How we handle commercial sealant in Ardbeg

For a rental portfolio, resealing between tenants keeps bathrooms and kitchens presentable. Several addresses can be quoted together. Common call-outs are for washrooms that need sorting before an inspection and failed joints in office kitchens and tea points, across retail & leisure sites, hotel bathrooms and rental portfolios.

For a place like Ardbeg, the journey and timings are planned in advance, so it can be fitted around bookings or opening times where possible.

We stand behind the work with a one-year guarantee, so you’re covered after we’ve gone.

How we quote for commercial sealant

For a quick quote, just ask. The main things that affect it are:

  • How many areas need sealing
  • Whether old sealant or filler has to be cut out
  • Access and height
  • Working hours on commercial sites

Some things make a job bigger or smaller: how much old sealant there is and how stubborn it is, any mould to treat, and whether we need extra access for height. Your quote takes all of that into account.

Helping us quote

When you call or email, it’s useful to know:

  • The rough size of the job
  • The address or postcode of the job
  • If someone has resealed it before
  • Pictures of the joints, sent by email

We quote each job on its own. Simply email us at info@mrmastic.co.uk and describe the job.

Do you need commercial sealant in Ardbeg?

Wet rooms and accessible showers are designed for the whole floor to get wet, so the joints at floor level are under water often. A failed joint there can soon let water into the floor or walls.

If you can see any of these, it’s time to have the joints looked at:

  • Joints that need doing before an inspection or audit
  • Mouldy washroom sealant that staff and guests notice
  • Leaks from showers into rooms or ceilings below
  • Sealant failing again soon after quick repairs

For buildings such as Port Bannatyne Church, its kitchen and washroom sealant needs looking after like anywhere else.

Leave it or put it right?

Room by room, the work is quick: the job takes a morning for a small washroom, and a planned programme for bigger sites. Each area is then left to cure for the time we give you, so planning the order matters more than the hours on site. Out of town in Scotland, exposed walls take a lot of weather, and once water gets behind a failed joint, damp in stone or harled walls is slow to dry out.

Every job is a little different, so we quote each one individually. The number of joints, how easy they are to reach and the sealant needed all make a difference, and we’ll explain the quote if you ask.

Why book with us

  • Fully insured
  • ARBOMaster approved applicator
  • A sealant colour to suit the surroundings

What does commercial sealant cost?

Every job is different, so each one gets its own quote. To get one, send an email to info@mrmastic.co.uk with a short description of the job.

Do you remove the old sealant?

Yes. We cut out all the old sealant and clean the joint before resealing.

Can you start early or work out of hours?

Often, yes. Tell us your opening hours and quiet times, and we will see what can be arranged.

Do you provide RAMS?

Let us know your site’s requirements. We will confirm what we can supply before work is booked.

What we cannot put right

We will not take on work that won’t last, so these are the limits:

  • A shower tray, bath or basin that is cracked or broken
  • Water damage behind the tiles that needs a tiler or builder
  • Faulty shower valves and leaking traps

Not sure which it is? You can email us at info@mrmastic.co.uk and we’ll tell you honestly before you book.

Commercial sealant around Ardbeg

If you run a hotel, guest house or holiday let in a coastal place like Ardbeg, heavy use in the busy months is hard on washroom and kitchen sealant, and any building work there should leave fire-rated joints made good. There are hotels and other places to stay in and around Ardbeg. For hotels, a room-by-room programme keeps most rooms in use while the work goes on.

For site and facilities teams at buildings such as Rothesay Academy, busy washrooms and kitchens can be resealed in phases so they stay open.

How it works

Most of a good job is in the preparation, so that’s where we spend the time. Every joint is cleaned and dried before new material goes in. In total, it generally takes a few hours per room, so whole buildings are phased. Somewhere like Ardbeg may be a longer drive, and the journey is planned ahead. Tell us about tracks, gates, a ferry crossing or anything unusual about getting there.

  1. We agree a programme with you: which rooms, in what order, at what times.
  2. Tell us what paperwork your site needs, and we confirm what we can supply before any work starts.
  3. Old sealant is cut out room by room and joints cleaned and treated.
  4. Anti-fungal sanitary silicone goes into wet areas, with suitable sealant elsewhere.
  5. Each finished area is checked with you and given a cure time.

Before we arrive

  • For business premises, tell us about site rules or sign-in
  • Tell us if parking is tricky
  • Clear the area around the work

How to get a quote

It all starts with a short chat. Tell us what’s wrong, where it is and how much there is, and we will talk you through what we’d do. Whenever you’re ready, email us at info@mrmastic.co.uk.

DIY sealant or a professional job?

Overfilling a joint is a classic DIY mistake. A thick, smeared bead looks untidy and doesn’t move well, and the joint depth matters as much as the finish.

A DIY attempt does not rule out a professional job. We remove it and do the joint properly.

How to look after the new joints

Once the sealant has cured, a few habits help it last:

  • Ask cleaners to go gently on the silicone
  • Schedule work around occupancy
  • Check extract fans are actually running
  • Log resealing so you know what’s due

Include sealant in routine room inspections. Checking joints alongside other room checks catches failures before they leak.

Watch for the warning signs: mould, splits, peeling corners or water marks downstairs. Any of these means the joints need attention.
