Bathroom resealing in PA60: how it works
It isn’t only bathrooms. The joint between worktop and wall, the edge of the sink and the bottom of the splashback get wet every single day, and water that gets into the back edge of a worktop can swell the board. Kitchen joints get a sealant suited to kitchens, colour-matched where it shows. Common call-outs are for black mould in the silicone that won’t clean off and sealant that has split, shrunk or peeled away, across sinks & splashbacks, baths and kitchen worktops & upstands.
There’s no need to move everything out before we come, only the area right around the joints. We protect the rest, and the work takes a morning or an afternoon for most single baths and showers in most cases.
- We protect the area and cut out all of the old sealant, including the film left on the tiles.
- We clean and degrease the joint and treat any mould.
- Once it’s dry, any bath is filled so the bead is laid with it at its heaviest.
- A single bead of anti-fungal sanitary silicone is applied and tooled smooth.
- Finally we tidy up and explain the cure time before we leave.

Where we work in PA60
Across PA60, from Craighouse outwards, we see bathrooms and kitchens of every age. Family bathrooms, rented flats and hotel en suites all need their sealant and grout renewing in time.
Our work covers the whole of Scotland, PA60 included. Longer journeys are planned in advance, and outdoor work around the weather.
Craighouse: In and around Craighouse, as anywhere, good bathroom resealing starts with a clean, dry, properly prepared joint. If you live in an older home near Craighouse Parish Church, timber floors under older bathrooms flex, so joints need a sealant that moves with them.
What we’re called out for in PA60
The wrong product fails fast. Decorators’ caulk and all-purpose sealants aren’t made for constant wetting, so they stain, crack or go mouldy before long. Wet areas call for a sanitary silicone with an anti-fungal additive.
It’s worth asking for a quote if you see:
- Smears of silicone across the tiles
- A joint torn by a bath that flexes
- A reseal done over the top of the old bead
- Black mould in the silicone that won’t clean off
DIY sealant or a professional job?
Sealing over old silicone is the commonest DIY error. New silicone won’t bond to old, so it peels away and traps moisture behind it. All the old material has to come out first.
A careful DIYer can reseal a simple joint, like a short, easy-to-reach joint indoors. The common mistakes are sealing over old sealant, sealing a damp joint and using far too much.
Why act early?
Mould removers can fade the surface of a stained bead, but where mould is inside the silicone it normally comes back. Cutting it out and resealing with anti-fungal silicone is the fix that lasts.

How we quote for bathroom resealing
You will get a clear quote before work begins. It’s based on:
- How many rooms, windows or areas are involved
- Any working-time requirements on site
- The number and length of the joints
- Access and height
Every job is a little different, so each one gets its own quote. The number of joints, how easy they are to reach and the sealant needed all make a difference.
