Quotes for remedial sealant in Craighouse
There’s no set price list, because no two jobs are the same. The quote depends on:
- How easy the joints are to reach
- Working hours on commercial sites
- Which sealant suits the joint
- Any mould that needs treating
Some things make a job bigger or smaller: the old material and how easily it comes out, whether mould needs treating, and whether the work is at height. Your quote takes all of that into account.
Asking for a quote
There’s no need for technical detail. It helps if you can tell us:
- How we’d reach the joints
- Where the property is
- The type of property
- Any previous sealing or DIY work
A good description makes for an accurate quote. Let us know the location, the problem and roughly how many joints, and email pictures if that’s easy.
Remedial sealant in Craighouse, done properly
Movement and expansion joints fail when the sealant can’t stretch. The old sealant comes out and backing goes in to control the depth, before resealing with a flexible product suited to the movement. We work on expansion joints, leaking tray & enclosure joints and botched or over-sealed joints, and common reasons people get in touch are over-sealed joints coming away and decorators’ caulk around a bath or shower.
A bathroom in a place like Craighouse gets the same daily wear as one in a city flat. Generally soft Scottish water means less limescale, but steam still lets mould into sealant and grout.
A one-year guarantee comes as standard.

Craighouse homes and their sealant
Craighouse is within about 1 mile of the coast. Near the coast, holiday lets and guest houses can see bathrooms used by one guest after another, and sealant and grout that work that hard wear out sooner. Scotland’s water is generally soft, so sealant and grout see less limescale than in much of England. But mould still grows into sealant and grout in a room that doesn’t dry out.
In and around Craighouse, as anywhere, good remedial sealant starts with a clean, dry, properly prepared joint. For an older house near a landmark such as Craighouse Parish Church, walls and floors in older homes can move, and sealant and grout show it first.
Craighouse is in Argyll and Bute. Craighouse gets the same service as everywhere we cover: the old material taken out, joints prepared properly and a 12-month guarantee. We cover 118 towns and villages across Argyll and Bute, from the larger towns to small villages. Glasgow is on our list too, around 65 miles away.
Here we cover the PA60 postcode area for remedial sealant. That includes homes and businesses on Croft Park and Otter Brae and the roads around them. For island and remote addresses, a little more planning is needed, so mention it when you ask for a quote.

What happens if it’s left?
Hidden water does the most damage: soaked floorboards, ceiling stains below and blown plaster. Dealing with the joint now is a small job by comparison. Out of town in Scotland, exposed walls take a lot of weather, and damp in stone or harled walls takes a long time to dry once water gets behind a joint.
Instead of a standard rate, we price the job in front of us: how many joints, what’s in them now and how we reach them. You will know the price before we begin.

- 4.9 on Google from 180+ five-star reviews

Surface by surface
Over-sealed & botched joints
Botched joints sometimes have damaged edges from earlier scraping. We take care not to make it worse, and point out any existing damage.
Windows & doors
Some leaks around windows come from the wall or the window itself. We check the joint and tell you if it looks to be something else.
How to look after the new joints
Joint life depends on how it’s used and looked after. We suggest:
- Report a tray that rocks or a worktop that lifts
- Keep an eye on the ceiling below the bathroom
- Air the bathroom so the sealant can dry
- Find out why the sealant failed first
If we’ve found a cause, such as a loose tray or a leaking waste, get it fixed, or the new joint may fail again.
Warning signs: peeling layers, mould showing through the bead, leaks after showering or cracks in a movement joint. Any of them means it’s time for remedial work.
When it isn’t the sealant
It helps to know what we cannot do too:
- Cracks in the fitting rather than the joint
- A leaking trap, valve or supply pipe
- Failed tanking or loose tiles behind the sealant
If you’re not sure, just send an email to info@mrmastic.co.uk and we’ll give you a straight answer.
What we seal
- Leaking tray & enclosure joints
- Failed movement joints
- Shrunken worktop sealant
- Botched or over-sealed joints
- Mouldy bath & shower sealant
- Expansion joints
Should I try it myself first?
The biggest DIY mistake is sealing over old sealant. New silicone won’t bond to old, so it lifts and traps water and mould underneath. Everything old must be removed first.
The difference is mostly in the preparation and the product. Joints are cleaned back to sound surfaces and dried, and the sealant is chosen for how the joint moves and where it is, then guaranteed for a year.
Craighouse: your questions answered
Is Craighouse within the area you cover?
Yes. Craighouse is within the area we cover, which takes in towns, villages and rural addresses. We work across all of Scotland. Let us know about access, parking and anything unusual about getting there when you book.
Can you do remedial sealant in Craighouse?
Yes. Our work covers the whole of Scotland, and Craighouse is part of that. Just drop us a line at info@mrmastic.co.uk with a few details of the job, and we’ll give you a clear price.
Where do you work from?
We are a Crawley-based firm, with over 20 years’ experience. We work across South East England, London and Scotland.
Can you fix a reseal that hasn’t worked?
Yes. Repeat leaks usually come from over-sealing, movement or water getting in elsewhere, and we deal with the cause first.
Do you do commercial work?
Yes. Larger jobs can be planned room by room or area by area to suit the site.
Someone sealed over the old bead. Can you fix it?
Yes. We cut out all the layers and clean off the film, before resealing with a single bead.
Can you do several jobs on one visit?
Of course. Doing several areas at once is usually more efficient, so mention them when you ask for a quote.
Can landlords and businesses book you?
Yes. We work in homes, commercial premises and hotels.
What we do, step by step
Most of a good job is in the preparation, so that’s where we spend the time. Joints are cleaned back and dried before anything new goes in. All told, the work takes a few hours for most joints, depending on how much old sealant has to come out. Outdoor work around Craighouse depends on the weather, as sealant needs a dry surface, so an outdoor job can move if the forecast changes. Indoor work goes ahead whatever the weather.
- First we work out whether the problem is the sealant, movement or a leak.
- Old beads and residue are removed down to clean surfaces.
- Mould is treated and the joint dried.
- The right product goes in, with backing where the joint moves.
- We finish neatly and point out anything that needs another trade.
Getting ready for the visit
- Plan for the work area to be out of bounds to pets and children
- Tell us about any water getting in
- For indoor joints, keep the area dry beforehand if you can
