How we handle new build mastic in Inchree

Some new-home owners let the house settle before resealing. For small cosmetic gaps, that is reasonable, but a seal that’s letting water through needs doing now. Typical jobs include joints pulling apart as timber shrinks and sealant work across a run of new homes, across bathrooms & en suites, plot handovers and skirting & floors.

New homes in smaller Scottish places are often single plots, self-builds or small developments. Each needs its sealant and floor joints finished as carefully as on a big site.

You’re covered for a year from the day we finish. If anything is not right with it, email us at info@mrmastic.co.uk.

DIY sealant or a professional job?

Overfilling a joint is a classic DIY mistake. A thick, smeared bead looks untidy and doesn’t move well, and getting the depth right matters as much as the look.

The biggest DIY mistake is sealing over old sealant. New silicone won’t bond to old, so it lifts and traps water and mould underneath. Everything old must be removed first.

New homes and floors in Inchree

Inchree is close to the coast. New homes near the sea put their outside mastic to work from day one, so it’s worth checking at snagging. Inchree is in the west of Scotland, which is wetter than the east, which means plot mastic and the sealant in new homes has to cope with a lot of rain.

Around Inchree, as everywhere, new build mastic is only as good as the preparation behind it.

Inchree is in Highland. Inchree gets the same service as everywhere we cover: old sealant removed completely, careful preparation and a one-year guarantee. We cover 253 towns and villages across Highland. Glasgow is on our list too, around 70 miles away.

Here we cover the PH33 postcode area for new build mastic. Whether your property is on Righ Crescent and Corran Gardens or a nearby road, our applicators can take on the job. Close by, we work in Corran (1 mile west), Clo Mhuillin (1 mile west), Kentallen (3 miles south), Ballachulish (5 miles south-east) and Glencoe (5 miles south-east). Larger places within reach include Fort William (8 miles north-east), Caol (9 miles north-east), Inverlochy (9 miles north-east) and Kinlochmore (10 miles east). If you’re somewhere remote, a little more planning is needed, so mention it when you ask for a quote.

Honest limits

A few problems are outside what sealant work can do:

  • Leaks from pipes, valves or wastes, which need a plumber
  • Structural cracks in walls or ceilings
  • Movement caused by a poorly fitted tray or bath

Not sure which it is? You can email us at info@mrmastic.co.uk and we will tell you honestly.

Joints and surfaces we work on

  • Kitchens
  • Plot handovers
  • Show homes
  • Windows & doors
  • Bathrooms & en suites

How to look after the new joints

A little care helps the new joints last. We recommend:

  • Use the extractor fan every time you shower
  • Look at the sealant regularly in the first couple of years
  • Keep photos and emails about snagging items
  • Act quickly if a seal starts to leak

Do not stand on the bath edge or the lip of the tray in the first few weeks. If a bath or tray moves when you stand in it, get it looked at.

The sooner you deal with untidy or cracking sealant, the less there is to put right. Left alone, a small crack can become a leak over time.

What we are called out for in Inchree

Baths and trays settle under load once the home is lived in. A bath sealed empty drops slightly when filled, straining the joint and can tear.

Most people get in touch after spotting something like this:

  • Cracks appearing as a new home settles
  • Sealant work across a run of new homes
  • Internal frame sealant that has split
  • Cracked caulk along new skirting

Whether the job is in Inchree itself or nearby, the right material for each joint matters as much as a neat finish.

What to look for in a quote

  • Is VAT in the price?
  • Who turns up on the day
  • Are they insured?
  • When the joint can take water or movement

Why deal with it now?

A quick bead over the top of the old sealant can look fine at first, but it will not bond to the old layer. A lasting seal starts with removing the old one completely. In an older home around Inchree, damp from a failed joint can get into timber and plaster.

Commercial jobs are quoted on the same basis as homes: the amount of work, the access and the products needed, along with when we can work on site. Call for a quick quote and we’ll explain what it covers.

Inchree: your questions answered

Will you come out to Inchree?

Yes, Inchree is covered. We work across all of Scotland, and smaller places are part of that. Longer journeys are simply planned in advance.

What guarantee comes with new build mastic in Inchree?

All our work, in Inchree and everywhere else, comes with a 12-month guarantee. We are also fully insured and ARBOMaster approved.

Can you reseal over the builder’s sealant?

No. Sealing over old sealant looks fine for a few weeks, then lifts. We remove every bit of the old bead before resealing.

Is it messy?

We keep the work tidy. Nearby surfaces are protected, and the area is left clean when we finish.

Will the old sealant be removed?

Always. Sealing over the old bead is the commonest cause of early failure, so we never do it.

Is it worth resealing while the house is still settling?

If the seal has failed and water is getting in, do it now. Hairline cosmetic gaps can wait until the house has settled.

How long does the job take?

A typical job takes a few hours in a single home. We will confirm how long when we quote.

Do you work for landlords and businesses?

Yes. As well as homeowners, we work for landlords, agents, businesses and hotels in Inchree.

How it works

We keep the work tidy and contained to the area we are working on. The job normally takes anything from a few hours to several days, depending on the number of plots. Outdoor work around Inchree depends on the weather, as sealant needs a dry surface, so an outdoor job can move if the forecast changes. Work indoors is not affected.

  1. We start by agreeing which joints are on the list, from the snagging sheet or plot schedule.
  2. The old bead comes out in full, with no layer left behind.
  3. We clean off dust from the build and prime the surfaces where the product needs it.
  4. New sealant suited to each joint is applied and tooled neatly.
  5. Each area is checked and left with its cure time.

Preparing for the visit

  • Let us know about stairs, lifts or work at height
  • Keep pets and children clear of the area while we work
  • Where the joints are inside, avoid wetting them before we arrive
