • How many joints, rooms or windows are involved

Need a quote? Please drop us a line at info@mrmastic.co.uk and tell us about the job. You will know what we plan to do, and what it will cost, before any work begins.

How to look after the new joints

Simple care keeps the joints in good condition. Our advice:

  • Flag any open gap you spot round a pipe or cable
  • Look in service cupboards and ceiling voids from time to time
  • Don’t fill fire-stopping gaps with ordinary foam or silicone
  • Ask every contractor to reseal any fire stopping they disturb

Follow the cure time we give you before decorating over the sealant. Not every fire-rated sealant takes paint and we’ll tell you which one you have.

If a fire risk assessment has flagged a gap, do not leave it for the next one. Have it sealed, then keep the record so the item can be closed.

What we can’t put right

It helps to know what we can’t do:

  • Doors that are not fire doors in the first place
  • Large holes that need a different fire-stopping system
  • A wall that isn’t a fire-resisting element to begin with

If in doubt, drop us a line at info@mrmastic.co.uk and we’ll say what we think.

Surfaces we seal

  • Flats & HMOs
  • Service penetrations
  • Plasterboard & masonry
  • Door frames
  • Pipe & cable gaps
  • Linear gaps

Why act early in Ardrishaig

An open gap in a fire-resisting wall is a route for smoke and fire. Sealing it properly restores what the wall was there to do, and the sealing itself is often a contained piece of work. When the nearest tradesperson is a drive away, it’s tempting to leave a small leak, but water through a failed joint keeps working away until it’s fixed.

Every job is a little different, so each one gets its own quote. Size, access and the product the joint needs all make a difference, and we’ll explain the quote if you ask.

Why book with us

  • Anti-fungal sanitary silicone in wet areas
  • Homes, businesses and hotels
  • 180+ five-star Google reviews
  • One-year guarantee on every job

What we do, step by step

All our tools and materials come with us in the van, so there’s nothing for you to buy. Once we have agreed what’s being done, we protect the area and start. Most jobs take from a few hours to a few days, depending on the number of gaps and the access. Somewhere like Ardrishaig may be a longer drive, and the journey is planned ahead. Mention tracks, gates, ferries or anything else about the route.

  1. Access to each area is agreed so the work can run in order.
  2. Old, damaged or unsuitable sealant is removed.
  3. Gaps are cleaned of dust and loose material.
  4. The fire-rated or intumescent sealant is applied and tooled to the tested detail.
  5. Locations and products are written up and any gaps unsuitable for sealant are flagged.

Preparing for the visit

  • Mention any sign-in or site rules at work premises
  • Let us know if you’ve seen damp or leaks
  • Move anything stored near the joints

DIY sealant or a professional job?

Sealing over old silicone is the commonest DIY error. New silicone will not bond to old, so it lifts and traps water and mould underneath. Everything old must be removed first.

What a professional job adds is preparation and the right product. Joints are cleaned back to sound surfaces and dried, and the sealant is matched to the joint and its conditions, then guaranteed for a year.

Ardrishaig: your questions answered

Do Scottish building rules affect fire-rated sealant work in Ardrishaig?

Building work in Scotland comes under the Building (Scotland) Regulations and their technical handbooks. Whatever the rules, fire-rated sealant has to be installed to the manufacturer’s tested details, and that is how we fit it. We do not certify buildings or do fire risk assessments; your assessor or building control can tell you what’s required.

Will you come out to Ardrishaig?

Yes, we do. We work across all of Scotland, and smaller places are part of that. The journey is planned ahead, so it helps to know about access.

Do you remove the old sealant?

Yes, always, and completely. New sealant won’t bond properly to old, so the joint is cleaned back first.

Can I use normal mastic around a pipe through a fire wall?

No. It might close the gap, but it isn’t a fire-rated seal. Use a product tested for that gap and service and we can apply it for you.

Do I need to be at home?

That depends on where the joints are. For work indoors, someone needs to let us in, while outside work can sometimes be arranged differently.

Do you seal gaps around fire door frames?

Yes, where the gap suits a sealant detail. Our work is the gap around the frame.

Are you insured?

Yes. We’re fully insured for domestic and commercial work.

Do you take on fire stopping in schools and offices?

Yes. Occupied flats, HMOs, offices and schools are all fine. Early starts or out-of-hours work can be arranged where it’s needed.
