Bathroom resealing in Port Askaig

Sealant is the soft line between a bath, shower or worktop and the wall. When it splits, shrinks or turns black, water gets behind it and into the wall or floor. Our team cut the old bead out completely and lay a new one in anti-fungal sanitary silicone. If you have a bead that has pulled away from the tiles and gaps between the worktop and the wall, we can put it right, on sinks & splashbacks, basins & vanity units and wet rooms alike.

In and around a place like Port Askaig, homes range from older stone-built properties to newer houses. Where a building moves, cracked grout and split sealant are generally the first signs.

Our work is backed for twelve months, in Port Askaig and everywhere else we cover.

Surface by surface

Shower trays & enclosures

There are normally two jobs in a shower: the tray-to-wall joint and the enclosure joints. Both get soaked every time the shower runs, so each is cut out and renewed with anti-fungal sanitary silicone.

Baths

The long joint down the side of a bath is where most leaks start, particularly where there’s a shower over the bath. We finish it with a single, even bead of anti-fungal silicone.

How it works

Good joint work is mostly preparation, and we don’t rush it. Joints are cleaned back and dried before anything new goes in. All told, the work takes two to three hours for a typical bath, depending on how much old sealant there is. Outdoor work around Port Askaig depends on the weather, as sealant needs a dry surface, so external jobs may need to move if the day turns wet. Work indoors is not affected.

  1. First, each joint is checked for movement and signs of water.
  2. Every trace of the old bead is removed, including the thin smear on the tiles.
  3. The joint is cleaned, degreased and treated for mould.
  4. With the joint dry, and any bath loaded with water, a single bead of anti-fungal silicone is applied.
  5. We tool the bead to a neat finish and give you the cure time, usually around 24 hours.

Common questions in Port Askaig

Is there a guarantee on bathroom resealing in Port Askaig?

All our work, in Port Askaig and everywhere else, comes with a 12-month guarantee. We’re fully insured, and an ARBOMaster approved applicator.

Is Port Askaig within the area you cover?

Yes, smaller places are covered as well as towns. We work across all of Scotland. Let us know about access, parking and anything unusual about getting there when you book.

Can you get rid of the black mould in my sealant?

Yes. Once mould has grown into the silicone, it usually can’t be cleaned out for good, so we cut it out, treat the joint and reseal with anti-fungal silicone.

How much does bathroom resealing cost in Port Askaig?

Size, access and the old material all affect the cost. Call for a quick quote and we’ll talk you through it.

Do you do commercial work?

Yes. Commercial and hotel work is a large part of what we do, as well as homes. We can talk about working times when we quote.

Do you remove the old sealant?

Yes, every time. New sealant will not bond properly to old, so any old material comes out before anything new goes in.

Can I add another job to the visit?

Yes, we can. Several rooms, windows or areas can go on one quote.

Is it messy?

Very little: the area around the joints is protected first, and we tidy up before we go.

Port Askaig homes and their sealant

Port Askaig is within about 1 mile of the coast. Coastal homes, holiday lets and guest houses can see heavy bathroom use in busy months, and sealant and grout that work that hard wear out sooner. Scotland’s water is generally soft, so sealant and grout see less limescale than in much of England. Mould is another matter: a bathroom that stays damp still turns sealant and grout black.

For jobs in and around Port Askaig, choosing the right material for each joint is as important as a tidy finish. In and around Port Askaig, as anywhere, good bathroom resealing starts with a clean, dry, properly prepared joint.

Keeping the joints in good condition

A little care helps the new joints last. Our advice:

  • Dry the bead with a towel now and then
  • Open a window or run the fan so the room dries
  • Move toiletries away from the joint
  • Let new sealant cure fully before it gets wet

Don’t stand bottles along the bead, because they trap water against the silicone. A quick squeegee after showering keeps water from sitting on the joint.

A few black dots in the silicone soon become a black line. Once it’s deep in the silicone, cleaning usually will not remove it, and nearby grout often goes the same way. Replacing the sealant early keeps the job small.

Can I do it myself?

Some jobs are best left to a professional: work at height, external movement joints, fire-rated sealant and large areas need the right product, the right access and the right method.

Sealing over old silicone is the commonest DIY error. New silicone will not bond to old, so it peels away and traps moisture behind it. Everything old must be removed first.
