External mastic for homes and businesses in Inchree
As ARBOMaster approved applicators, we choose exterior sealants to suit the joint and the surfaces. Some surfaces need a primer before sealing, and we don’t skip that step. We work on joints between brick and frames, concrete & block and brickwork movement joints, and common reasons people get in touch are damp patches traced to an open external joint and hard, crazed mastic that has stopped moving.
In and around a place like Inchree, many buildings face open ground and take the full weather. Outside joints on exposed walls work hard, so they need a sealant that moves with the building.
Your job is guaranteed for a year, as with all our work.

Inchree questions
Can you do external mastic in Inchree?
Yes. We work across all of Scotland, and Inchree is part of that. You can drop us a line at info@mrmastic.co.uk and let us know what needs doing.
Does the coastal weather in Inchree affect outside sealant?
Coastal homes put outside sealant through more weather than inland ones, so the choice of sealant and the preparation matter even more. It’s worth checking the walls that face the sea first.
What do you need from me for a quote?
A short description and the location, plus photos if you have them. If we need more, we will ask.
Do the sealants smell?
It depends on the product. Some products have a noticeable smell, others very little, and any smell fades as they cure.
Do you take out the old sealant first?
Yes, every time. New silicone doesn’t stick to old silicone, so the joint is cleaned back first.
Can you seal over the old sealant?
No, and we never do. It may look fine at first, but the new bead soon lifts. Removing the old sealant completely is the only lasting way.
Can you do several jobs on one visit?
Of course. Doing several areas at once is normally more efficient.
Do you guarantee your work?
Yes, always. There’s a 12-month guarantee on every job, large or small.
When to call us in Inchree
Many joints fail because they were sealed too deep or with nothing behind them. Sealant bonded to three sides has nowhere to go and tears as soon as the joint widens.
Common reasons people contact us are:
- Water getting into walls through failed joints
- Joints with sealant missing in places
- Panel joints letting water in
- Sealant pulling away from one side of the joint
In and around Inchree, as anywhere, good external mastic starts with a clean, dry, properly prepared joint.
What to look for in a quote
- How long the guarantee is
- When the joint can take water or movement
- Are they insured?
- What preparation is included
Why deal with it now?
Resealing a run of joints in one go is generally better than patching one at a time. Joints of the same age tend to fail together. Around Inchree, water from a failed joint in an older stone home can soak into timber and plaster, which is a far bigger job than the sealant.
Rather than a set price list, we price the job in front of us: how many joints, what’s in them now and how we reach them. The price is agreed before we begin.
Why us?
- Rated 4.9 stars on Google
- White, clear, grey or coloured to suit, where the product allows

The process
There’s no need to move everything out before we come, just the space around the work. Everything nearby is protected, and the work takes anything from a few hours to several days, depending on the building in most cases. Somewhere like Inchree may be a longer drive, and the journey is planned ahead. Tell us about tracks, gates, a ferry crossing or anything unusual about getting there.
- First, the joints are inspected and the access agreed.
- Every bit of old sealant and any mortar or debris is cut out.
- The faces are brushed clean and primed where the product requires it.
- Backing rod sized to the joint goes in to set the depth.
- We apply the sealant, tool it and check the whole run.
How to prepare
- Keep pets and children clear of the area while we work
- Try not to wet indoor joints just before the visit
- Mention if the joints have been sealed before

How to look after the new joints
Looking after new joints is easy, and it makes a real difference:
- Deal with leaking gutters that soak the joints below
- Ask before painting over external sealant
- Point out the joints to other trades
- Make sure movement joints are not pointed over
Keep pressure washers away from the sealant. A strong jet can damage the edges of the bead and let water in behind.
Act while the splits are small. Then it’s a straightforward cut-out and reseal with no damage behind it to deal with.
Honest limits
To be straight with you, there are a few things sealant will not fix:
- Damp from another source, such as a leaking gutter or a bridged damp-proof course
- Adding movement joints to masonry that has none
- Render that’s blown, hollow or coming away
If in doubt, send an email to info@mrmastic.co.uk and we’ll say what we think.
Joints and surfaces we work on
- Façade panels
- Concrete & block
- Joints between brick and frames
- Render & cladding joints
- Copings & trims
- Brickwork movement joints
Should I try it myself first?
The biggest DIY mistake is sealing over old sealant. New silicone will not bond to old, so it peels away and traps moisture behind it. All the old material has to come out first.
A DIY attempt does not rule out a professional job. We remove it and do the joint properly.
How we quote for external mastic
You will get a clear quote before we start. It’s based on:
- How many areas need sealing
- Any mould that needs treating
- Access and height
- The product the joint needs
What you pay reflects the work, not a rough estimate. That’s why we ask about the job first and send you a clear quote before work begins.
What we need to know
There’s no need for technical detail. It helps if you can tell us:
- If it’s domestic, commercial or a hotel
- Pictures of the joints, sent by email
- If someone has resealed it before
- The problem you’ve noticed
Every job is quoted individually. Just send an email to info@mrmastic.co.uk with the details.
Outside joints around Inchree
Inchree is within about 1 mile of the coast, where wind-driven rain is a fact of life and, nearer the shore, so is salt air. That’s hard on movement joints and outside wall joints, especially on the side facing the sea. Inchree is in the west of Scotland, which is wetter than the east, so there’s plenty of rain for movement joints and outside wall joints to keep out.
Whether the job is in Inchree itself or nearby, the right material for each joint matters as much as a neat finish.
