Rattar Sand Mastic

Window and door surrounds in Rattar need attention? We cut out the old, prepare the joints and apply the right sealant.

  • A silicone bead on a sash window that spoils the look
  • Mastic round period door frames that has failed

Sand mastic in Rattar

Sand mastic in Rattar, done properly

For a listed home or one in a conservation area, ask your local planning authority whether consent is needed for work to windows. Like-for-like sand mastic is often the preferred finish. If you have weathered mastic on the most exposed windows and cracked mastic round a front door frame, we can help, whatever the surface.

Many older Scottish homes still have timber windows set into stone walls. Those suit a traditional sand mastic or a neutral-cure sealant, not an acetoxy silicone that can attack some stone.

You get a one-year guarantee, the same in Rattar as everywhere else we work.

What we cannot put right

In fairness, some problems need a different trade:

  • Broken panes
  • Rotten sashes, sills or window boxes (a joiner’s job)
  • Sashes that need overhauling

Not sure which it is? You can send an email to info@mrmastic.co.uk and we will tell you honestly.

Surfaces we seal

  • Brick reveals
  • Tenement windows
  • Stone surrounds
  • Period & listed homes
  • Timber door frames
  • Sash and case windows

Can I do it myself?

Some jobs are best left to a professional: work at height, external movement joints, fire-rated sealant and large areas call for the right materials, safe access and experience.

The biggest DIY mistake is sealing over old sealant. New silicone will not bond to old, so it peels away and traps moisture behind it. Everything old must be removed first.

Why deal with it now?

If you’re redecorating, renew the mastic first. Painting over failed mastic does not seal it and traditional guidance is to leave the new mastic unpainted. In a place like Rattar, small leaks are easy to put off, but water behind a failed seal does the most damage when nobody’s watching.

What it costs depends on the amount of work, how much old material has to come out and how easy the joints are to reach. You’ll have a clear quote before any work starts, so you know where you stand.

How the visit works

There’s no need to move everything out, just the space around the work. We protect the rest, and the work takes anything from a few hours to a full day, depending on how many windows for a typical job. Somewhere like Rattar may be a longer drive, and the journey is planned ahead. Tell us about tracks, gates, a ferry crossing or anything unusual about getting there.

  1. We check each window surround and the condition of the joint.
  2. We rake out the old mastic and clean the joint.
  3. Large voids are packed out.
  4. We point the joint with sand mastic by hand.
  5. The finish is dressed neatly.

How to prepare

  • Keep pets and children clear of the area while we work
  • Let us know if you’ve seen damp or leaks
  • Tell us about any previous sealing or DIY attempts

Aftercare tips

After the cure time, these simple habits help:

  • Check the mastic when you check the paintwork
  • Keep modern sealant off the mastic
  • Find out about consent before window work on a listed home
  • Don’t paint over the new mastic

Leave the new mastic alone while it firms up. It forms a skin fairly soon but needs longer to fully harden.

Small cracks are a sign the mastic is ageing. It’s easier to renew it before it drops out.

How we quote for sand mastic

There’s no set price list, because no two jobs are the same. What we look at:

  • The old material and how stubborn it is
  • Whether there’s mould to deal with
  • The product the joint needs
  • Access and height

Some things make a job bigger or smaller: how much old sealant there is and how stubborn it is, whether mould needs treating, and whether we need extra access for height. We take all of that into account in your quote.

What we need to know

To make quoting easier, let us know:

  • How we’d reach the joints
  • Where the property is
  • A few pictures by email, if you can
  • If it’s domestic, commercial or a hotel

We do not publish a price list. Instead, your job gets its own clear quote. To get started, send an email to info@mrmastic.co.uk.

Frames and glazing around Rattar

Rattar is close to the coast, where wind-driven rain is a fact of life and, nearer the shore, so is salt air. Both are hard on the mastic around older windows and doors, which can dry out and crack sooner where a building faces the weather. Historic houses like Castle of Mey (about 1.6 miles east) are a reminder that the area around Rattar has older buildings as well as new. In older buildings, older timber frames in brick or stone need a different approach from a modern uPVC window.

Around Rattar, as everywhere, sand mastic is only as good as the preparation behind it. Castle of Mey, about 1.6 miles east, is one of the historic houses in the wider area around Rattar.

Rattar questions

Can you do sand mastic in Rattar?

Yes. Our work covers the whole of Scotland, and Rattar is part of that. You can drop us a line at info@mrmastic.co.uk and tell us what needs doing, and we’ll give you a clear price.

Does living near the coast affect sand mastic in Rattar?

Coastal weather is harder on outside sealant: there’s more wind-driven rain and, closer to the shore, salt in the air. Choosing the right sealant for the frame and wall, laid at the right depth, helps it last.

Can you match the sealant colour?

Usually, yes. White, clear and grey are common, and other colours are available, and we will agree it with you first.

Where are you based?

We work from Crawley. Our applicators cover Rattar, along with the rest of our area.

Can you replace silicone on a period window with sand mastic?

In most cases. We remove the silicone and clean the joint, then point it with sand mastic.

Can you quote for more than one area?

Of course. Combining jobs makes good use of the visit, so mention them when you ask for a quote.

I’m a tenant. Can you help?

We’re happy to deal with the tenant, landlord or agent. Just make sure your landlord agrees.

Do you work for hotels and businesses?

Yes, regularly. Larger jobs can be planned room by room or area by area to suit the site.

For landlords and businesses

In hotels, rooms out of use cost money, so the work can be planned room by room around your bookings where we can. We have worked in hotels as well as homes and businesses.

We work for landlords and agents as well as homeowners. Sealant work between tenants is a simple way to keep a property in good order before the next move-in.
