Trusted sand mastic in Duror

Sand mastic in Duror, done properly

On many period windows, sand mastic looks right and suits the building. On modern frames we’d normally use a flexible sealant, and we will talk through which suits your home. We work on period & listed homes, brick reveals and timber door frames, and common reasons people get in touch are mastic dropping out of the joint and window mastic to renew ahead of painting.

Mastic can only go onto a dry joint, so outside work in Duror depends on the weather. Tell us about access to all the windows and doors, upstairs included.

The work is guaranteed for twelve months. If there’s a problem with our work within the year, let us know and we will sort it.

DIY versus a professional finish

If you’ve already had a go yourself, that is fine. We remove it and do the joint properly, so tell us about it when you ask for a quote.

Overfilling a joint is a classic DIY mistake. A thick, smeared bead looks untidy and doesn’t move well, and getting the depth right matters as much as the look.

What we can’t put right

To be straight with you, there are a few things sealant will not fix:

  • Whether work needs listed building consent
  • Broken panes
  • Damaged stone surrounds

If in doubt, email us at info@mrmastic.co.uk and we’ll say what we think before you book.

Joints and surfaces we work on

  • Tenement windows
  • Timber door frames
  • Sash and case windows
  • Period & listed homes
  • Brick reveals
  • Stone surrounds

How it works

When we arrive, we look over the joints with you first, so you know exactly what we’re doing. We protect the surfaces around the joints before work begins. The work generally takes anything from a few hours to a full day, depending on how many windows. For a place like Duror, longer drives are planned in advance. Mention tracks, gates, ferries or anything else about the route.

  1. We check each window surround and the condition of the joint.
  2. We rake out the old mastic and clean the joint.
  3. Large voids are packed out.
  4. We point the joint with sand mastic by hand.
  5. The finish is dressed neatly.

Preparing for the visit

  • Mention any parking rules near the property
  • Tell us about any previous sealing or DIY attempts
  • Where the joints are inside, avoid wetting them before we arrive

Advice

Windows and doors in Duror

Duror is close to the coast, where wind-driven rain is a fact of life and, nearer the shore, so is salt air. That’s hard on the mastic around older windows and doors, especially on the side facing the sea. Private landlords in Scotland must meet the Repairing Standard, which includes keeping a home wind and watertight, and sound outside sealant is part of that.

Homes close to St Adamnan's Episcopal Church include some older properties, and replacement windows fitted into old openings often leave uneven gaps that need backing and a flexible joint.

Duror is in Argyll and Bute. Wherever you are in the PA38 postcode area, we can carry out sand mastic at your property. Our Argyll and Bute coverage runs to 118 places, Duror among them. You can also see our page for Glasgow, roughly 67 miles from Duror.

All of PA38 is within our area for sand mastic, from the main roads to the quietest streets. Nearby, we also carry out sand mastic in Kentallen (2 miles north-east), Clo Mhuillin (5 miles north), Corran (5 miles north), Inchree (5 miles north) and Ballachulish (6 miles east). If you’re somewhere remote, the job takes a little more planning, so let us know when you get in touch.

Your questions about sand mastic in Duror

Does the coastal weather in Duror affect outside sealant?

Near the coast, wind-driven rain and, nearer the shore, salt air make outside sealant work harder. Choosing the right sealant for the frame and wall, laid at the right depth, helps it last.

Will you come out to Duror?

Yes, we do. Our work covers the whole of Scotland, from towns to the smallest places. The journey is planned ahead, so it helps to know about access.

What should I tell you?

Where the job is, what the problem is and roughly how big it is. Photos by email help too.

Is it possible to take out silicone and use sand mastic instead?

Normally, yes. Once the silicone is out and the joint prepared, sand mastic is applied by hand.

Will it make a mess?

No. We protect the surfaces around the joints, and we tidy up before we go.

Can you seal over the old sealant?

No. The old sealant always comes out first, so the new sealant bonds properly.

Are you insured?

Yes, we’re fully insured for domestic and commercial work.

Is it possible to paint over sand mastic?

Sand mastic is normally left unpainted, which is what traditional guidance recommends. Talk to us before any painting near it.

Do you need sand mastic in Duror?

Most of it is simply age. Sand mastic is a maintenance item like any pointing, depending on exposure and upkeep.

The problems people generally mention when they call are:

  • Old cement repairs round a window that have failed
  • Weathered mastic on the most exposed windows
  • Open joints round the window box
  • Window mastic to renew ahead of painting

In and around Duror, as anywhere, good sand mastic starts with a clean, dry, properly prepared joint.

Questions to ask before you book

  • Whether they’re fully insured
  • What preparation is included
  • How the colour is chosen
  • Is the old sealant removed completely?

A traditional finish suits a period property.

Brick reveals

Loose mastic comes out and deep gaps are packed before the new mastic goes in.

Leave it or put it right?

If you are redecorating, renew the mastic first. Paint over cracked mastic won’t stop the gaps and traditional guidance is to leave the new mastic unpainted. Exposed walls in smaller Scottish places take a lot of wind and rain, and once water gets behind a failed joint, damp in stone or harled walls is slow to dry out.

Aftercare tips

How long the joints last depends on use and care. Here’s what we suggest:

  • Renew mastic before redecorating the windows
  • Go gently near the mastic when preparing windows
  • Do not paint over the new mastic
  • Keep modern sealant off the mastic

Leave the new mastic unpainted, as traditional guidance advises. Ask us before any decorating around it.
