Window Mastic in Rosneath
Our applicators work in Rosneath on mastic around window and door frames, sills and patio doors. Old material cut out, joints cleaned and sealed neatly and every job guaranteed for a year.

- Gaps left after new windows were fitted
About our window mastic in Rosneath
Mr Mastic’s applicators have more than 20 years’ experience with window and door sealants. We’re ARBOMaster approved and fully insured, and every job is covered by a 12-month guarantee. We work on window sills, aluminium frames and composite doors, and the jobs we see most are draughts coming in around windows and doors and draughty joints inside around the window.
Many older Scottish homes still have timber windows set into stone walls. Those suit a traditional sand mastic or a neutral-cure sealant, not an acetoxy silicone that can attack some stone.
Our work is backed for twelve months, and the guarantee is the same wherever you are.

How to look after the new joints
How long the joints last depends on use and care. We suggest:
- Clean frames with a soft cloth and soapy water
- Don’t use solvent cleaners on the joint
- Keep paint off silicone joints
- Walk round the house once a year and look at the joints
Check the drainage slots in the frames are not blocked, so rain drains out rather than building up at the sealant.
Signs to watch for: cracks in the mastic, gaps you can see light through, damp on the reveal or mould around the inside of the frame. Any of these is worth a call.
What happens if it’s left?
Not every sealant suits a window. Interior caulk and bathroom silicone are not made for exterior frame joints. An exterior, low-modulus sealant stays flexible in sun and frost. Out of town in Scotland, exposed walls take a lot of weather, and damp in stone or harled walls takes a long time to dry once water gets behind a joint.
The cost depends on the size of the job, how hard the old material is to remove and access to the work. We give a clear quote before we start, so you know where you stand.

Surface by surface
Patio & French doors
Not every patio door leak is a mastic problem: worn seals, blocked drainage slots or a poor threshold detail can be the cause. We look for the cause first.
Window sills
Every drop off the glass ends up on the sill, so the joints at each end and underneath matter. Each is cleaned out and resealed.
Common questions in Rosneath
Can you help a landlord with a rental near Helensburgh Central station?
Yes. We work for letting agents and landlords as well as householders. Just send an email to info@mrmastic.co.uk with the address and what needs doing, and we’ll give you a clear price.
Does the coastal weather in Rosneath affect outside sealant?
Coastal weather is harder on outside sealant: there’s more wind-driven rain and, closer to the shore, salt in the air. Choosing the right sealant for the frame and wall, laid at the right depth, helps it last.
Does the work come with a guarantee?
Yes, with our 12-month guarantee. A yearly look at the joints helps them last.
What does window mastic cost?
There’s no set price, as it depends on the job: how much there is, what’s there now, how we reach it and what it needs. You’ll get a clear quote before work begins.
Can you quote for more than one area?
Yes, we can. More than one area can go on one quote.
What information do you need?
A short description and the location, with pictures by email if possible. If we need more, we’ll ask.
Are you fully insured?
Yes. We’re fully insured, and we have been doing sealant work for more than 20 years.
Will it make a mess?
No. We protect the surfaces around the joints, and we clear up the old sealant and our materials before we leave.
Frames and glazing around Rosneath
Rosneath is close to the coast, where wind-driven rain is a fact of life and, nearer the shore, so is salt air. That is hard on the mastic around window and door frames, especially on the side facing the sea. With historic houses such as Hill House (about 2.8 miles east) nearby, there’s older building stock in the area around Rosneath as well as newer homes. In older buildings, older timber frames in brick or stone need a different approach from a modern uPVC window.
For site and facilities teams at buildings such as Lomond School, larger buildings have plenty of frames, and the mastic around each one ages. For an older house near a landmark such as St Modan’s Parish Church (Rosneath), the windows may be timber, sash or later replacements, and each needs the right sealant against the wall.

What we can’t put right
Before you book, it’s worth knowing the limits too:
- Draughts through the window seals rather than the frame
- A frame that has rotted at the joint
- Damp coming through the wall itself rather than the frame joint
Not sure which it is? You can drop us a line at info@mrmastic.co.uk and we will tell you honestly.

The process
When we arrive, we look over the joints with you first. We protect the surfaces around the joints before any work begins. The work usually takes most of a day for a typical house, less for a few frames. In smaller Scottish places, parking is normally less of an issue than access and distance. Let us know how to find you and how to reach the joints.
- First, we go round the frames with you and agree the list.
- We remove the old mastic and clean the frame edge and wall.
- Deep gaps get closed-cell backing rod to set the depth.
- The new sealant goes on in white, brown, anthracite grey, black or clear to suit.
- We tool each bead neatly and check every joint is closed.
Before we arrive
- Tell us if parking is tricky
- Mention any tricky access
- Try not to wet indoor joints just before the visit

Related advice
DIY sealant or a professional job?
The difference is mostly in the preparation and the product. We take joints back to clean, dry surfaces, and the sealant is matched to the joint and its conditions, then guaranteed for a year.
Sealing over old silicone is the commonest DIY error. Silicone doesn’t stick to old silicone, so it peels away and traps moisture behind it. Everything old must be removed first.

When to call us in Rosneath
On timber frames, paint and putty build up around the joint. Old mastic gets painted over and cracks under the paint, and the wood moves with damp as well as heat.
Look out for these signs:
- Gaps left after new windows were fitted
- Gaps where the sill meets the wall
- Black, perished sealant on frames
- Cold air getting in at the frame edge
Rented homes near Helensburgh Central station change hands often, and cracked frame mastic tends to show up as a draught or damp complaint, so it’s worth checking between lets.
