How we handle external mastic in Duror

Joints in render and cladding are easy to overlook until a damp patch appears. We inspect them, agree which need doing and reseal with a weatherproof, flexible sealant in a colour to suit. If you are dealing with failed seals between different materials and brick movement joints where the sealant has split, we can put it right.

External sealant needs dry surfaces, so outdoor work around Duror is planned around the weather. Tell us how to reach each wall, gutter and roofline.

Each job carries a 12-month guarantee.

What affects the cost of external mastic

You’ll get a clear quote before work begins. It’s based on:

  • The number and length of the joints
  • How easy the joints are to reach
  • Whether old sealant or filler has to be cut out
  • The product the joint needs

No two jobs are quite the same, so each one gets its own quote. Size, access and the product the joint needs all play a part.

What we need to know

The more you tell us, the more accurate the quote. When you get in contact, it helps to mention:

  • How many joints, rooms or windows are involved
  • Whether it’s a home or a business
  • If someone has resealed it before
  • Pictures of the joints, sent by email

We quote each job on its own, so start by telling us what you need. Simply email us at info@mrmastic.co.uk and describe the job.

Surface by surface

Cladding and façade panels

Cladding and façade panels are normally separated by sealed joints. We reseal them with a sealant suited to the panel material.

Concrete and blockwork

Concrete faces can be dusty and porous, so cleaning and priming matter. We prime where the sealant needs it.

Keeping the joints in good condition

After the cure time, these simple habits help:

  • Tell anyone working on the walls about the movement joints
  • Keep water from gutters off the wall
  • Get split or bare joints resealed while the damage is small
  • Look over the joints every year, ideally after winter

Give the sealant the cure time we tell you before anything rubs against it. The surface skins over quickly, but full cure takes longer.

Small splits are the time to act. At that stage it’s a simple cut out and reseal before water has had years to get in.

Why it’s worth doing now in Duror

A low-modulus sealant is chosen because it moves without pulling hard at the edges. That matters on brick, render and concrete, which can be weaker at the face. Too stiff a sealant can pull at the edges and break them. In a place like Duror, small leaks are easy to put off, but water behind a failed seal does the most damage when nobody’s watching.

A failed joint rarely gets cheaper to fix by waiting. If you are unsure, email us at info@mrmastic.co.uk and we’ll give you an honest view and a quote.

What happens on the day

The work is kept neat and contained to the joints we’re treating, so you can carry on as normal. Expect the work to take a few hours to a few days, depending on the length of joint and the access, and we tell you how long to leave it before we go. Somewhere like Duror may be a longer drive, and the journey is planned ahead. Tell us about tracks, gates, a ferry crossing or anything unusual about getting there.

  1. We look at every joint and agree a colour to suit the wall.
  2. Failed sealant is removed back to clean, sound faces.
  3. Backing rod goes in so the sealant can stretch between the two faces.
  4. Primer is applied wherever the sealant needs it.
  5. We gun in low-modulus sealant and tool it neatly.

What external mastic looks like in Duror

Duror is within about 1 mile of the coast, where wind-driven rain is a fact of life and, nearer the shore, so is salt air. Both are hard on movement joints and outside wall joints, which can dry out and crack sooner where a building faces the weather. Harled (roughcast) walls are common in Scotland, and where harling meets frames, pipes and other materials, the joint needs a flexible sealant that grips a rough surface.

Around Duror, as everywhere, external mastic is only as good as the preparation behind it. In the older streets around St Adamnan's Episcopal Church, an extension built onto an older house moves differently, and the joint between them takes the strain.

Duror is in Argyll and Bute. From the centre of Duror to the outskirts, external mastic is available for homes and businesses alike. Our Argyll and Bute coverage runs to 118 places, Duror among them. There’s also a page for Glasgow, about 67 miles away.

Postcode districts we cover here for external mastic: PA38. If you’re just outside Duror, we cover Kentallen (2 miles north-east), Clo Mhuillin (5 miles north), Corran (5 miles north), Inchree (5 miles north) and Ballachulish (6 miles east). Remote and island addresses need a little more planning, so tell us where you are when you ask for a quote.

Questions from Duror

Will you come out to Duror?

Yes. Duror is within the area we cover, which takes in towns, villages and rural addresses. We work across all of Scotland. Just mention lanes, gates or anything else about the route when you book.

Does living near the coast affect external mastic in Duror?

Near the coast, wind-driven rain and, nearer the shore, salt air make outside sealant work harder. The right product, a clean joint and the right depth all help it cope.

Are you ARBOMaster approved?

Yes. ARBOMaster is the approved applicator scheme for Arbo sealants, and we’re part of it.

Do I need to be at home?

If the work is inside, we need someone to let us in. After that, you can carry on with your day.

Why do you put foam in the joint first?

The foam is closed-cell backing rod. It stops the sealant going in too deep and bonding to three sides, which would stop it stretching.

How long does external mastic take?

As a guide, most jobs take anything from a few hours to several days, depending on the building. Bigger jobs take longer.

Where are you based?

Our base is Crawley, with over 20 years’ experience. Our area covers South East England, London and Scotland.

Should I point up the gap in my brickwork?

No. Cement or mortar can’t stretch, so the joint stops doing its job. Where a joint has been mortared, it can often be raked out and sealed properly.

DIY versus a professional finish

Not every job suits DIY: high-level joints, fire-rated gaps, external movement joints and big jobs need the right product, the right access and the right method.

A DIY attempt doesn’t rule out a professional job. We remove it and do the joint properly.

Honest limits

We’d rather tell you now than do work that won’t last, so these are the limits:

  • Movement that’s more than a sealant joint can take
  • Failed render or damaged cladding panels
  • Adding movement joints to masonry that has none

If in doubt, email us at info@mrmastic.co.uk and we will say what we think before you book.
