Window mastic near Ardbeg

About our window mastic in Ardbeg

Over two decades of sealing frames has taught us which products suit which walls. We’re fully insured ARBOMaster approved applicators, and we give a 12-month guarantee on the work. We work on window sills, aluminium frames and composite doors, and common reasons people get in touch are rushed sealant from a window installation and cracked internal joints between frame and plaster.

Across smaller places in Scotland, homes range from stone and harled cottages to newer houses, many standing in the open. Exposed frames and sills take the full force of wind-driven rain, so the mastic there works hard.

The work is guaranteed for twelve months. If something isn’t right with it in that time, tell us and we will put it right.

When to call us in Ardbeg

Water runs down the glass onto the sill, so the sill ends and the joint below the frame are common leak points. When that sealant fails, water gets into the wall or under the frame.

Signs it’s time to call us include:

  • Gaps where the sill meets the wall
  • A bead that doesn’t match the frame
  • Mastic that has split away from the wall
  • Old mastic that has gone black or come away

In the older streets around Port Bannatyne Church, the windows may be timber, sash or later replacements, and each needs the right sealant against the wall.

What your quote should include

  • What guarantee comes with the work
  • How hidden problems are handled
  • Which sealant they’ll use, and why
  • Whether they’re fully insured

10 questions to ask before booking

Work for landlords, hotels and businesses

Whether it’s one flat or a portfolio, the work is the same standard: the old material taken out, careful preparation and a 12-month guarantee.

Landlords and agents in Ardbeg can book us as well as householders. Resealing between tenancies keeps a property looking cared for before the next move-in.

Frames and glazing around Ardbeg

Ardbeg is close to the coast, where wind-driven rain is a fact of life and, nearer the shore, so is salt air. That’s hard on the mastic around window and door frames, especially on the side facing the sea. Under the Repairing Standard, private landlords in Scotland have to keep homes wind and watertight, and sound outside sealant is part of that.

If you look after a building such as Rothesay Academy, its window and door frames need their mastic kept sound, just like a home’s.

Honest limits

To be straight with you, there are a few things sealant won’t fix:

  • Penetrating damp from a failed cavity tray or render
  • A sash or casement that will not close properly
  • Soft or decayed wood in the frame

If you’re not sure, just email us at info@mrmastic.co.uk and we will give you a straight answer before booking.

What we seal

  • Aluminium frames
  • Composite doors
  • Patio & French doors
  • Window sills
  • uPVC windows
  • Timber windows & doors

How it works

Before we leave, we go over the finished joints with you. The visit itself generally takes a few hours for a few frames, or a day or more for a whole house, depending on how much there is to do. In smaller Scottish places, parking is normally less of an issue than access and distance. Let us know how to find you and how to reach the joints, and the visit is planned around that.

  1. Each frame is looked over and we agree which ones need resealing.
  2. The old mastic is cut out and scraped back to clean surfaces.
  3. Where the gap is deep, backing rod goes in first.
  4. The new sealant goes on in white, brown, anthracite grey, black or clear to suit.
  5. We tool each bead neatly and check every joint is closed.

Getting ready for the visit

  • Where the joints are inside, avoid wetting them before we arrive
  • Clear items away from the joints we’re working on
  • Keep children and pets away from the work area

Leave it or put it right?

Getting a straight, even bead on an outside frame takes practice, especially upstairs. We cut out properly, back deep gaps and tool every joint neatly, in a sealant suited to the wall. In an older home around Ardbeg, damp from a failed joint can get into timber and plaster.

There are no prices on our website, because the cost depends so much on the job itself. Call for a quick quote and we’ll talk you through it.

Why book with us

  • More than 20 years in sealant work
  • An ARBOMaster approved applicator

Surface by surface

Timber windows & doors

On period timber windows, traditional sand mastic is sometimes the better choice. We’ll tell you which suits your home.

Aluminium frames

Aluminium moves with heat, and the frames are often slimmer than uPVC. A neat, narrow bead in a colour to match suits the frame.

FAQs for Ardbeg

Do you cover smaller places like Ardbeg?

Yes, Ardbeg is covered. We work across all of Scotland, from towns to the smallest places. The journey is planned ahead, so it helps to know about access.

Does living near the coast affect window mastic in Ardbeg?

Near the sea, outside joints face more wind, rain and salt than they would inland, so preparation and the right sealant matter all the more. It’s worth checking the walls that face the sea first.

Can you do upstairs windows?

Yes, where it’s safe. For high or awkward windows, we’ll tell you what access is needed.

Is it OK to seal over old sealant?

No, and we never do. It may look fine at first, but the new layer lifts away from the old one. Removing the old sealant completely is the only lasting way.

Do you take out the old sealant first?

Always. Sealing over the old bead is the commonest cause of early failure, so we never do it.

Do you work for letting agents?

Yes. We work for householders, landlords, letting agents, businesses and hotels.

Do you seal inside as well as outside?

Yes. The outside joint keeps the weather out, and the inside joint stops draughts and finishes the reveal. We do one or both.

Will new mastic stop draughts?

Often, yes. The gap between frame and wall is a common source of draughts, and sealing the inside and outside joints closes that path.

What affects the cost of window mastic

Your quote is based on your job. We look at:

  • Whether the work is at height
  • The product the joint needs
  • How much old sealant there is and how hard it is to remove
  • Whether there’s mould to deal with

The cost depends on the amount of work, how hard the old material is to remove and access to the work. We give a clear quote before work begins, so you know where you stand.

What to tell us for a quote

To make quoting easier, let us know:

  • Whether it has been sealed before
  • How many joints, rooms or windows are involved
  • Photos by email, if that’s easy
  • Where the property is

We do not publish a price list, because every job is different. Instead, your job gets its own clear quote. To get started, drop us a line at info@mrmastic.co.uk.
