Remedial sealant near Bunnahabhain

The process

We work through the job in order: protection first, then preparation, sealing and a tidy-up. Typically it takes a few hours for most joints, depending on how much old sealant has to come out. Around Bunnahabhain, distance and access matter more than parking. Let us know how to find you and how to reach the joints, and the visit is planned around that.

  1. First we find out how and where the joint has failed.
  2. We strip the joint completely, removing any layers below.
  3. The joint is cleaned, treated for mould and left to dry.
  4. Where the joint moves, backing and a flexible sealant suited to the movement go in.
  5. The new joint is tooled neatly and we explain anything else we found.

How we handle remedial sealant in Bunnahabhain

Movement and expansion joints fail when the sealant cannot stretch. We cut out the failed sealant and set the depth with backing, before resealing with a flexible product suited to the movement. We are often asked to deal with sealant peeling off a dusty or damp surface and black mould underneath the bead, on failed movement joints, mouldy bath & shower sealant and botched or over-sealed joints.

Across smaller places in Scotland, homes range from stone and harled cottages to newer houses. Older buildings can move a little, and that shows first in cracked grout and split sealant.

Whatever the size of the job, you get the same 12-month guarantee.

What the job involves on each surface

Windows & doors

A frame that keeps leaking may not be the mastic. We check the joint and tell you if it looks to be something else.

Movement & expansion joints

Bonding on three sides is a common reason movement joints tear. Backing rod or bond-breaker tape prevents it, letting the sealant flex between the two faces.

No. The area is protected while we work and cleaned up afterwards.

Can you fix a reseal that hasn’t worked?

Yes, generally. First we check whether the leak is the sealant at all, then the joints are stripped and resealed.

How long does the work take?

That depends on how many layers there are and how many joints. You will have a timescale before any work begins.

What remedial sealant looks like in Bunnahabhain

Bunnahabhain is close to the coast. Near the coast, holiday lets and guest houses can see bathrooms used by one guest after another, which wears sealant and grout out faster than in a quiet home. Scotland’s water is generally soft, so sealant and grout see less limescale than in much of England. But mould still grows into sealant and grout in a room that does not dry out.

In and around Bunnahabhain, as anywhere, good remedial sealant starts with a clean, dry, properly prepared joint.

What sealant work can’t fix

Before booking, it’s worth knowing the limits:

  • Old mastic in a building from before 2000 that should be checked for asbestos before it’s disturbed
  • Movement from fittings that aren’t supported
  • Tiles that have come away from the wall

If in doubt, send an email to info@mrmastic.co.uk and we will say what we think before booking.

Joints and surfaces we work on

  • Mouldy bath & shower sealant
  • Failed movement joints
  • Botched or over-sealed joints
  • Expansion joints
  • Leaking tray & enclosure joints
  • Shrunken worktop sealant

Why deal with it now?

DIY removal often leaves scratches and a film of residue, and any film left behind stops new sealant sticking. Careful removal is most of a remedial job. In a place like Bunnahabhain, small leaks are easy to put off, but water behind a failed seal does the most damage when nobody’s watching.

Leaving a failed joint normally makes the job bigger, not smaller, as water and mould keep getting in. If you’re unsure, drop us a line at info@mrmastic.co.uk for an honest opinion and a quote.

DIY sealant or a professional job?

The difference is mostly in the preparation and the product. We take joints back to clean, dry surfaces, and the sealant is chosen for how the joint moves and where it is, and the work is guaranteed for a year.

Sealing over old silicone is the commonest DIY error. New silicone won’t bond to old, so it peels away and traps moisture behind it. All the old material has to come out first.

For landlords and businesses

If you manage several properties in or around Bunnahabhain, several properties can go on one quote. Send us the addresses and the work at each, and photos by email help.

Failed sealant is one of the commonest items on a check-out report, and it’s easy to sort out between tenants. We can quote for more than one property at once.

Common problems we fix in Bunnahabhain

How a joint is built matters as much as the product. Sealant packed too deep, or stuck to the back of the joint as well as the sides, cannot stretch, so it tears when the joint moves. Backing rod or bond-breaker tape prevents it.

It’s worth asking for a quote if you see:

  • Gaps opening along the back of the worktop
  • Decorators’ caulk around a bath or shower
  • Black mould underneath the bead
  • Leaks that keep coming back after resealing

For jobs in and around Bunnahabhain, choosing the right material for each joint is as important as a tidy finish.

What your quote should include

  • What guarantee comes with the work
  • Are they insured?
  • How the colour is chosen
  • What product goes in the joint
