For landlords and businesses
Whether it’s one flat or a portfolio, the work is the same standard: the old material taken out, careful preparation and a 12-month guarantee.
We also work for businesses, from offices to washrooms and kitchens. For commercial premises, we can talk through working times when we quote.
About our new build mastic in Bunnahabhain
Across Bunnahabhain, we work for both new-home owners and the builders handing those homes over. One shower or a whole phase of plots, the method does not change: cut out, clean, prime where needed and reseal neatly. We work on windows & doors, plot handovers and kitchens, and people most often call us about gaps between new skirting and floors and plot mastic for developers ahead of handover.
Around smaller Scottish places like Bunnahabhain, new homes tend to be single plots or small developments. They need their sealant and floor joints finished just as carefully as on a big site.
You’re covered for a year from the day we finish. If anything is not right with it, send an email to info@mrmastic.co.uk.

What we can’t put right
In fairness, some problems need a different trade:
- Cracked trays, tiles or worktops
- Movement caused by a poorly fitted tray or bath
- Deciding who is responsible under a builder’s warranty

Keeping the joints in good condition
No joint lasts for ever, but care makes a real difference. Our tips:
- Resist patching a failed seal with a tube from the DIY shop
- Get a leaking seal dealt with right away
- Keep water off fresh sealant until it has cured
- Clean sealant with mild detergent, not abrasives
Clean the sealant with a mild detergent and a soft cloth. Keep scourers and harsh chemicals off it as they wear the bead.
The sooner you deal with untidy or cracking sealant, the less there is to put right. Small faults turn into leaks if left.
DIY versus a professional finish
A DIY attempt doesn’t rule out a professional job. We remove it and do the joint properly, so tell us about it when you ask for a quote.
Too much sealant is as bad as too little. A thick, smeared bead looks untidy and doesn’t move well, and getting the depth right matters as much as the look.
Different surfaces, different methods
Windows and doors
External mastic around new windows and doors is sometimes rushed or missed. It’s resealed with an exterior sealant suited to the frame and wall.
Plot handovers
Developers can send the plot schedule and specification. Sealant work across the plot is covered as agreed.
Quotes for new build mastic in Bunnahabhain
Some jobs are bigger than they look, and some smaller. What affects the quote:
- Any mould that needs treating
- Which sealant suits the joint
- The old material and how stubborn it is
- The number and length of the joints
A few things move the cost up or down: how much old sealant there is and how stubborn it is, whether mould needs treating, and whether we need extra access for height. We take all of that into account in your quote.
What we need to know
Photos help, but a description is a good start. Please mention:
- What the problem is, such as mould, gaps, leaks or cracking
- How many joints, rooms or windows are involved
- The type of property
- The address or postcode of the job
The more we know about the job, the more useful the quote. Let us know the location, the problem and roughly how many joints, and add pictures by email if you can.
How the visit works
There isn’t much for you to do on the day. Show us the job and we will take it from there. The job generally takes a few hours in a single home, including the tidy-up. Somewhere like Bunnahabhain may be a longer drive, and the journey is planned ahead. Tell us about tracks, gates, a ferry crossing or anything unusual about getting there.
- We start by going through the snagging items or plot schedule with you.
- Every bit of the old builder’s sealant is cut out, with no layer left behind.
- Joints are vacuumed and cleaned of building dust.
- We prime where needed and apply a sealant suited to each joint.
- We tool every joint neatly and tell you when each area can be used.
How to prepare
- Mention if the joints have been sealed before
- Let us know about stairs, lifts or work at height
- Clear the area around the work
