Bathroom resealing for Craighouse homes and businesses

DIY sealant or a professional job?

Overfilling a joint is a classic DIY mistake. A thick, smeared bead looks untidy and does not move well, and getting the depth right matters as much as the look.

Some sealant jobs are within reach of a careful DIYer, such as a straightforward joint indoors. Where it goes wrong is sealing over the old bead, working on a wet joint or overloading the gap.

Bathroom resealing in Craighouse

Sealant that’s mouldy, cracked or peeling is worth sorting before it lets water through. Just drop us a line at info@mrmastic.co.uk with a photo of the joints, and we’ll give you a clear quote before any work starts. Typical jobs include mouldy sealant that has gone black and water getting behind the kitchen upstand, on kitchen worktops & upstands, basins & vanity units and baths.

For a place like Craighouse, the job is the same as anywhere: everything old is cut out, the joints are cleaned and dried, and new sealant or grout goes in. We just plan the journey and access beforehand.

The work is guaranteed for twelve months. If something is not right with it in that time, tell us and we’ll put it right.

Looking after it afterwards

To keep the joints looking good and working properly:

  • Give the silicone its full cure time
  • Clean with a mild bathroom cleaner and a soft cloth
  • Dry worktop joints after washing up
  • Open a window or run the fan so the room dries

Give the silicone time to cure before it gets wet, which is generally around 24 hours. Once it’s cured, wiping it down after use keeps it looking new.

Mould that starts as a few spots spreads through the bead. Once it’s deep in the silicone, cleaning usually won’t remove it. Replacing the sealant early keeps the job small.

Work for landlords, hotels and businesses

Failed sealant is one of the commonest items on a check-out report. Several properties can be quoted together.

Letting agents often deal with us directly. Send the address, what’s needed and the access arrangements and we will give you a quote.

Bathrooms and kitchens in Craighouse

Craighouse is close to the coast. Near the coast, holiday lets and guest houses can see bathrooms used by one guest after another, which wears sealant and grout out faster than in a quiet home. Scottish Water supplies are generally soft, so limescale is less of a problem than in hard-water areas. Mould is another matter: a bathroom that stays damp still turns sealant and grout black.

Around Craighouse, as everywhere, bathroom resealing is only as good as the preparation behind it. If you live in an older home near Craighouse Parish Church, walls and floors in older homes can move, and sealant and grout show it first.

What affects the cost of bathroom resealing

For a quick quote, just ask. What matters most is:

  • The amount of work
  • The type of sealant required
  • Working hours on commercial sites
  • Access and height

Rather than a set price list, we look at what your job involves: the amount of work, the old material and the access. The price is agreed before we begin.

Asking for a quote

To make quoting easier, please include:

  • How many joints, rooms or windows are involved
  • Any access issues, like height or stairs
  • Whether it has been sealed before
  • A few pictures by email, if you can

A good description makes for an accurate quote. Let us know the location, the problem and roughly how many joints, and email pictures if that’s easy.

FAQs for Craighouse

What guarantee comes with bathroom resealing in Craighouse?

All our work, in Craighouse and everywhere else, comes with a 12-month guarantee. We’re fully insured, and an ARBOMaster approved applicator.

Is Craighouse within the area you cover?

Yes, Craighouse is covered. We work across all of Scotland, and smaller places are part of that. The journey is planned ahead, so it helps to know about access.

Are you ARBOMaster approved?

Yes. We hold ARBOMaster approved applicator status, and we’re fully insured.

Is it OK to put new sealant on top of the old bead?

No, and it’s one of the main reasons reseals fail. We cut out all of the old sealant, clean the joint and start again.

Do you work for landlords and businesses?

Yes. As well as homeowners, we work for landlords, agents, businesses and hotels.

How do I get a quote for bathroom resealing in Craighouse?

We do not publish prices, because the cost depends on the job: how much there is, what’s there now, how we reach it and what it needs. We agree the price before any work begins.

Do you do kitchens as well as bathrooms?

Yes. Worktops, sinks and splashbacks are all part of the job, with a sealant suited to kitchens, colour-matched where it shows.

What do you put in the joint?

Each joint gets the product that suits it. Movement, water and weather all affect the choice, and we will explain our choice.

Leave it or put it right?

The difference in a professional reseal is mostly what you don’t see: removing all the old sealant, degreasing the joint, treating mould and drying it properly. Without that preparation, the new bead will not last. In a place like Craighouse, small leaks are easy to put off, but water through a failed joint keeps working away until it’s fixed.

Leaving a failed joint usually makes the job bigger, not smaller. If you are not sure whether it needs doing, drop us a line at info@mrmastic.co.uk and we will give you an honest view and a quote.

What happens on the day

We keep the work tidy and contained to the joints we’re treating, so you can carry on as normal. Expect the work to take a morning or an afternoon for most single baths and showers, and we explain the cure time before we leave. For a place like Craighouse, longer drives are planned in advance. Mention tracks, gates, ferries or anything else about the route.

  1. We cover the area around the joints we are working on.
  2. We cut away the old sealant and clean off what’s left.
  3. Mould is treated, then the joint is left to dry thoroughly.
  4. Baths are filled first, then anti-fungal sanitary silicone is applied in a colour to suit.
  5. The joint is finished neatly and we explain when it can get wet.

How to prepare

  • Tell us about access, such as stairs, a lift or high-level joints
  • Mention if the joints have been sealed before
  • Plan for the work area to be out of bounds to pets and children

Advice

Honest limits

To be straight with you, there are a few things sealant will not fix:

  • Loose or hollow tiles, or failed tanking behind them
  • Cracks in the tray itself rather than the joint
  • A tray that rocks until it’s re-bedded

If in doubt, send an email to info@mrmastic.co.uk and we will say what we think before you book.
