Sealant work in PA41

Bathroom resealing in PA41: how it works

Mr Mastic has more than 20 years’ experience of sealant work, and our applicators reseal bathrooms and kitchens across PA41. We’re ARBOMaster approved and fully insured, and the work comes with a 12-month guarantee. We work on shower trays & enclosures, baths and basins & vanity units, and people most often call us about a reseal done over the top of the old bead and cracked, shrunken or lifting silicone.

Before we leave, we go over the finished joints with you and tell you how long to leave it. The visit itself generally takes a morning or an afternoon for most single baths and showers, depending on the size of the job.

  1. First the area is protected and every bit of old sealant removed, including the film left on the tiles.
  2. We clean and degrease the joint and treat any mould.
  3. We let it dry fully and fill the bath with water before sealing.
  4. A single bead of anti-fungal sanitary silicone is applied and tooled smooth.
  5. We tidy up and give you the cure time, usually around 24 hours.

Local landmarks in Ardminish

Around Ardminish, our work takes us to homes and buildings near Gigha Parish Church and the streets around them. Well-known places in the area include Largie Castle (3.8 miles east). Open spaces near Ardminish include Mill Loch and Cnoc Na Croise.

Where we work in PA41

Homes across PA41 range from older properties to new builds, with plenty of rented property in places like Ardminish. Bathroom resealing keeps bathrooms and kitchens watertight and looking cared for.

Scotland has its own building regulations, and homes here bring their own details: harled walls, sash and case windows and, in the larger towns and cities, tenements. We work across Scotland, including PA41.

Ardminish: Around Ardminish, as everywhere, bathroom resealing is only as good as the preparation behind it. If you live in an older home near Gigha Parish Church, bathrooms in older houses have often been refitted more than once, with sealant laid over sealant.

Signs you need bathroom resealing

Baths and trays move. Acrylic in particular gives slightly under the weight of water and a person, and a tray that isn’t fully bedded can rock. Over time the joint tears or pulls away from the tile.

The most common problems we see are:

  • A messy, uneven bead from a previous reseal
  • Water escaping at the shower enclosure
  • Gaps between the worktop and the wall
  • Damp behind the bath or under the tray

Quotes for bathroom resealing in PA41

The price is agreed before any work begins. It’s based on:

  • How many areas need sealing
  • Whether there’s mould to deal with
  • The product the joint needs
  • When we can work, for business premises

A few things move the cost up or down: the old material and how easily it comes out, whether mould needs treating, and whether the work is at height. We take all of that into account in your quote.

Helping us quote

Photos help, but a description is a good start. Please mention:

  • The address or postcode of the job
  • Any access issues, like height or stairs
  • Whether it has been sealed before
  • Photos by email, if that’s easy

Why deal with it now?

A failed joint gets more costly to put right the longer it’s left. Once water is behind the bath, it can reach floorboards, panels and the ceiling underneath, and that is a far bigger job than a reseal.

Questions to ask before booking

  • Who does the work, and how experienced they are
  • What happens if the job turns out different
  • What preparation is included
  • What product goes in the joint

Can I do it myself?

The difference is mostly in the preparation and the product. Joints are cleaned back to sound surfaces and dried, and the sealant is matched to the joint and its conditions, and the work is guaranteed for a year.

The biggest DIY mistake is sealing over old sealant. New silicone will not bond to old, so it lifts and traps water and mould underneath. Everything old must be removed first.

When it isn’t the sealant

A few problems are outside what sealant work can do:

  • Movement from a bath with loose feet or no proper support
  • Water getting in through the grout rather than the sealant
  • A leaking waste, trap or valve
