Sand mastic for homes and businesses in Inchree

Sand mastic suits most period window surrounds. Newer frames usually get a flexible sealant instead, and we will talk through which suits your home. We work on period & listed homes, brick reveals and sash and case windows, and the jobs we see most are mastic worn away on windows facing the weather and modern sealant on a period surround.

Older stone-built homes in Scotland often have sash and case or timber windows set in stone. Those suit a traditional sand mastic or a neutral-cure sealant, not an acetoxy silicone that can attack some stone.

You get a one-year guarantee, the same in Inchree as everywhere else we work.

What sand mastic looks like in Inchree

Inchree is close to the coast, and homes near the sea take more wind-driven rain, with salt in the air closer to the shore. That’s hard on the mastic around older windows and doors, especially on the side facing the sea. Many older homes in Scotland have sash and case windows, and the joint between the box frame and the stone or render is traditionally pointed with sand mastic.

Whether the job is in Inchree itself or nearby, the right material for each joint matters as much as a neat finish. In and around Inchree, as anywhere, good sand mastic starts with a clean, dry, properly prepared joint.

Why act early in Inchree

An open joint round the frame lets weather in. Water can get to the frame and the masonry so renewing it early protects the window. When the nearest tradesperson is a drive away, it’s tempting to leave a small leak, but water behind a failed seal does the most damage when nobody’s watching.

There are no prices on our website, because each job is priced on what it involves. Call for a quick quote.

Questions from Inchree

Does the coastal weather in Inchree affect outside sealant?

Coastal homes put outside sealant through more weather than inland ones, so the choice of sealant and the preparation matter even more. It’s worth checking the walls that face the sea first.

Can you do sand mastic in Inchree?

Yes. Our work covers the whole of Scotland, and Inchree is part of that. Just drop us a line at info@mrmastic.co.uk with a few details of the job.

Do I need permission for sand mastic on a listed building?

Yes, it’s worth checking. Ask your local planning authority whether consent is needed for listed or conservation-area properties.

Can new sealant go over the old?

No, it will not last. It can look neat for a few weeks, but the new bead soon lifts. Removing the old sealant completely is the only lasting way.

Should I use sand mastic or silicone?

We’ll talk it through with you. Sand mastic suits many period homes, and modern sealants suit newer frames.

Does someone need to be in?

Access is agreed with you when the job is booked. Indoors, that normally means someone at home.

I’m a tenant. Can you help?

Yes, but check with your landlord or agent first. Many landlords are glad to have it sorted.

What information do you need?

A short description and the location. If we need more, we will ask.

When it isn’t the sealant

It helps to know what we cannot do:

  • Rotten sashes, sills or window boxes (a joiner’s job)
  • Broken panes
  • Decisions on consent for listed homes

If you are not sure, just email us at info@mrmastic.co.uk and we will give you a straight answer before booking.

Surfaces we seal

  • Sash and case windows
  • Timber door frames
  • Stone surrounds
  • Brick reveals
  • Tenement windows
  • Period & listed homes

What we do, step by step

There is not much for you to do on the day. Show us the job and we’ll take it from there. The work itself takes a few hours for a single window, longer for several from start to finish. For a place like Inchree, longer drives are planned in advance. Tell us about tracks, gates, a ferry crossing or anything unusual about getting there.

  1. First we agree which joints need doing.
  2. We remove the old, loose mastic.
  3. Deep gaps are packed so the mastic sits at the right depth.
  4. We apply the mastic by hand and shape it.
  5. The surface is finished to suit the stone or brick.

Advice

Aftercare tips

Looking after new joints is easy:

  • Go gently near the mastic when preparing windows
  • Plan mastic work ahead of painting
  • Leave the new mastic unpainted
  • Make sure water runs off the sill

Avoid painting over the new mastic, which is the traditional advice. If you’re redecorating, ask us first.

Good mastic helps keep the frame dry. Failed mastic lets water reach the timber and timber that stays wet can rot.

What affects the cost of sand mastic

We quote each job individually. This is what makes a difference:

  • The product the joint needs
  • The number of rooms or windows
  • How easy the joints are to reach
  • Whether there’s mould to deal with

Doing several joints on one visit is normally more efficient than separate visits, so it’s worth mentioning everything you’d like done. We will give you a clear quote for the lot.

What we need to know

Before you ask for a quote, have a think about:

  • What’s wrong with the joints now
  • If someone has resealed it before
  • How many joints, rooms or windows are involved
  • A few photos by email, if you can

For sand mastic in Inchree, email us at info@mrmastic.co.uk. A short description of the job and where it is helps us quote, and you’ll get a clear quote before any work starts.

DIY sealant or a professional job?

A DIY attempt does not rule out a professional job. We cut it out and start again.

The biggest DIY mistake is sealing over old sealant. New silicone will not bond to old, so it lifts and traps water and mould underneath. All the old material has to come out first.
