How we handle new build mastic in Canisbay
Across Canisbay, we work for both new-home owners and the builders handing those homes over. Whether it’s one en suite or a run of plots, the method is the same: cut out, clean, prime where needed and reseal neatly. We work on skirting & floors, windows & doors and show homes, and the jobs we see most are internal frame sealant that has split and gaps behind new kitchen upstands.
Around smaller Scottish places like Canisbay, new homes tend to be single plots or small developments. They need their sealant and floor joints finished just as carefully as on a big site.
The work is guaranteed for twelve months. If something is not right with it in that time, tell us and we will put it right.

How the visit works
There isn’t much for you to do on the day. Point us to the joints and we’ll get on with it. The job generally takes a few hours for most snagging lists, longer for a run of plots, including the tidy-up. Outside jobs in Canisbay need a dry day, because sealant won’t bond to a wet joint, so an outdoor job can move if the forecast changes. Indoor work goes ahead whatever the weather.
- We start by agreeing which joints are on the list, from the snagging sheet or plot schedule.
- The old bead comes out in full, with no layer left behind.
- Surfaces are cleaned of building dust and primed where needed.
- We apply a sealant that suits each joint and tool it to a neat finish.
- We check every joint and tell you how long each needs to cure.
Preparing for the visit
- Move anything stored near the joints
- Mention any parking rules near the property
- Try not to wet indoor joints just before the visit

What affects the quote in Canisbay
Call for a quick quote. The main things that affect it are:
- How easy the joints are to reach
- How many rooms, windows or areas are involved
- How much old sealant there is and how hard it is to remove
- Whether there’s mould to deal with
Homes and businesses are quoted the same way: the amount of work, how we reach it and what it needs, along with when we can work on site. Call for a quick quote and we will go through it with you.
Helping us quote
What to tell us when you ask for a quote:
- Photos by email, if that’s easy
- What the problem is, such as mould, gaps, leaks or cracking
- If someone has resealed it before
- Any access issues, like height or stairs
For a quick quote, get us on the phone, or email us if that is easier. Tell us about the joints that need doing and we’ll talk you through the work before giving you a price.

Can I do it myself?
If you’re set on DIY, put the effort into preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it fails, we can still redo it.
Not every job suits DIY: work at height, external movement joints, fire-rated sealant and large areas need the right product, the right access and the right method.
Common problems we fix in Canisbay
On many sites, sealant goes on in the final rush before handover. Dusty, unprimed joints are common, and the sealant sits on grit instead of the surface.
Any of these means the joints need attention:
- Kitchen sealant that has pulled off the wall
- New-build shower sealant that has already split
- Cracked caulk along new skirting
- Second-fix sealing on new plots
In and around Canisbay, as anywhere, good new build mastic starts with a clean, dry, properly prepared joint.
Questions to ask before booking

Why it’s worth doing now in Canisbay
A failed shower or bath seal in a new home lets water into floors and walls that are still drying out. Resealing promptly protects the new finishes around it. When the nearest tradesperson is a drive away, it’s tempting to leave a small leak, but water behind a failed seal does the most damage when nobody’s watching.
There are no prices on our website, because each job is priced on what it involves. For a quick quote, please email us at info@mrmastic.co.uk.

Looking after it afterwards
So the new joints stay in good condition:
- Get a leaking seal dealt with straight away
- Use the extractor fan every time you shower
- Raise failed sealant with the developer while you are covered
- Check bath and shower seals every few months as the house settles
Ventilation matters in a new home, which is still drying out. Use the extractor fan or open a window after showers to help keep mould away.
Leave a failed new-build seal and water can reach the floor and the ceiling below. Early resealing keeps the job small and protects the rest of the house.
New build mastic in Canisbay: local notes
Canisbay is close to the coast. Plot mastic on new homes near the coast takes more weather than it would inland, so it’s worth checking at snagging. Many new homes in Scotland are timber-framed, and as the frame dries and settles, skirting and sealant joints can open up.
For jobs in and around Canisbay, choosing the right material for each joint is as important as a tidy finish.

When something else is needed
We’d rather tell you now than do work that will not last, so here’s what sealant can’t put right:
- Damaged fittings that need replacing
- Your warranty claim itself, which is between you and the builder
- Plumbing faults behind the sealant
If in doubt, drop us a line at info@mrmastic.co.uk and we will say what we think.

Canisbay questions
Can you do new build mastic in Canisbay?

What guarantee comes with new build mastic in Canisbay?
All our work, in Canisbay and everywhere else, comes with a 12-month guarantee. We are fully insured, and an ARBOMaster approved applicator.
Can I do it myself?
Sometimes. Preparation is everything: all the old sealant out, and a clean, dry joint. We can always put it right if it fails.
Should I go to my builder first?
While the snagging or warranty period runs, the builder should be your first contact. If it is not sorted, or keeps failing, get in touch with us.
Is there any odour?
Possibly a little. Any smell clears as the sealant cures.
How long before the joint can be used?
It depends on the product. Before we leave, we’ll tell you the cure time.
Do you hold any approvals?
Yes. We are an ARBOMaster approved applicator, the approved applicator scheme for Arbo sealants.
What do you need from me for a quote?
Just the basics: where it is, what you’ve noticed and how we reach it. After that, simply drop us a line at info@mrmastic.co.uk.
