How we handle new build mastic in Ardminish
For builders and developers, we work through plots to the schedule you give us. Bathrooms, en suites, kitchens, frames and skirting are sealed ready for handover. We work on kitchens, plot handovers and show homes, and common reasons people get in touch are leaking shower tray seals in a new home and cracks appearing as a new home settles.
For a place like Ardminish, the journey and access are planned in advance. Inside work goes ahead in any weather; outside mastic needs a dry day.
We stand behind the work with a 12-month guarantee, so you’re not left on your own once the job is done.

Your questions about new build mastic in Ardminish
Do you cover smaller places like Ardminish?
Yes, we do. Our work covers the whole of Scotland, and smaller places are part of that. Longer journeys are simply planned in advance.
Do you cover Ardminish for new build mastic?
Yes. We work across all of Scotland, and Ardminish is part of that. Just send an email to info@mrmastic.co.uk with a few details of the job.
Will you just run a new bead over the existing one?
No. Fresh silicone doesn’t stick to the old layer, so sealing over the top fails quickly. The old sealant always comes out first.
My new home is still under warranty. Should I contact you?
Your builder, if you’re still in their snagging or warranty period. After that, or if their repair keeps failing, we can do it and our work is guaranteed for a year.
Do you work for landlords and businesses?
Yes. As well as homeowners, we work for landlords, agents, businesses and hotels in Ardminish.
How long does the job take?
It depends on the size of the job, but most jobs take anything from a few hours to several days, depending on the number of plots. We’ll tell you when we quote.
Are you an approved applicator?
Yes. We’re approved under the ARBOMaster scheme.
Is it normal for sealant to crack in a new home?
There are normally two causes: the house moving as it dries, and sealant that never bonded properly. Cutting it out and resealing properly fixes both.
Landlords, agents and businesses in Ardminish
We also work for property managers and facilities teams. We can quote a run of properties together, and we’re fully insured.
In hotels, rooms out of use cost money, so we plan the work room by room. Hotel work is part of what we do, alongside homes and businesses.
Quotes for new build mastic in Ardminish
We quote each job individually. These are the things that affect it:
- How easy the joints are to reach
- The size of the job
- How many areas need sealing
- Which sealant suits the joint
What it costs depends on the amount of work, how much old material has to come out and how easy the joints are to reach. You’ll have a clear quote before any work starts, so you know where you stand.
Asking for a quote
What to tell us when you ask for a quote:
- Roughly how big the job is
- Where the property is

Honest limits
A few problems are outside what sealant work can do:
- Plumbing faults behind the sealant
- Settlement cracks that need a surveyor

What happens on the day
We work through the job in order: protect, prepare, seal, tidy. Typically it takes anything from a few hours to several days, depending on the number of plots and we leave things clean and tidy. In smaller Scottish places, parking is normally less of an issue than access and distance. Tell us how to find the property and how to reach the work.
- First, the list of joints is agreed from your snagging sheet or plot schedule.
- The failed sealant is removed completely.
- We clean out the dust and grit left from the build.
- Primer goes on where the surface and product need it, then the new sealant.
- Each bead is tooled and the cure times explained.
Getting ready for the visit
- Let us know about earlier repairs to the joints
- Clear the area around the work
- Keep pets and children clear of the area while we work
Getting a quote
There’s no standard price list, as no two jobs are quite the same. Instead, your job gets its own clear quote. To get started, send an email to info@mrmastic.co.uk.
Advice
Looking after it afterwards
How long the joints last depends on use and care. Here’s what we suggest:
- Photograph failed sealant before it’s redone
- Do not wait for the house to settle if water is getting through
- Ventilate bathrooms well, especially in the first year
- Look at the sealant regularly in the first couple of years
Watch the joints as the house settles. Small gaps can appear as the house dries.
The sooner you deal with untidy or cracking sealant, the less there is to put right. Small faults turn into leaks if left over time.
Leave it or put it right?
Sealant done properly at handover means fewer callbacks. Every return visit for a failed seal takes time. When the nearest tradesperson is a drive away, it’s tempting to leave a small leak, but water through a failed joint keeps working away until it’s fixed.
Combining jobs into one visit normally makes better use of the time than several visits. You’ll get one clear quote for the whole job.

Can I do it myself?
If you’ve already had a go yourself, that’s fine. We remove it and do the joint properly, so tell us about it when you ask for a quote.
What a professional job adds is preparation and the right product. Joints are cleaned back to sound surfaces and dried, and the sealant is chosen for how the joint moves and where it is.

Ardminish is within about 3 miles of the coast. New homes near the sea put their outside mastic to work from day one, so any gaps are best picked up early. Many new homes in Scotland are timber-framed, and as the frame dries and settles, skirting and sealant joints can open up.
