Sand mastic for homes and businesses in Scarfskerry

Burnt sand mastic is a traditional material blends with stone and brick surrounds. It’s a good fit for period properties, where modern sealant can look out of place. Common call-outs are for mastic dropping out of the joint and old cement repairs round a window that have failed, across sash and case windows, stone surrounds and brick reveals.

Many older Scottish homes still have timber windows set into stone walls. Those suit a traditional sand mastic or a neutral-cure sealant, not an acetoxy silicone that can attack some stone.

Should I try it myself first?

What a professional job adds is preparation and the right product. Joints are cleaned back to sound surfaces and dried, and the sealant is chosen for how the joint moves and where it is, then guaranteed for a year.

A careful DIYer can reseal a simple joint, such as a straightforward joint indoors. Where it goes wrong is sealing over the old bead, working on a wet joint or overloading the gap.

Sand mastic in Scarfskerry: local notes

Scarfskerry is within about 1 mile of the coast, where wind-driven rain is a fact of life and, nearer the shore, so is salt air. That’s hard on the mastic around older windows and doors, especially on the side facing the sea. Private landlords in Scotland must meet the Repairing Standard, which includes keeping a home wind and watertight, and failed outside joints work against that.

Historic houses such as Castle of Mey, about 1.9 miles east, show how far back building around Scarfskerry goes.

Scarfskerry questions

Is sand mastic in a coastal place like Scarfskerry any different?

Near the coast, wind-driven rain and, nearer the shore, salt air make outside sealant work harder. The right product, a clean joint and the right depth all help it cope.

Do you cover smaller places like Scarfskerry?

Yes, smaller places are covered as well as towns. We work across all of Scotland. Just mention lanes, gates or anything else about the route when you book.

Is it worth trying it myself?

You can, for simple jobs. The key is preparation: remove all the old material and work on a clean, dry joint. We can always put it right if it fails.

Do I need permission for sand mastic on a listed building?

Checking first is sensible. Your local planning authority can say if consent is needed for listed or conservation-area properties.

Can new sealant go over the old?

No. New silicone will not bond to old silicone, and it traps any mould or water underneath. We remove it all first.

How long does sand mastic take to harden?

A skin forms quite soon, but full hardening takes longer. We will tell you what to expect for your job.

Can you replace silicone on a period window with sand mastic?

Often, yes. Once the silicone is out and the joint prepared we point it with sand mastic.

How long does the job take?

That depends on the amount of work, but as a guide it takes a few hours for a single window, longer for several. We’ll give you a better idea when we quote.

Stone surrounds

Stone openings are rarely perfectly straight, so the joint varies in width. Sand mastic is shaped by hand to suit.

A neat sand mastic joint round a front door suits a period home.

What affects the quote in Scarfskerry

The quote reflects the job in front of us. We take into account:

  • The type of sealant required
  • Working hours on commercial sites
  • The number of rooms or windows
  • Any mould that needs treating

Leaving a failed joint generally makes the job bigger, not smaller, because water and mould keep working on it. If you are not sure whether it needs doing, send an email to info@mrmastic.co.uk and we will give you an honest view and a quote.

What to tell us for a quote

When you contact us, it’s useful to know:

  • If someone has resealed it before
  • Whether it’s a home or a business
  • How many joints, rooms or windows are involved
  • What the problem is, such as mould, gaps, leaks or cracking

The more we know about the job, the more useful the quote. Tell us where the job is, what’s wrong and how much there is, and add photos by email if you can.

How it works

Our applicators work methodically: protection first, then preparation, sealing and a tidy-up. For most jobs that takes anything from a few hours to a full day, depending on how many windows and we leave things clean and tidy. In smaller Scottish places, parking is normally less of an issue than access and distance. Tell us how to find the property and how to reach the work, and the visit is planned around that.

  1. We start by checking each surround and agreeing the joints to renew.
  2. The loose and crumbling mastic is raked out and the joint cleaned.
  3. Large voids are packed out first, so the mastic is not too thick.
  4. Sand mastic is mixed and applied by hand, then shaped to the joint.
  5. We dress the surface so it sits neatly against the masonry.

How to prepare

  • Tell us about any previous sealing or DIY attempts
  • Where the joints are inside, avoid wetting them before we arrive
  • Clear items away from the joints we are working on

Related advice

What happens if it’s left?

If you are redecorating, renew the mastic first. Paint over cracked mastic will not stop the gaps and traditional guidance is to leave the new mastic unpainted. When the nearest tradesperson is a drive away, it’s tempting to leave a small leak, but water through a failed joint keeps working away until it’s fixed.

Doing several joints on one visit normally makes better use of the time than several visits, so it’s worth mentioning everything you’d like done. You will get one clear quote for the whole job.

Signs you need sand mastic in Scarfskerry

Water gets into small cracks in the mastic and loosens it further. Exposed elevations usually fail first.

Keep an eye out for any of the following:

  • Cracked mastic round a front door frame
  • Old sand mastic that has cracked, crumbled or fallen out
  • Weathered mastic on the most exposed windows
  • Draughts and rain around sash boxes

Around Scarfskerry, as everywhere, sand mastic is only as good as the preparation behind it.

Questions to ask before you book
