What happens on the day
Once we are on site, we check the joints match what you told us. If anything is different, we explain it before carrying on. After that, the work takes a morning for a couple of windows and a door. In smaller Scottish places, parking is usually less of an issue than access and distance. Tell us how to find the property and how to reach the work.
- First, we confirm safe access to each frame.
- Old, cracked mastic is removed completely.
- The surfaces are cleaned and left dry, and primed where the sealant calls for it.
- Backing rod fills deep voids and the sealant goes in on top.
- The joint is shaped to shed water and the area tidied.
Preparing for the visit
- Clear items away from the joints we are working on
- Where the joints are inside, avoid wetting them before we arrive
- Mention any sign-in or site rules at work premises

Advice
Window mastic in Keills: local notes
Keills is close to the coast, and homes near the sea take more wind-driven rain, with salt in the air closer to the shore. Both are hard on the mastic around window and door frames, which can dry out and crack sooner where a building faces the weather. Private landlords in Scotland must meet the Repairing Standard, which includes keeping a home wind and watertight, and failed outside joints work against that.
In and around Keills, as anywhere, good window mastic starts with a clean, dry, properly prepared joint. For jobs in and around Keills, choosing the right material for each joint is as important as a tidy finish.

When something else is needed
It helps to know what we can’t do:
- Damp problems in the wall away from the window
- A door that needs adjusting, rehanging or new seals
- Soft or decayed wood in the frame
Not sure which it is? You can drop us a line at info@mrmastic.co.uk and we will tell you honestly before booking.

Keeping the joints in good condition
Looking after new joints is easy:
- Keep solvents and bleach off the sealant
- Wash the frames with mild soapy water
- Wipe condensation off the frames
- Keep timber frames painted
Clean the frames with mild soapy water, and avoid solvent cleaners on the sealant.
A small gap around a frame only grows. As the old mastic shrinks further, more air gets through, and a cold room gets colder. A new joint closes it up.
Why it’s worth doing now in Keills
Redecorating is a good moment to renew the mastic. A clean new bead makes new paint or render look finished, and it’s easier while the walls are being worked on anyway. In an older home around Keills, damp from a failed joint can get into timber and plaster, which is a far bigger job than the sealant.
Doing several joints on one visit is generally more efficient than separate visits, so tell us about everything that needs sealing. We’ll give you a clear quote for the lot.

What the job involves on each surface
Window sills
Masonry sills can have joints where water gets in, including the one between the sill and the frame above. Those are sealed with a product suited to stone or concrete.
uPVC windows
The frame is cleaned with a product that will not harm the plastic, then the sealant goes in between frame and wall and tooled smooth.
Your questions about window mastic in Keills
Is Keills in your area for window mastic?
Yes. Our work covers the whole of Scotland, and Keills is part of that. You can drop us a line at info@mrmastic.co.uk and let us know what needs doing.
Is Keills within the area you cover?
Yes, we do. Our work covers the whole of Scotland, from towns to the smallest places. The journey is planned ahead, so it helps to know about access.
How many windows can you do in a day?
The work takes most of a day for a typical house, less for a few frames. Access and how stubborn the old mastic is affect the time most.
Are you ARBOMaster approved?
Yes. We’re ARBOMaster approved, the scheme for applicators of Arbo sealants.
Do you remove the old sealant?
Yes. Sealing over the old bead is the commonest cause of early failure, so we never do it.
Will resealing my frames help with draughts?
Often, yes. The gap between frame and wall is a common source of draughts, and resealing inside and out closes it.
Can you seal the gap between the frame and the plaster indoors?
Yes. Draughts often come through the inside gap too, so it can be worth sealing both.
Will it make a mess?
No. We protect the surfaces around the joints, and we clear up the old sealant and our materials before we leave.
