About our bathroom resealing in Ardminish

Before a bath is sealed, it’s filled with water. A full bath sits slightly lower than an empty one, so the new joint isn’t pulled apart the first time it’s used. Quick jobs often leave it out, and it makes a real difference. If you have a reseal done over the top of the old bead and gaps where the bath or tray has moved, we can put it right, whatever the surface.

Being further from a city does not change the work: everything old is cut out, the joints are cleaned and dried, and new sealant or grout goes in. The journey and access are simply planned in advance.

Every job comes with a 12-month guarantee.

FAQs for Ardminish

Is bathroom resealing in Ardminish guaranteed?

Every job comes with our one-year guarantee, wherever it is. We are fully insured, and an ARBOMaster approved applicator.

Is Ardminish in your area for bathroom resealing?

Yes, Ardminish is within the area we cover. We work across all of Scotland. You can email us at info@mrmastic.co.uk and tell us what needs doing.

I’m a tenant. Can you help?

Yes, but check with your landlord or agent first. Landlords are often happy for the work to be arranged.

How long does the new silicone need before I use the shower?

Normally after around 24 hours. You’ll get the exact cure time before we leave.

What should I tell you?

Let us know what needs doing and where. If we need more, we’ll ask.

Do you do commercial work?

Yes. Larger jobs can be planned room by room or area by area to suit the site.

My sealant has gone black. Can you sort it?

Yes, we replace the mouldy bead. Sprays can fade the marks, but cutting it out and resealing is what lasts. Good ventilation helps keep it away.

Do you do kitchens as well as bathrooms?

Yes. The old sealant is cut out and the joint degreased, because cooking grease stops silicone sticking, then we reseal in a colour to suit.

How it works

Good joint work is mostly preparation, so that’s where we spend the time. Every joint is cleaned and dried before new material goes in. In total, it normally takes a couple of hours for one bath or shower, or most of a day for a full bathroom and kitchen. Somewhere like Ardminish may be a longer drive, and the journey is planned ahead. Mention tracks, gates, ferries or anything else about the route.

  1. We protect the area and cut out all of the old sealant.
  2. Next, the joint is cleaned and any mould is treated.
  3. Once it’s dry, any bath is filled so the bead is laid with it at its heaviest.
  4. We apply anti-fungal sanitary silicone in one even bead and tool it neatly.
  5. We tidy up and give you the cure time, normally around 24 hours.

DIY versus a professional finish

What a professional job adds is preparation and the right product. We take joints back to clean, dry surfaces, and the sealant is chosen for how the joint moves and where it is.

Sealing over old silicone is the commonest DIY error. Silicone doesn’t stick to old silicone, so it peels away and traps moisture behind it. All the old material has to come out first.

Work for landlords, hotels and businesses

For anyone letting property in or around Ardminish, jobs at different addresses can go on one quote. Just tell us the addresses and what each one needs.

In hotels, rooms out of use cost money, so the work can be planned room by room. Hotel work is part of what we do, alongside homes and businesses.

How to look after the new joints

So the new joints stay in good condition:

  • Dry the bead with a towel now and then
  • Don’t let bottles sit on the bead
  • Don’t leave water standing on kitchen joints
  • Never pick at the silicone with a blade

Don’t stand bottles along the bead, because they trap water against the silicone. Squeegeeing the walls and tray after use helps the joint dry.

A few black dots in the silicone soon become a black line. Once it’s deep in the silicone, cleaning normally won’t remove it, and nearby grout often goes the same way. Catching it early keeps it a simple reseal.

Bathroom resealing in Ardminish: local notes

Ardminish is close to the coast. Coastal homes, holiday lets and guest houses can see heavy bathroom use in busy months, which wears sealant and grout out faster than in a quiet home. Private landlords in Scotland must be registered and meet the Repairing Standard, which covers keeping fixtures and fittings in a reasonable state of repair. Failed sealant around a bath or shower is worth sorting between tenancies.

For an older house near a landmark such as Gigha Parish Church, older homes can move a little, which is hard on rigid grout and tired sealant.

What sealant work can’t fix

Some problems need a builder, plumber or other trade rather than us:

  • Cracks in the tray itself rather than the joint
  • Loose or hollow tiles, or failed tanking behind them
  • Cracked or missing grout between tiles (that is regrouting)

Not sure which it is? You can send an email to info@mrmastic.co.uk and we will tell you honestly before you book.

Joints and surfaces we work on

  • Kitchen worktops & upstands
  • Basins & vanity units
  • Wet rooms
  • Baths
  • Shower trays & enclosures
  • Sinks & splashbacks

What we’re called out for in Ardminish

Not every tube in the shop is meant for a shower. Acrylic caulk and general-purpose sealants are not designed for a joint that is wet every day, so they stain, crack or go mouldy before long. A bathroom joint needs anti-fungal sanitary silicone.

Signs it’s time to call us include:

  • Black mould in the silicone that will not clean off
  • Lumpy, uneven sealant from a DIY attempt
  • Cracked, shrunken or lifting silicone
  • New sealant laid over old sealant that is now lifting

In and around Ardminish, as anywhere, good bathroom resealing starts with a clean, dry, properly prepared joint.

Our hiring checklist

Leave it or put it right?

Running new silicone over the old joint can look tidy for a few weeks, but it won’t bond. Water creeps under it and mould follows, so the next person has twice as much to remove. When the nearest tradesperson is a drive away, it’s tempting to leave a small leak, but water through a failed joint keeps working away until it’s fixed.

Commercial jobs are quoted on the same basis as homes: the amount of work, how we reach it and what it needs, plus any working-time requirements on site. Call for a quick quote and we’ll go through it with you.
