Fire rated sealant in Inverinate, done properly
Fire-rated sealant closes the gaps around pipes, cables and frames where they pass through a fire-resisting wall or floor. Each gap is sealed to the product maker’s tested detail for its size and substrate, and we can record what went where. Typical jobs include new service routes left unsealed after building work and sealant items on a fire risk assessment action list, on plasterboard & masonry, pipe & cable gaps and service penetrations.
Commercial work around smaller Scottish places tends to mean hotels, guest houses, schools and halls rather than offices. All of them have washrooms, kitchens and fire-rated joints that need looking after.
We guarantee the work for a year. If something isn’t right with it in that time, tell us and we will put it right.

Can I do it myself?
Overfilling a joint is a classic DIY mistake. A thick, smeared bead looks untidy and does not move well, and getting the depth right matters as much as the look.
The difference is mostly in the preparation and the product. We take joints back to clean, dry surfaces, and the sealant is chosen for how the joint moves and where it is, and the work is guaranteed for a year.
What affects the quote in Inverinate
The quote reflects the job in front of us. We take into account:
- The size of the job
- Which sealant suits the joint
- How many rooms, windows or areas are involved
- Whether old sealant or filler has to be cut out
Doing several joints on one visit is generally more efficient than separate visits, so tell us about everything that needs sealing. We’ll give you a clear price for the lot.
Helping us quote
To make quoting easier, please include:
- Pictures of the joints, sent by email
- Roughly how big the job is
- The problem you’ve noticed
- How we’d reach the joints
For a quick quote, get us on the phone, or email us if that’s easier. Describe what needs sealing and we will explain what’s involved.
Why deal with it now?
Sealant isn’t the fix for every opening. Large holes, cable bundles and plastic pipes can call for batts, collars or wraps. We will say so if a gap needs something other than sealant. Around Inverinate, water from a failed joint in an older stone home can soak into timber and plaster, which is a far bigger job than the sealant.
A failed joint rarely gets cheaper to fix by waiting, because water and mould keep working on it. If you’re not sure whether it needs doing, drop us a line at info@mrmastic.co.uk for an honest opinion and a quote.

Aftercare tips
No joint lasts for ever, but care makes a real difference. A few tips:
- Make resealing part of every contractor’s brief
- File the fire-stopping record where your assessor can find it
- Get damaged fire seals looked at promptly
- Never patch a fire seal with standard sealant
Follow the cure time we give you before decorating over the sealant. Some fire-rated sealants can be painted and some can’t and we’ll tell you which one you have.
It’s easiest to seal gaps while they’re few and easy to reach. Leave them and each new job adds another hole and the list grows.
What we cannot put right
In fairness, there are a few things sealant won’t fix:
- Fire risk assessments, which need a qualified assessor
- Large holes that need a different fire-stopping system
- Problems with the door itself rather than the gap around the frame
If you are not sure, just send an email to info@mrmastic.co.uk and we will give you a straight answer before you book.

Work for landlords, hotels and businesses
A neglected joint can let water reach the structure, which matters even more when someone else lives there. Resealing at the right time is simple maintenance.
In hotels, rooms out of use cost money, so we plan the work room by room. We have worked in hotels as well as homes and businesses.
What fire rated sealant looks like in Inverinate
If you run a hotel, guest house or holiday let in a coastal place like Inverinate, heavy use in the busy months is hard on washroom and kitchen sealant, and any building work there should leave fire-rated joints made good. Scotland has its own building regulations, the Building (Scotland) Regulations, with technical handbooks. We install fire-rated sealant to the product’s tested details; we don’t certify buildings or carry out fire risk assessments.
For buildings such as Kintail Parish Church, service openings in its walls need the right fire-rated sealant, as in any building. Around Inverinate, as everywhere, fire rated sealant is only as good as the preparation behind it.

The process
Every visit runs the same way: we check the joints, protect the area around them, do the work and tidy away. Most jobs take from a few hours to a few days, depending on the number of gaps and the access. Somewhere like Inverinate may be a longer drive, and the journey is planned ahead. Mention tracks, gates, ferries or anything else about the route.
- First we work through your list or survey, measuring each gap and checking what it’s formed in.
- Old or unsuitable sealant is cut out and the gap cleaned.
- We put in whatever backing or fill the product detail specifies.
- We apply the fire-rated or intumescent sealant to the specified depth and tool it.
- Finally, we list where we worked and what we used, for your records.
Getting ready for the visit
- Where the joints are inside, avoid wetting them before we arrive
- Tell us about any water getting in
- Mention any parking rules near the property

FAQs for Inverinate
Is Inverinate within the area you cover?
Yes, we do. Our work covers the whole of Scotland, from towns to the smallest places. The journey is planned ahead, so it helps to know about access.
Do you work in hotels near Inverinate?
Yes, hotels and guest houses are among the places we work. A room-by-room programme keeps most rooms in use while the work goes on.
Do you carry out fire risk assessments?
No, we do not assess buildings. Once you have a specification or action list from your assessor or designer, we can quote for the fire-rated sealant items.
What fire rating will the seal have?
We don’t issue ratings or certificates ourselves. The performance comes from the product’s tested details and the specification from your assessor or designer, and we install to them.
I’m a tenant. Can you help?
Of course. Ask your landlord first, and we can send them the quote if that helps.
Is it worth trying it myself?
That depends on the joint. High-level, external movement and fire-rated joints are professional jobs.
Is intumescent sealant the same as fire-rated sealant?
An intumescent sealant expands when it gets hot. Intumescent sealants are one kind of fire-rated sealant; which product suits depends on the gap, the substrate and the service.
Do you have insurance?
Yes. Mr Mastic is fully insured.
