New build mastic for Rattar homes and businesses

About our new build mastic in Rattar

Dust is the enemy of new-build sealant. We clean every joint thoroughly and prime where the surface and product need it, so the new bead bonds properly. Common call-outs are for plot mastic for developers ahead of handover and gaps opening as the house dries out and settles, across skirting & floors, bathrooms & en suites and plot handovers.

For a place like Rattar, the journey and access are planned in advance. Outdoor plot mastic needs dry weather, but indoor floor and skirting joints can be sealed whatever the forecast.

We stand behind the work with a one-year guarantee.

Joints and finishes in Rattar homes

Rattar is within about 1 mile of the coast. Plot mastic on new homes near the coast takes more weather than it would inland, so it’s worth checking at snagging. Timber frame is common in newer Scottish homes, and as the frame dries and settles, skirting and sealant joints can open up.

Whether the job is in Rattar itself or nearby, the right material for each joint matters as much as a neat finish. In and around Rattar, as anywhere, good new build mastic starts with a clean, dry, properly prepared joint.

Rattar is about 10 miles east of Thurso, in Highland. Across the KW14 area, we cover new build mastic for homes and businesses. Across Highland, we cover 253 places, and Rattar is one of them.

Landlords, agents and businesses in Rattar

We work for letting agents and landlords as well as homeowners. Sealant work between tenants keeps a property looking cared for before the next move-in.

Housing providers, facilities teams and property managers book us too in Rattar and across Highland. We can quote a run of properties together, and we are fully insured.

DIY versus a professional finish

A careful DIYer can reseal a simple joint, such as a straightforward joint indoors. Where it goes wrong is sealing over the old bead, working on a wet joint or overloading the gap.

Not every job suits DIY: high-level joints, fire-rated gaps, external movement joints and big jobs call for the right materials, safe access and experience.

Rattar questions

Do you cover Rattar for new build mastic?

Yes, Rattar is within the area we cover. We work across all of Scotland. You can send an email to info@mrmastic.co.uk and tell us what needs doing.

What guarantee comes with new build mastic in Rattar?

All our work, in Rattar and everywhere else, comes with a 12-month guarantee. We’re also fully insured and ARBOMaster approved.

How long does the job take?

It depends on the size of the job, but as a guide it takes a few hours for most snagging lists, longer for a run of plots. We will give you a better idea when we quote.

Do you use white or clear sealant?

White and clear are the most common, but sealant comes in other colours too. We choose one to suit the room before we begin.

What information do you need?

Where the job is, what the problem is and roughly how big it is. Photos by email help too.

Do you do commercial work?

Yes. Commercial and hotel work is a large part of what we do, as well as homes. We can talk about working times when we quote.

Do you take out the old sealant first?

Yes. We cut out all the old sealant and clean the joint before applying anything new.

Do you work for landlords and businesses?

Yes. As well as homeowners, we work for landlords, agents, businesses and hotels.

Different surfaces, different methods

Plot handovers

Good preparation at handover saves snagging later. We clean out building dust before sealing and prime where the product needs it.

Skirting and floors

As timber and screed dry, skirting and floors shift. We use a flexible product rather than caulk.

What affects the cost of new build mastic

Jobs vary more than people expect. What affects the quote:

  • Whether there’s mould to deal with
  • How easy the joints are to reach
  • Whether old sealant or filler has to be cut out
  • The type of sealant required

The cost depends on the size of the job, how hard the old material is to remove and access to the work. You’ll have a clear quote before any work starts.

Asking for a quote

To help us quote quickly, let us know:

  • Access, such as stairs, a lift or height
  • What’s wrong with the joints now
  • If someone has resealed it before
  • The address or postcode of the job

Want a quote for new build mastic? Please send an email to info@mrmastic.co.uk and tell us about the job. You’ll know what we plan to do, and what it will cost, before any work begins.

Looking after it afterwards

To keep the joints looking good and working properly:

  • Wipe joints with warm soapy water
  • Keep water off fresh sealant until it has cured
  • Act quickly if a seal starts to leak
  • Watch for new gaps as the house dries out

Clean the sealant with a mild detergent and a soft cloth. Avoid abrasive pads and strong solvents as they wear the bead.

Mould takes hold quickly in sealant that has gaps or lifted edges. Resealing before mould gets in keeps the job straightforward.

The process

There’s no need to move everything out before we come, just the space around the work. Everything nearby is protected, and the work takes a few hours for most snagging lists, longer for a run of plots for a typical job. Outdoor work around Rattar depends on the weather, as sealant needs a dry surface, so an outdoor job can move if the forecast changes. Work indoors isn’t affected.

  1. We start by agreeing which joints are on the list, from the snagging sheet or plot schedule.
  2. Failed or untidy sealant is cut out completely.
  3. Surfaces are cleaned of building dust and primed where needed.
  4. New sealant suited to each joint is applied and tooled neatly.
  5. Each area is checked and left with its cure time.

Before we arrive

  • Keep children and pets away from the work area
  • Let us know about earlier repairs to the joints
  • Mention any sign-in or site rules at work premises

When it isn’t the sealant

We won’t take on work that won’t last, so here’s what sealant cannot put right:

  • Cracked trays, tiles or worktops
  • Settlement cracks that need a surveyor
  • Leaking fittings rather than failed sealant

If in doubt, send an email to info@mrmastic.co.uk and we’ll say what we think.
