  • Damp patches traced to an open external joint
  • Old sealant gone brittle and cracked

Leave it or put it right?

Low-modulus sealants stretch easily, so they put less strain on the joint edges. That protects surfaces like brick, render and concrete. Too stiff a sealant can pull at the edges and break them. When the nearest tradesperson is a drive away, it’s tempting to leave a small leak, but water behind a failed seal does the most damage when nobody’s watching.

Combining jobs into one visit is normally more efficient than separate visits, so tell us about everything that needs sealing. You’ll get one clear quote for the whole job.

External mastic in Kentallen, done properly

A movement joint is only as good as its depth. Backing rod controls how deep the sealant goes and keeps it off the back of the joint, so it bonds to the two sides only and can stretch. We work on façade panels, brickwork movement joints and render & cladding joints, and the jobs we see most are water getting into walls through failed joints and weeds or debris growing in open joints.

Outside joints can only be sealed when they’re dry, so work in Kentallen depends on the weather, and longer journeys are planned in advance. Let us know about access to every wall and roofline.

There’s a 12-month guarantee on every job.

Signs you need external mastic in Kentallen

If plants are growing out of a joint, the sealant has usually failed or was never there. Dirt and roots then trap moisture in the joint and make things worse.

Signs it’s time to call us include:

  • Failed seals between different materials
  • Leaking joints around cladding and façade panels
  • Moss and dirt in joints with no sealant left
  • Damp patches traced to an open external joint

Whether the job is in Kentallen itself or nearby, the right material for each joint matters as much as a neat finish.

10 questions to ask before you book

Outside joints around Kentallen

Kentallen is within about 1 mile of the coast, and homes near the sea take more wind-driven rain, with salt in the air closer to the shore. That is hard on movement joints and outside wall joints, especially on the side facing the sea. Private landlords in Scotland must meet the Repairing Standard, which includes keeping a home wind and watertight, and sound outside sealant is part of that.

In and around Kentallen, as anywhere, good external mastic starts with a clean, dry, properly prepared joint.

Kentallen is in Argyll and Bute. Jobs in Kentallen get the same care as everywhere else we work: the old material taken out, joints prepared properly and a 12-month guarantee. The process

A visit follows a simple pattern: we look at the joints together, mask and protect the surrounding surfaces, carry out the job and tidy away. Most jobs take a few hours for a handful of joints, longer for a whole elevation. In smaller Scottish places, parking is usually less of an issue than access and distance. Let us know how to find you and how to reach the joints.

  1. Each joint is checked and the colour of the new sealant agreed.
  2. We take out the old sealant until the faces are sound.
  3. Closed-cell backing rod is pushed in so the sealant bonds to two sides only.
  4. Primer is applied wherever the sealant needs it.
  5. We gun in low-modulus sealant and tool it neatly.

Advice

Should I try it myself first?

A careful DIYer can reseal a simple joint, such as a straightforward joint indoors. Where it goes wrong is sealing over the old bead, working on a wet joint or overloading the gap.

If you are set on DIY, put the effort into preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it fails, we can still redo it.

How we quote for external mastic

For a quick quote, just ask. What matters most is:

  • Mould in or behind the old joints
  • How much there is to do
  • The number of rooms or windows
  • Any working-time requirements on site

Homes and businesses are quoted the same way: the amount of work, the access and the products needed. Call for a quick quote and we’ll explain what it covers.

Asking for a quote

Photos help, but a description is a good start. Try to tell us:

  • Whether it’s a home or a business
  • What’s wrong with the joints now
  • Photos by email, if that’s easy
  • The rough size of the job

For a quick quote, get us on the phone, or email us if that is easier. Describe what needs sealing and we will talk you through the work and send you a clear quote.

How the job changes by surface

Cladding and façade panels

Panel systems often rely on sealant between and around the panels. Each joint gets a sealant that suits the panel and its movement.

Concrete and blockwork

Wide joints in concrete need the depth controlling carefully. We size the backing rod to the gap so the sealant is not too deep.
